- What is your typical process for working with a new customer?
What to expect during your home inspection: Your inspection will include a thorough visual examination of the home. A general home inspection is a visual inspection for system and major accessible component defects and safety issues. The inspection is not technically exhaustive. A "general home inspection" and a "home inspection" are the same thing. I will usually spend two or more hours inspecting the home by looking for clues most people never notice. You are not required to attend the inspection but it is recommended, as the potential buyer being on site during the inspection will give you additional insights to the home and property. Before the Inspection: Please contact the Realtor or the homeowner to ensure we have access to the home at the day and time we scheduled. To provide you with the most thorough inspection the utilities such as gas, electricity and water will need to be turned on at least 24 hours before the inspection. It would be helpful if you prepare a list of questions about the home, and give this list to me. This will ensure greater detailed reporting on areas of your concern. During the Inspection: Please ask any additional questions, this is also a great time to learn about the operation and maintenance of your home. I will point out the maintenance areas and inform you about the items which need monitoring. Payment is due at the end of the inspection unless other payment arrangements have been made. After the Inspection: Within 24 hours of the inspection I will email your comprehensive report with pictures. If you ordered any additional testing that requires lab work (ex: mold testing), the turnaround time will be an additional 7-10 days to process the samples and get your results to you. We ask that you review the report and any other relevant information for any errors so that we can correct the report before closing.
