I hired Ted to do a property boundary survey. I chose him after communicating with several other surveyors, because he was the best communicator and came across as someone who wanted to do a professional job. Ted quoted me a fixed price for a job that he thought would only take a few hours. Because one of the corners of my lot had poor satellite reception, he had problems marking it, and the job ended up taking a full day and part of the following morning. When the job was finished, instead of grumbling about how he had spend much more time than anticipated to do job for a fixed price as another person might have done, he apologized to me for taking so long to finish the job. - What should the customer know about your pricing (e.g., discounts, fees)?Every project has a complicated pricing system. Every parcel of land has to have the boundary defined so that the construction does not encroach onto adjacent parcels, building setbacks, etc.. Some parcels are from recorded subdivisions and the boundaries are defined. Soem parcels are created with only deeds being recorded with no recorded surveys that have gone out and verified the boundary corners. If a project has a complicated boundary, it opens up an automatic concern with all adjacent owners. Sometimes adjacent owners believe the fence is their boundary line and sometimes it is, bt sometimes fences are not even close to the actual boundary lines. These are just some of the everyday issues that have a direct impact on quoting a price to do a set of plans. A grading and driange plan does not require a boundary survey, but one may have to be done to determine the boundary before the grading and drainage plan can be prepared. That extra service is a hidden cost directly related to being able to prepare and complete the project.
- What types of customers have you worked with?Boundary surveys, ALTA surveys and grading and drainage plans that require topographical surveys. I also prepare site plans, prepare and record deeds to create new easements, prepare and record quit claim deeds and warranty deeds to split parcels or combine parcels. I also do alot of due diligence for clients who may be searching for property to verify the flood zone, current zoning stipulations, restrictions or requirements before they purchase the property to make sure they can accomplish what they want to do with the property.
- What advice would you give a customer looking to hire a provider in your area of work?Be specific on what you want done. It helps me determine if it is actually what you need. After talking with the client, I verify the reviewing agency and contact them if I have questions on what actually needs to be submitted via email so that I can in turn contact the client and show them proof of what is actually required before proceeding forward.
