- What should the customer know about your pricing (e.g., discounts, fees)?
Commissions are based on the sales price so we never know the commission until a property is selected or until a listing is sold. My average sales price for sellers is 1.84% higher than the average in the MLS so seller comes out very well. I also sell homes significantly faster than the average agent. Recent stats say 34% faster.
- What is your typical process for working with a new customer?
If a buyer is just starting their search I provide listings so they can get to know the area they want to live in and see examples of their price range. When they get 60-75 days from needing to purchase then we begin looking at homes to zero in on their favorite. Working with sellers is a process of educating them on the market and explaining my marketing. My education includes extensive negotiation training so that is appropriate for buyers and sellers. If buyers want to search by lifestyle I send them to LifestyledListings. If they want to buy in other parts of Florida I have a site just for that purpose for new homes. I also provide a service where I help out of state sellers find an agent in their home town through my extensive referral network.
- What education and/or training do you have that relates to your work?
I am an education junkie. I may have attended more conferences and trainings than any other Realtor in NE Florida. I attend 4-6 or more multi day conferences a year. I attend many events at the local Board of Realtors. In 2012 I won the Professional Development Award for the most training. I always pick up something valuable from attending these events. A recent example of a summit in Orlando was I met a lady from Pennsylvania who shared her "Top 40 Tips for Selling your Home". An event I went to in San Francisco in August I learned about Lifestyledlistings of which I'm now a member and you can search for your home based on your lifestyle. A Luxury Home event in Beverly Hills taught how to apply methods luxury home agents use that can be applied to all price ranges. A recent in event in Atlanta taught how to use my CRM better to keep in touch with customers who have a longer timeframe. All these are terrific opportunities to learn from agents in other parts of the country.
