I cannot say enough good things about David. I had a water leak in our main bathroom at our home in Phoenix that I thought it was from a broken hose. I put the add out and David responded quickly, and on his free day (sunday) came with his son to make an assessment of the situation. I explained to David that I was flying back to Boston that night where my daughter is getting treatment for a bone marrow transplant and where we remain. David understood the urgency, got underneath the sink and took a video of the leak (to send to my husband in Boston) and told me the leak was coming from the faucet not the hose as we thought, so therefore we needed to replace the faucet. We had a pedestal sink and I mentioned to David I wanted to change it, and his son who is just as skilled as David, suggested since we had to change faucet, why not change the whole thing including the vanity/sink. David went as far as to offer to pick the vanity for us at home depot since I was leaving and install it the following week. David installed a new vanity, sink, light and mirror and it looks so beautiful and while at our house he fixed the dishwasher as well. He know his stuff and he will give you his honest opinion. His prices are absolutely reasonable and he doesn't come across as he is going to "nickel and dime" you for everything. Being so far away I am at peace that I can now call someone who is as knowledgeable, resourceful and helpful as David. He is absolutely pleasant and I will recommend him highly.

Matt came out to our place on a Sunday night to fix a water leak. It ended up being more complicated than expected and he had to go back to the store for a different part. So we expected we were going to pay more than he quoted for the fix, but he honored his original quote. We were very impressed with him and will definitely hire him again.

Excellent experience with D R Home Improvements, my main ball valve and hose bib repair was perfect. In order to unsweat the previous hose bib, due to water that was continuing to backfill, Dennis had to take the heat up to around boiling temps in order to get the old one off. Great job would recommend to anyone!

I was so pleased with Lane. The job I hired him to do was not as big as I was told by two previous contractors. He was thorough and took the time to make sure the job was done right the first time. The quality of his work was excellent. He explained what needed to be replaced and why and answered all of my questions. I would definately hire him again if the opportunity presented itself.

I was reluctant to go through the perceived hassle of having a tech come out for an in-person estimate, but it was well worth it. Judd was fantastic!! He spotted an important issue (from a across the room) with a out-of-code valve that several others had missed. Further, Judd went out of his way to accommodate our difficult and short notice time/scheduling needs on 2 separate visits. He is extremely knowledgeable and getting the job done right is important to him. Costs were very reasonable and in-line for a licensed plumbing contractor.

Thanks guys :-)

We were having a big problem with a pool pump not getting power from panel and Breaker and also no power to back barbecue and no water to drip irrigation. Three "Master" licensed electricians came and quoted from $1050 to $2090 to fix. Marco thoroughly tested and analyzed everything and resolved all problems in three hours for $180. He really knows his stuff. I never write reviews but if you are ever in a big bind like us and need someone who is honest and has the common sense and intelligence to really figure something out, look no further.

We experienced major water damage to our entire house due to a reverse osmosis system failure. I phoned ASAP and Josh was there before the close of business that day. He immediately started the water mitigation process which was a huge endeavor. His crew was in that night and worked thruout the night to pack the entire house out, demo the water damaged areas, which was extensive, and place the necessary equipment to contain and remove the remaining water. He and lead contractor Tom Hewett were equally diligent in their rebuilding of virtually the entire house. Josh, Tom and the various crew that Josh contracts with did an exceptional job in all aspects of this process. ASAP Restoration comes with high marks!

We have hired contractors before but none have exceeded expectations like HCN Home Improvements. We were very particular and specific with what we wanted and we are ecstatic with their communication, timeliness, performance, and value. The project was for an addition but they made it look like it was part of the original floor-plan. We have hired them for additional projects and are looking for others. They ROCK!

We were so impressed with Ivan. He was able to work our small plumbing job in same day, which was very important as we have another contractor coming in the following day. He was very knowledgeable, professional and got right to work. He left the area clean and even looked at another issue we were having with an R/O line. We would recommend highly, and will be hiring him for a future upcoming project. TinaS

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

  • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
  • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
  • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
  • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
  • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.
