Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

I would highly recommend Awm roofing. I had some cracked tiles, and other minor damage to my roof and Alex and his son came out the next day after my post on thumbtack and he gave me a very reasonable quote on my repairs and didn't try to sell me on a full roof replacement. Alex and his son did an excellent and professional job and kept me informed with pictures and texts (I was working) so I was aware of all repairs being done to my roof. Thank you again Awm roofing

JWF inspected and repaired my foam roof quickly between rainstorms. Two layers of coating were applied and the work is guaranteed for 5 years. They will inspect the roof once a year and make all necessary repairs. Over all, they were responsive and professional at a good price. I recommended them to my neighbors.

Michael and his team did an outstanding job on our roof. He conducted a thorough inspection and told my husband exactly what was needed to make the repairs. No more, no less. We received estimates from two other companies and Michael, without a doubt, gave us the best estimate. He and his team were very professional and we highly recommend his company for any roof repair. Michael, you make veterans proud!

I got a few quotes and Brooklyn Roofing was the only one that was willing to come out and go up on my roof. I had a couple of tiles that fell off. It could have been easy to look from the ground like another company did (when I wasn't even home). He gave me an honest price, let me know what I needed, and told me another company was trying to scam me with what I was quoted and what they promised.

I recently used Alex and team on a roof repair. I can honestly say Alex was the most responsive contractor I've used. He responded very quickly, had the job started with a few days and completed the day he started. In the end, it was quality work at a value price by a professional.

I had a relatively small project, three or four hours. I needed to get a done within a week. Gilbert promptly responded to my request for an estimate on the work and found time later in the week to complete the project. His fee for the service was very reasonable and his work was very professional. I would recommend him to anyone for any roofing work they need done! Tom T.

I noticed a roof tile had slid out of place and decided to have the roof checked out. The home is only 4 years old but with the monsoon season coming I didn’t want a small issue to become a bigger one. I called 3 contractors late in the afternoon, Ruben and Devin from SF came out the next morning and were punctual. Unlike the rest, they actually took pictures of all the damage which was helpful to see and assess the situation rather than taking someone’s word. Devin came back 2 days later to do the work. Again, punctual and professional, he knocked out the job taking “after” pictures of each item that was to be repaired. They made sure to clean any debris from the job and sent me a link to all the before/after pics for my examination after they left. From start to finish, it was an absolute pleasure to work with these guys and I highly recommend them to anyone!
