Introduction: We have two programs to offer. Full Service - We lease and/or manage single unit properties up to 40 units and we provide 24/7 maintenance service. We charge competitive rates for leasing and managing full service that few can match! We manage/lease properties in San Francisco, Marin, and the peninsula down to SSF and Daly City. Google us Williamhillpropertymanagement.com Maintenance only - you collect the rent. Tenant call us for maintenance issues. You put small reserve and we pay the repair person from there. You receive monthly statements. We would charge you a monthly affordable flat fee for this service. We pride ourselves on fast responses to maintenance requests and emergencies. This one of the challenges I personally feel good about. Another part of what I enjoy is finding tenants that can afford and qualify for the highest rent and stay the longest term. The real challenge is finding tenants that are complaint in nature as they tend to make the best tenants for the owner and myself. Easier to manage. this took years of practice to be able to thst.

Mike and the WHPM team help me get the most from my rental property! Not only have they find great tenants, but with their user-friendly software, I can keep track of my expenses and income, and everything I need for tax filing. In addition, I get a head's up on maintenance issues when they arise, and they make sure their stable of professional service providers tackle these things promptly and at reasonable costs. I'm aware Mike and the team manage numerous multi-unit properties in San Francisco, but thanks to them, the investment I made in my modest rental home has been paying dividends for several years. They handle our SF rentals and do great work - always very responsive, thoughtful and great advice. In emergencies, they can be counted on to take care of everything! They handled everything to do with an insurance claim for water leakage in our unit from a unit upstairs. The tenants had to move out for awhile but Josh Hill got the insurance appraisals done and contractors in quickly and even over the holidays. Truly a take-charge attitude and over the top effort! We are so appreciative for the support and service from William Hill Property Management and Leasing.

  • What should the customer know about your pricing (e.g., discounts, fees)?

    We charge a flat fee per unit custom tailored to each client. Prices range between a flat fee of $150/month for $3000/month to aprox $3500/month and for higher rents the fixed fee per month run on average between 4% and 5% of the monthly rent. Leasing fees are 60% of a full month rent. Full service for everything mentioned here.

  • What is your typical process for working with a new customer?

    First we discuss the customers needs over the phone or in person. Then we discuss how I can fulfill those needs and including my strategy and pricing structure. At some point we meet at the property for walk thru or walk around the common area. After that we both decide if we are a good fit. If everything is a go - I then Docusign the agreement for signatures. My contract does NOT lock either one of us into a long term agreement. i just ask for 60 days to start and then go month to month.

  • What education and/or training do you have that relates to your work?

    I have been in the real estate business for over 25 years. Property management for 10 years.
