Initially, my plan was to purchase a couple of houses in Buckeye area. I contacted Mike and I was so impressed with his work ethic, knoweldge of the area, and the housing market that I ended up buying two houses. A couple of months later, Mike helped me with purchasing two additional houses in Avondale and Tolleson area. Although I was short in cash, Mike helped me locate a money lender and there I was buying two more houses. Also, I knew if I am going to work with a realtor, I would not be able to find anyone better than Mike as he helped me with purchasing the first two houses I own. He is curteous, friendly, answered my calls, and helped me all along the process and in fact answered my questions and provided me with educated advice as he is/was my guideness. After a couple of years paying down the properties, I knew I cannot find anybody better than Mike so I contacted him for the third time and he helped me buying the fifth house. I was so proud of working with Mike as he became my friend and my realtor. Certainly I trust his judgment which lead me to contact him again January 2014 asking about housing market in the Phoenix area and in February 2014 (two weeks ago), I bought one house and one condo through Mike. The bottom line is if I want to buy any house in the Phoenix area, I would not talk to anyone but Mike from Top Property Shop which is my only one stop real estate shopping.

We first met Nate when we were trying to sell our home in 2015. He caught our attention because of a similar house to ours he sold in the neighborhood for an amazing price! At this point we had been through a few different realtors for the last few years and had not been impressed to use them again. This is not the case with Nate. From our first meeting with Nate we knew we finally found a Realtor for keeps. Nate was successful selling our home and helped us purchase our new home. In addition, Nate has been successful in some of our other real estate ventures. You will find an honest, sincere and the best advocate for you and your family when buying and selling. Before going to John we were using a different realtor. We were first time home-buyers so we did not know what to expect. After a few showings with this other realtor we knew that it was not going to work. She was untimely, slow, and the homes she recommended just didn't cut it. I asked all of my friends and after several realtors being thrown at me I went with my one friend's recommendation who I know to be a critical and thorough customer. If he is willing to recommend a someone then I know that he or she has to be good. John Gluch was just that. It was uncanny how remarkable the service was that he provided. He was prompt and responded to every phone call, email, and text message within the hour. He made me feel like I was his top client. His team uses the latest technology to speed up the process. Never did I feel like I was being pressured. His team member Justin was also amazing, handling all the process documents and always willing to show us a home at a moments notice. His team has also developed amazing relationships with top notch vendors with great prices. I knew that I could trust all the recommendations that his team made. It felt like John Gluch was a one stop shop. Also, I cant say enough about John's negotiating skills. We put an offer on two homes and both homes had multiple offers at the time. Both our offers were accepted. I mean are you kidding me? When does that happen? This just goes to show that John has some amazing skills. Another fantastic detail about Gluch Group is their continued kindness and support after the deal. The team sends us birthday gifts, invites us to events, and sends thoughtful cards for the holidays. Every now and then we will call John for advice regarding remodeling projects and he is always willing to help and give us options we have not considered. This team knows how to take care of their clients! Top notch service! I literally could go on and on. I cannot fathom a better realtor and team. Buying a homes is one of the most stressful events any one could experience. So when I go to buy my second home, John Gluch will be the first person I call. Thank you, John, Justin and team!

Cindy has been the most amazing realtor to work with. I live out of state and she handled all my difficulties with grace and ease. She is very responsive and timely in her communications with me, I felt supported the entire time we had my one condo (which sold quickly) on the market and rented the other as efficiently. Any problems that needed to be addressed were smoothly taken care of. I never felt taken advantage of, just supported by a very capable woman. Thanks Cindy!

      Being a first-time home buyer, I was a bit nervous about the process. I had hear horror stories about buying a home and with realtors. Ms. Twitchell came recommended through a friend, and I can honestly say that my fears were put to rest fairly quickly. Our initial conversations went extremely well as she answered all my first-time questions and even offered insight on things I had not thought of. She came prepared when it was time to go look at the houses, having mapped out routes, printed listing materials, and recorded comments so we didn’t get the houses mixed up and could thoroughly evaluate and assess what was best. Ms. Twitchell pointed out specific aspects of the houses we looked at that might be of concern, and had a keen eye for spotting previous repairs that might be of issue. Once we selected a house, the negotiation period was quick and very equitable. I’m not sure how much negotiating goes on between a realtor and the seller, but from our end, it felt painless and simple. Once an offer was accepted, Ms. Twitchell continued to provide guidance, support, and a few laughs to keep the long and complex process light-hearted at times, which was much needed. I thoroughly recommend Ms. Twitchell for those looking for a realtor who is very down to earth, knowledgeable, and has an attitude that is both positive and comforting. While there still might be horror stories out there from others, I experienced none, and I believe that was in part to finding a good, quality realtor.

          What does a real estate agent do?

          Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

          • Represent clients who are looking to buy, sell and rent properties.
          • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.  
          • Determine competitive market prices by comparing properties.
          • Create and publicize lists of properties for sale, including details such as location and features.
          • Market properties through advertisements, open houses and listing services.
          • Show prospective buyers or renters properties.
          • Present purchase offers to sellers for consideration.
          • Mediate negotiations between buyer and seller.
          • Ensure that all terms of purchase contracts are met.
          • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

          What should you look for in a real estate agent?

          When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

          Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

          What's the difference between a real estate broker and an agent?

          Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

          If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

          What do real estate agents charge?

          Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

          • Home inspection: $200-$350 or more, depending on region.
          • Home appraisal: $250-$400 or more, depending on region.
          • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
          • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
