- What should the customer know about your pricing (e.g., discounts, fees)?
Leasing Services Only: Typically the fee for finding a tenant, screening, collecting move in fees and executing all lease documents is equal to one months rent. While this may seem expensive it is standard for the industry. Hiring an agent to lease your apartment improves your chances of finding a quality tenant and reduces the risk of your unit sitting vacant causing loss of revenue. Management Fees: This is usually a percentage of your monthly rent. The industry standard is 7-10%. This percentage varies based on each unit and we will price match any other offers you have received. This fee includes all accounting, maintenance and rent collection/administrative responsibilities.
- What is your typical process for working with a new customer?
An initial contact phone call is the most efficient way to gauge if I am a good fit for your property. After the initial phone call, a meeting with the owner (when possible) at the property is the next step. At this meeting I can view your property, become familiar with your policies and make sure I am finding the best tenant fit for you. From there we sign the property management/leasing agreement and it's off the the races! I will pull comparison properties and help you determine the best rental price. I will start marketing your rental and keep you updated on the progress of getting your property leased. After a tenant is approved, income has been verified and background check has passed I will forward you the information for final approval. Once approved I handle collecting all move in fees, executing all lease documents and coordinating the move in with the tenant. We set each owner up with an online portal, through this the owner can view realtime financial information, approve maintenance requests and contact the office.
- What education and/or training do you have that relates to your work?
I am a licensed real estate agent. I am also certified/trained on all fair housing laws and tenant screening/placement practices. I actively strive to improve my knowledge of industry practices and frequently investigate competitors to ensure I am offering the best services in the area.
