I am unique because I am college educated and spent many years as a designer and project manager in several architecture firms around Tucson. I work concurrently with Pima County Development Services as a building inspector and as such I am fully versed in the life safety issues we see in our homes. I find great joy in participating in the home buying process. It is an exciting time for many people. Illuminate Inspections was recommended by our Realtor and we were not disappointed. Sam was very flexible with our schedule, punctual and very polite. He was very through, looking at and making notes on everything. He was willing to answer any questions we had during the inspection and was very available to us as this was our first inspection. His report was very detailed and easy to understand. It was also very convenient to access online and download. He made us aware of all the things that needed to be fixed and what was the proper way to have it done. The price seemed very reasonable and competitive to other inspectors we looked into. Over all we were very impressed and happy with Illuminate Inspections. We purchased the house with confidence, knowing exactly what condition it was in.

My experience with Sam was great!! He is very knowledgable, well educated, and a very considerate inspector. He didn't mention anything about the mess our kids made with their toys or that it was dirty under the kitchen sink, but went around and performed a very thorough inspection. He is extremely affordable also. Thanks Sam

I had a great experience with Sam. Sam showed up on time and started the inspection promptly. He allowed me to follow along with him to observe and ask questions and that helped me as the home owner to not only understand what he was inspecting but also was a great learning experience. The inspection covered all of the areas that were described to me and he took his time, he was not rushing through the process, and made several rechecks to be sure he was correct in his findings. Areas of concern were well detailed and documented in his professional inspection report that was provided the same day. Sam demonstrated that he was very knowledgeable about current building requirements and specifications.

Sam made it very convenient for the buyers and myself to be present at the inspection. He think he did a thorough inspection. I believe he added several items to the report that were totally unnecessary items such as a rope across the pool to show where it gets deeper, etc.

  • What education and/or training do you have that relates to your work?

    I pursue continuing education constantly. I include formal training in classroom setups by recognized trade associations as well as informal study of technical bulletins, trade manuals, and discussion forums.

  • How did you get started doing this type of work?

    I wanted to help people. I have a unique set of skills in that I can see beyond the skin of a building but understand it's bones. This enables me to see and report on all aspects of a structure. I want to use this knowledge to teach and educate others.

  • What advice would you give a customer looking to hire a provider in your area of work?

    You have the right to choose your home inspector. Many buyers and sellers look to their real estate agent or realtor for recommendations. This is good because the realtors are familiar with those inspectors and their work. But I recommend doing your own research as well. Look at samples of their reports (most have an example on their site), read reviews and contact them and ask questions.
