I live on the East Coat. After posting my job request, Cindy contacted me right away. I liked that she was straightforward, which made me engage her immediately. My house had lot of work that needed to be done in order to get it ready for rental. She took a lot of initiative in getting multiple quotes for service, made several recommendations, and then facilitated the work. Once it was available for showing, she gave me feedback from potential renters and screened them. She didn't charge me a cent until after the renter moved in and her cost was less than other property managers'. She manages all the administration and I get my monthly rent deposited into my account each month. It was effortless for me and I'm confident that I now have the best possible situation for managing my house from afar. If and when I am ready to sell my house, I will also ask Cindy to represent my interests then. I think she's honest, dependable and diligent. - What should the customer know about your pricing (e.g., discounts, fees)?Pricing is based on the quantity of properties per owner and distance from central Phoenix. I treat each property owner as a valued client and give them the best service possible as I tailor my services to their individual needs. Other companies may charge somewhat less per month, but when you add in their hidden fees, at the end of the year the owner is paying more than I charge in my flat fee. No surprises here! Fees average 8 - 10 percent of gross monthly rent.
- What is your typical process for working with a new customer?Evaluate the property for best rental pricing in today's market and provide a quote to the owner for any repairs or maintenance required prior to bringing it to the market. We do not upcharge for this service which is different than most companies out in the marketplace.
- What education and/or training do you have that relates to your work?24 hours required every two years in both Arizona and California (48 there). I'm a broker in both states.
