Introduction: I offer, full or partial, property management services. My services are customized to meet your individual needs. What you can expect from me: As an experienced homeowner and investor, these are the things I value, and I promise to do the following for you: 1. Promptly return any calls or emails from you within 48 hours 2. Notify you promptly if rent is late and provide updates until rent is successfully collected 3. Inform you within 72 hours of any non-urgent communications or issues with your tenant 4. Coordinate with you ahead of time before approving any repairs, lease contracts, eviction actions, etc. 5. Promptly send you copies of any receipts, court actions or tenant communications 6. Provide you with an easy-to-read monthly statement showing all income and expenses Going the extra mile: Things that distinguish me from other property managers: 1. Because I only assist with a small number of properties on a personally selected basis, I’ll treat your home as if it were my own. I understand the urgency of keeping the house occupied and not wasting even one day of vacancy, of keeping both tenants and homeowner happy, and of keeping the homeowner apprised at all times of any matters that affect the house. I’m proud to say that so many of my tenants request to move into another of my houses when they vacate. They end up valuing my landlord-tenant relations and don’t want to work with anyone else. All of my homeowners, too, have expressed extreme satisfaction with the services I have provided. Please be sure, and check my references. They include other homeowner clients, present tenants, and former tenants. 2. Prompt communication - You can contact me once; tell me what you need, and it will be done in a timely manner. You will also receive prompt communication from me about any matters that affect your house. As soon as I find out, you’ll find out, too. 3. Detailed records and pictures of your house that can be used for insurance or for advertising. If the house is already occupied, this will not occur until the house is vacant. 4. I’ll perform a comprehensive inventory of your house and record appliance serial numbers, information on paint (if available), floor coverings (if available), etc. If the house is already occupied, this will not occur until the house is vacant. 5. Photographs of any significant repair work - When applicable, I always go out to the house and inspect repair work, then take pictures of the finished product to send to you. 6. A personalized lease and walkthrough inspection checklist that's customized for your house. 7. I’ll keep detailed records, including copies of all original receipts, and provide you with a complete package, including the original receipts at the end of each year to assist with your tax preparation. Please consult your tax advisor on all tax-related issues. 8. I’ll periodically run comps. of your house as the real estate market changes to keep you informed of fluctuating values. 9. I will anticipate your needs before you know you have them. You will be “shocked and awed” at how organized I am and the painstaking attention to detail I have with running your house for you.
