What should the customer know about your pricing (e.g., discounts, fees)?
The standard Home inspection price is $250. However, this price is adjusted based on the age of the property, location of the property and size of the property. An Infrared Survey is usually $150 when added to the standard inspection pricing.
What is your typical process for working with a new customer?
-Typically, once we have agreed on the scope of work and the price, IXL Infrared Management answers questions about the process and invites the client to attend the inspection or survey. While it is not necessary to have the client attend the inspection, attendance gives the client an opportunity to ask questions and benefit from our construction experience.
-We meet at the agreed upon date, time and location and the inspection is performed.
-Upon completion of the inspection, payment is due. We accept cash, check or payment through Venmo (A smart phone app).
-Report is typically ready within 24 hours and is sent to your email as an attachment in PDF format.
What education and/or training do you have that relates to your work?
-30 years of residential and commercial ne and renovation experience.
-BS degree from Brigham Young University in Construction Management.
-Ongoing training from InterNachi. There are links to dozens of Certifications that can be viewed on the lower right side of the screen on the home page.
How did you get started doing this type of work?
While raising our 9 children, the financial needs were significant and required that spend most of my days working with larger construction companies as an executive in an office. Once our kids were grown and on their own, our financial needs were greatly reduce. This allowed me to do what I enjoy the most, which is working directly with people outside of an office. My years of construction experience prepared me to know what to look for in a home. I took the time to to earn many inspection certifications and put out the single.
What types of customers have you worked with?
We have worked with first home buyers and repeat Home Buyers and buyers looking to invest in real estate. We also work with Home Owners wanting to know what needs to be done to get their home sold or to locate the source of energy loss or moisture intrusion.
Describe a recent project you are fond of. How long did it take?
I performed an inspection on a nicer large home. As a part of my work the wanted an infrared survey. It was revealed that wall and ceiling insulation in much of the vaulted ceiling areas was improperly installed, allowing cold or super heated air (depending on the season) to enter beneath the insulation and transmit into the home. This situation made the home nearly impossible to feel comfortable in. The subsequent report allowed insulation professionals to correct the issues and stabilize the comfort settings and the utility bills.
What advice would you give a customer looking to hire a provider in your area of work?
If wanted to hire a home inspector, I would want to know:
-What is their construction experience?
-Are digital images included in their report at no additional charge?
-Am I invited to attend and ask questions during the inspections?
-Are they involved on ongoing training and certifications?
What questions should customers think through before talking to professionals about their project?
How old is the property?
Have additions or significant modifications to the property been made? If yes, was there a permit and an inspection of the work performed?
What is the age and condition of the roof and how and how many layers of roofing are there?
Is there a musty/ moldy smell when entering the property?
How expensive are the utilities each month?
