Manage any maintenance or repairs that may be necessary, and insure that your property is properly maintained. Keep up-to-date on changing regulations and laws pertaining to rental properties. Schedule annual smoke detector inspections that are state required. Make monthly deposits directly to bank. Maintain detailed records of maintenance, repairs and tenant information for each property. Handle every aspect of an eviction, if necessary. Literally cover all aspects of property management to ensure you have the best tenants and a hassle free experience. - What should the customer know about your pricing (e.g., discounts, fees)?My pricing is 10% of what your property rents for. So if your home rents for 1,200.00 it would cost 120.00 I do offer so much more then your typical property manager. I work around the clock. My number one attribute is communication.
- What is your typical process for working with a new customer?I first like to speak with homeowner on the phone and hear what their plans and expectations are. Then I like to set up a day and time to come take a look and walk the property. When figuring what your property can rent for I want to make sure we don't leave any money on the table. That's why it's important for me to see it. I can look at comps all day long but your property could be in better condition then comps which could in return bring in more rental income.
