We recently hired Dave and his team to perform mini repairs on our house which we recently bought. He is very meticulous and points out things that have been done sloppily by the original builder. He pointed out those items and he corrected them. They fix the patio roof which was sagging. They replaced the vinyl siding on the patio and on needed sides of the house. He and hus team also rerouted the drain pipe around the HVAC unit away from the house then they backfilled the areas around the foundation that are sloping. They also installed the tiles around the bath tub so we won't be dealing with peeling drywall due to constant moisture. They did some interior and exterior caulking along with installing new door knobs for our front door and back door. His team also retexturized, repainted the wall in the garage that was badly patched up by the previous tenant. I would definitely hire them again for anything that needs to be done or other repairs/ additions in the future to make our house and yard nicer. We are definitely satisfied with the work these guys did. For us, it's more of a friendly and personable business dealings. We highly recommend them! :-)

I wish I were a gifted writer so I could do justice to Alder Creek Constructions, Inc. and how impressed I am by Chris Briley. There were numerous "repairs" done to my home from re-installing installation in a large area in my basement, repairing crumbing concrete / bricks, wood on exterior of house, hanging shelves, to turning my deck into a beautiful outdoor livable room. It was recently used for a wedding reception. The shoddy work done when my home was built was all corrected.

JLB Construction just finished a two-story addition to our Table Rock Lake home and we are very pleased with their work. They have the experience to tackle the challenges of matching up to existing structures and utilities and had great foresight in melding our ideas into a great looking and functional home. The owner John, learned his trade in the highly competitive St. Louis area and after 25 years up there moved to Stone County to further pursue his love of the outdoors and fortunately for us, keep on building!JLB Construction just finished a two-story addition to our Table Rock Lake home and we are very pleased with their work. Michael Boyd completed an upgraded kitchen remodel in July of 2003 at our home in Aurora, MO. The job took approximately 3 weeks to finish. Michael was very exacting and meticulous about his work. He even matched the molding above the cabinets he installed with the existing crown molding in our kitchen. He completed the job on time and his work was excellent. He also completed a large cabinet for our double ovens that included a slotted cabinet above for oven trays. Michael also installed 5 new doors on our cabinets that included two that contained glass fronts. He cut Victorian arched trim below the glass cabinetry that went with our Victorian home. He installed a wood top made of teak on a built-in desk. In addition, he installed bead board above counter tops in kitchen. Michael also installed all wood type laminate on counter top areas in kitchen. He also repaired and installed new wood runners on our built in breadboard. He completed custom trim on all cabinets including tops of cabinets and counter tops. He also installed 8 drawer guides and fronts with easy closing ability to our kitchen drawers. In addition, Michael completed all tear off work involving cabinets himself. My wife especially liked the custom glass doors that he made for our cabinet that displayed our dishes. We truly enjoyed working with Michael on our kitchen remodel. We also hired Michael later to complete a washer/dryer installation with all the necessary plumbing that was needed. We had him move the washer/dryer from our basement to a utility room just off the kitchen. He built a special custom cabinet behind the washer/dryer to hide the plumbing fixtures. In addition, Michael built a broom closet with an upper cabinet above for storage. He also built two additional cabinets above the washer/dryer for storage in this utility room. We truly appreciated all the quality and professional work that Micheal Boyd completed in our kitchen and utility room. We would highly recommend him to anyone who desires excellent cabinetry work in their kitchen or home.

The company I am working for asked me to build them a library...which needs good solid shelving. But we still wanted it to look good. Chad gave us the best quote, and did a great job at that price (meaning, he did not try to charge more afterwards). I am happy with how these shelves will hold up under the weight of books, the owners of the company are happy with how great the shelves look, the rest of the office is happy I can finally get all these old bookcases moved out and clean the area. Everybody wins. I look forward to getting Chad to come back and add shelving to the rest of the walls of the "library" that I had covered in books while he was here.

I live in Monett, MO and hired Jason Cochran to build a privacy fence for my back yard. First let me say that I sent out the request out on thumbtack on Thursday morning at 7:00. Jason had responded by 7:30. After talking with Jason on the phone he quoted me an excellent price for building the fence and told me that he could do the project the following week so I hired him. One week later Jason will be out to finish the project today and it looks fantastic. Everything is straight, plumb and just the way I envisioned it when I hired him. Jason is easy to work with, prompt, and does high quality work. But that's not all...he stayed in touch with me by phone, through text, etc...to keep me up to date as to when the material would be in, when he expected to be here, and if he was running late. Seriously who else does that in the contracting business? I also asked him to do some things outside the scope of the project and he was happy to help me out. He truly cares about taking care of his customers and it's obvious that he takes pride in his work. I would HIGHLY recommend Jason to anyone and the next time I need a general contractor for anything I will hire him in a heartbeat.

New To Thumbtack

    About

I have had over 40 years of fun and enjoyment in building and remodeling homes in the NWA area. I started the Vo-Tec in building trades. I build homes from 1,000 sq. ft. to 11,000. I have designed homes from single level to four stories. We are completely honest about the costs and problems that arise. We have never left a customer hanging or unhappy -- maybe one. I will give you a price for a turnkey or any phase of work you need us to do. Call me; I don't bite. Even if you have a question about an ongoing project, we are not doing for you. Our inspectors, architects and profs do energy efficiently at a common sense cost; it has been one of my rules of thumb since the late '70s.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
