When I contacted Mike, I was in a real bind. It had taken a real estate agent 3 ½ months to find a tenant and now the tenant was breaking the lease after only 3 months. I live out of state which made matters worse. I very apprehensively explained my situation to Mike, thinking who is going to want to take over in the middle of this mess. Mike responded with a no problem, I can help you spirit. He jumped right in, quickly obtaining all the pertinent documents regarding the current tenant. Mike intuitively took charge, making contact with the tenant and coordinating all the details regarding the breaking of the lease. Mike immediately started the search for a suitable tenant and provided me with continuous updates on his progress. Mike’s work ethic, professionalism, and dedication to customer service paid off in finding a new tenant in two weeks.

So far I have only engaged her as my real estate agent to sell my house, but I selected her from among five who responded to my initial Thumbtack information. She was very responsive, clearly taking into account my specific needs (which are unusual), very detailed, thorough. I look forward to working with her moving forward.

I live on the East Coat. After posting my job request, Cindy contacted me right away. I liked that she was straightforward, which made me engage her immediately. My house had lot of work that needed to be done in order to get it ready for rental. She took a lot of initiative in getting multiple quotes for service, made several recommendations, and then facilitated the work. Once it was available for showing, she gave me feedback from potential renters and screened them. She didn't charge me a cent until after the renter moved in and her cost was less than other property managers'. She manages all the administration and I get my monthly rent deposited into my account each month. It was effortless for me and I'm confident that I now have the best possible situation for managing my house from afar. If and when I am ready to sell my house, I will also ask Cindy to represent my interests then. I think she's honest, dependable and diligent. Even having said that, I don't think I am giving her enough credit for what she's done for me and I would be happy to share more about my experience with someone interested in using Cindy's services. Feel free to contact me through Cindy via email or phone.

I had to sell a home and buy a home at the same time. What I thought was going to be impossible Darek was able to accomplish this task within 45 days. He made what could have been a very stressful experience a very enjoyable and seamless experience. I have recommended Darek to several people and know the next time I go to buy or sell a house I will be using him. He is a wonderful person and Realtor!

Candice did a fabulous job of identifying an investment property for us, assisted in the purchase of it and then went out of her way to help with hiring the proper resources and construction personnel to rehab the property into perfection! As if that wasn't enough she then staged the home and sold it for the highest possible price! I would rate Candice and her company a 10+ and would use her services every time. She is a true professional that goes the extra mile to make sure a project is completed in a first rate manner.

I've had a great experience with Found Realty and would highly recommend their Real Estate Services. They assisted me during a home purchse and it could not have been easier. They are knowledgeable, competent, personable and fairly priced. Found will be the first number I call when selling this home and buying my next.

Very professional agent to deal with. He was knowledgeable and I felt like he really knew what the market was doing. Watching him deal with the sellers agents I felt like I had a great person representing me to get the best deal possible. I also had a sense that he was looking out for what was best for me and not for his commission.

My husband and I are in our 60's and have over the years worked with several real estate agents - I can honestly say that Vicky is by far the most on the ball agent we have ever had the pleasure to have work for us. And when I say work, this lady truly works hard - she is aggressive when working with lenders for deadlines and gives direct answers to your questions. We told her what we were looking for and she didn't try to show us properties that were not what we were looking for or out of our price range. I would highly recommend Vicky to anyone looking for an honest, hard-working agent that listens to your wants and needs. Thanks Vicky - don't forget you said you would list our current home when we get the other one remodeled!!

I have used the folks at Top Property Shop for a few purchases and a couple of sale transactions. I love the expertise and knowledge, I think they are very knowledgeable and well trained. I have never had this kind of experience before at any other brokerages. Everyone I have done business with, seems to stay on top of things and helps to get the deal done. They seem to have a knack for helping solve problems that inevitably come up, and it is very apparent to me that they are experienced agents. I also love the way they make me feel like part of the family. EXCELLENT I always recommend them.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
