Steve and his crew did an excellent job with replacing our roof. The crew showed up on time and completed the job in the scheduled time. All the trash from tearing off the previous roof was cleaned up. After the work was completed we inspected the work and saw one small issue which Steve took care of. Whenever we had questions and texted Steve, he always responded promptly. We are very happy with our new roof and would recommend Sunset Roofing for all your roofing needs.

In preparation for installing solar panels on our roof, I invited 4 roofers to evaluate and improve the condition of our 27 year old roof to ensure optimum function and durability for the life of the new electrical system. Complicating factors included 5 existing skylights and the proposed addition of 3 solar tube light fixtures, to be integrated into the layout of 52 photovoltaic panels. Also, due to the age of the roof, the original concrete tiles are no longer available on the market, so existing materials had to be recycled and supplemented with current tiles in such as a way as to be aesthetically unobtrusive. Clyde Hardacker's analysis and proposed solutions were the most practical. His pricing was not the lowest, but was quite reasonable in the wide range of responses from the other contractors. Going with the lowest bid would have certainly entailed sacrificing some degree of confidence in the quality of outcome. Work was performed quickly and skillfully by his competent crew, with first-hand involvement by Clyde at critical milestones. Clyde also personally performed finishing tasks to ensure the job was done to our complete satisfaction. We are very pleased with the outcome and would enthusiastically recommend Clyde Hardacker for any roofing project.

John was wonderful. This project started out as a simple replace some patio wood that had some water damage. It turned into a LOT more than that. John kept with it the whole way, helping us save money where we could. But, the project ended up costing 7 or 8 times more than we had anticipated. Not because of anything John did, but because of how bad the water damage was. John got it fixed using some sub-contractors for painting and roof work, with no problem. Great job John! I highly recommend him for your project! Scott M.

I had a relatively small project, three or four hours. I needed to get a done within a week. Gilbert promptly responded to my request for an estimate on the work and found time later in the week to complete the project. His fee for the service was very reasonable and his work was very professional. I would recommend him to anyone for any roofing work they need done! Tom T.

After suffering extensive roof damage from a July 10 storm, Next Generation was on our roof 90 min after the storm tarping our roof in the dark to prevent further leaking inside our home. 5 subsequent storms hit us in a 2 week period as we waited for the insurance claim. Next Generation came out each time to make certain tarping & or roofing paper was secure. We now have a new roof & couldn’t be happier. Phone calls were always answered promptly, workers were courteous & professional, if you are looking for a quality roofing company, look no further.

Ernie was absolutely amazing he's a hard worker, explains what he is going to do throughly, and makes sure you see pictures of what needs to be done and what it looks like done if you can't or don't want to get on the roof. He has a great personality and is very professional. He gives you a complete walk through on things you need to know about your roof. If you are new to the area and don't know much about roofs the items he goes over with you are very helpful. My roof will need to be replaced in 5 years and I will not call anyone else because Ernie is the go to guy to have all your roofing needs taken care of. Fare pricing, great service, hardworking, trustworthy, and he is very knowledgeable about all roofing jobs!!

JWF Services is hands-down the best all around roofing company out there and I have been through a lot! It's so tough to find an honest roofer because they realize that the normal home owner will never be on this roof the see their work so let's just do a quick half assed job and get out of here. But not Jim, he takes a lot of pride in his work and will keep the water off of your head guaranteed! I called him for a quote and he was at my house the same day, had the problem fixed at an affordable price and was out of there before I even knew what was going on! I will never ever call another roofing company as long as Jim is still out there taking care of things! And that's a true story:)

Spencer had great rates and did a great job fixing my roof. The work was completed in one day and he had the best price. I received over 5 quotes from other big companies that would have had me waiting for 3 weeks he completed the work 3 days after the estimate was provided.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
