- What should the customer know about your pricing (e.g., discounts, fees)?
Buyer and Renters do not pay any fee for my services.
- What is your typical process for working with a new customer?
The first step is a phone call to ascertain the clients needs. BUYERS: Quite often times I meet buyers because they have seen a home online that they really want to see in person and they need an agent to access the property. I can do that! Most of the time, I can do it the same day!! From there, the pertinent information needed from a buyer is as follows: A pre-approval and criteria for their "dream home"! This is when the fun begins! Shopping for a home should be fun and exciting! After finding the perfect home, the process, at times, can be stressful. I work extremely hard to alleviate any stress on my buyers. It is my experience that by educating my buyers ahead of time in regard to what to expect and by keeping the lines of communication open at all times my buyers end up having an excellent home buying experience. PRE-APPROVAL: A pre-approval is essential because it helps us to hone in on the maximum price of the home the buyers should be looking at. There is nothing worse that a buyer falling in love with a home that they find out they can't afford!! With that said, buyers these days are pretty savvy and have a pretty good idea of what price range they can afford when they first contact me for a showing. SELLERS: If a client wants to potentially list their home for sale with me, I ascertain the property address and schedule a time to come view the home, after which I return to my office and prepare a CMA (Comparative Market Analysis) at no charge! Next step is to meet with the clients to review the CMA and provide them with my professional opinion as to the listing price of the home. After that... listing agreement, showings, open houses, negotiating offers and closing!
- What education and/or training do you have that relates to your work?
My 23 year background as a Director of Marketing in the "corporate" world has been an incredible asset in regard to marketing homes to sell quickly! My marketing experience also gives me great analytical skills when it comes to negotiating an offer for a buyer or seller.
