Chris provided pictures of the inside and outside of my house for submission to the MLS. Chris was professional and extremely quick in all interactions I had with him. He gave a quick quote, was a able to meet at the property the day following his quote. He provided a link to his professional looking website with examples of his work. I needed 25 pictures for the MLS and he provide 33 for me to chose from. The pictures were taken, processed and sent to me for download 7 hours after he took them. They were exactly what I expected and in the format I requested to be used in the MLS. I am extremely happy with Chris's work, professionalism and value. Initially, my plan was to purchase a couple of houses in Buckeye area. I contacted Mike and I was so impressed with his work ethic, knoweldge of the area, and the housing market that I ended up buying two houses. A couple of months later, Mike helped me with purchasing two additional houses in Avondale and Tolleson area. Although I was short in cash, Mike helped me locate a money lender and there I was buying two more houses. Also, I knew if I am going to work with a realtor, I would not be able to find anyone better than Mike as he helped me with purchasing the first two houses I own. He is curteous, friendly, answered my calls, and helped me all along the process and in fact answered my questions and provided me with educated advice as he is/was my guideness. After a couple of years paying down the properties, I knew I cannot find anybody better than Mike so I contacted him for the third time and he helped me buying the fifth house. I was so proud of working with Mike as he became my friend and my realtor. Certainly I trust his judgment which lead me to contact him again January 2014 asking about housing market in the Phoenix area and in February 2014 (two weeks ago), I bought one house and one condo through Mike. The bottom line is if I want to buy any house in the Phoenix area, I would not talk to anyone but Mike from Top Property Shop which is my only one stop real estate shopping.

I am so happily pleased with James and the beautiful work he has done for me. Typically camera shy and overly picky, I was surprised to feel immediately at ease with him and his camera - and it shows in the photos. I actually had fun! When it came to photos of my stationery work - I was also impressed and surprised with each and every shot. However, the coup de grâce was the professional video. From a quick turn around to delivery of a product of ridiculous high quality and creativity, I was blown away. Add to all this his genuine and kind nature, and he’s my go-to guy for all things video and photography - for life.

My previous manager put the tenants from "hell" both times in my rental. Needless to say they did not perform to contract, as well as, much damage to the property. A business associate recommended I give Dave a call. He is managing their rental. WOW !!! He has met and exceeded my expectations of a property manager. His professional wisdom and guidance assured me that my past experiences with a bad manager was NEVER going to be in our relationship. And true to his word he has delivered. I have known Cindy for several years as she managed my property (and did a great job of it) and was the logical choice to sell it when the time came. It took her all of two weeks to sell it at a price that I was happy with and she did it the same way she managed the house . Did all of the work and contacted me only when she had everything in order. all in all it probably took thirty minutes of my time (maybe less) to go through the house selling process and it was 100% painless. Cindy has been in the business a long time and has plenty of experiance and know how which she uses to your advantage. I would recomend her to anyone.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
