I have a rental property near UofA. It was beyond dirty. You could barely see the white porcelain on the inside of the toilet bowls. The renter has two dogs that shed an insane amount of hair. The stove, microwave and oven had not been cleaned in a year. Rob sent photos of the property after it was cleaned. It looked amazing. The appliances looked like new again and the bathrooms were bright and clean. The only reason this company did not receive 5 stars was because the initial quote for the square footage was $180. minus a 10% discount for new client ($162.). The actual cost was $320. I completely understand it was a pigsty. It required a lot of time and muscle to clean. They could have just worked for 4 hours and not done a complete job, but they didn't . L&R were at the property for 7.5 hours. I just wish he had told me it would be about $40.00 per hour. It's a shocker to hear $162. and be billed $320. The cleaning job was amazing though.

I contacted Judith to clean a townhouse I was preparing to rent. Judith's team showed up and got to work right away. They did a great job. Judith deep cleaned the kitchen, and the ancient range and refrigerator were spotless once she was done. I would recommend Judith for any housecleaning or property cleaning, and would consider using her team again.

I had multiple projects that I needed completed around the property. From a foundation for a new Tuff Shed to electrical work and some roof repair on an out building on the property. Larry came in with good ideas on how to cost effectively address each. His work is stellar and his pricing is SUPER competitive. He is now going to be my "go to" guy for any future projects A+++ recommendation

We used Silva Diversified Construction Co. LLC. to continue our project on golf cart path "white-topping" that was started last year by another contractor. We we very pleased with the work that was done last year, but because of fiduciary responsibilities, we elected to put the extension of this project out to bid. Silva was low bidder on the new work and was vetted by members of our Maintenance Committee and Board of Directors. They met with a previous client and visited a few completed projects. Silva proved to be all that was reported of them and what was promised by them. We could not be happier with the final results. The concrete finisher foreman, Oscar, embodied all the was promised by Oscar Silva as owner of the company; prompt service, attention to detail, and the satisfaction of the client. My wife and I needed a tree removed from our property that had grown large enough that it was becoming a problem for our driveway. Walter was able to build a competitive bid based on an e-mailed photo, and then was able to do the work the day after we decided to accept his bid. The work was done quickly, including removal of the stump, and his crew was kind enough to help my wife with another landscape issue while they were there. Thanks Walter and Grand Canyon team, Ray Catalina, AZ

I had a huge property clean up job which included removing trees, fences, and all kinds of random junk. Ociel met me when promised and gave me a quote that I felt was more than fair. He exceeded all my expectations and my property looks better than I thought it would. He was prompt and thorough. I will be using him again and have already recommended him to multiple friends and family. You can't go wrong with Ociel!!!

Amanda was prompt and professional from start to finish! She quickly scheduled a walk through the property to point out any possible issues so there would be no surprise costs. She and her assistant came to the house and cleaned it top to bottom; it's literally a brand new home! Highly highly recommend Old Broads!!

Jesus looked up the property and went by in person so he could give a more accurate quote. He showed up the next morning at the time we set up. He had the proper equipment including a trailer with the ability to carry off the trimmings. He and his co-worker did a very good job trimming the trees. He cleaned up afterward so you would not even know he was there! The elderly lady who rents the property was extremely happy, as were we, the homeowners. We would recommend Jesus to anyone needing their trees trimmed.

I have a very natural desert landscaped backyard, which was more than a little overgrown. The three gentlemen that arrived were very pleasant and easy to work with. I explained exactly what I wanted done, and they delivered! I was completely blown away by how amazing of a job they did! I sent them pictures of the property, they came out the next morning, did an excellent job, and I was very pleased with the quote they gave me, considering I had called about 7 different companies for quotes. 10/10 would hire again!

Over the years, I have contracted with many property managers and the good ones all had two things in common: they communicated well and they were responsive to the needs of the tenants. I have found that Jenna posses both of these qualifications that I MUST have from my property manager. As an investor, communication both up and down the line with tenants and anyone else who may come in contact with the property is the key to having a successful rental property. I would advise to make contact with Jenna and see the many different services she offers with regard to property management. As of to date, I have only experienced the property management services, but I am sure one can expect the same quality service in all her related real estate services.

He installed a home shut off valve. This will help us shut the water inside the home when we are gone. The outdoor drip system will continue to water our trees and plants. We highly recommend him.

Fantastic service! Knowledgeable and courteous staff. I hired Bancroft & Associates because I had problems managing my own rentals. The tenants were taking advantage of my good nature, damaging the property and twisting me into knots. The tenants knew the laws better than I did. The staff at Bancroft intervened and started holding the renters responsible for their agreement. They really know their business! Glad to have them on my side.

David has been managing my properties for many years. We have never been happier! The occupancy rate is higher, the tenants are well vented, the homes have never been in better shape and my income has increased. He is quick to respond to problems. I would recommend David to anyone needing a property manager or realtor.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How much do you pay for house cleaning?

Hiring a professional house cleaning service is a helpful way to have a healthy home even when your work and personal schedule is packed. House cleaning prices vary based on how many square feet your home is, how dirty your house gets, and how often the cleaning service comes. Some companies charge a set amount — such as 5 cents — per square foot, with a minimum amount, such as $100. The national average cost for house cleaning ranges between $110 and $150. Prices can be lower in areas with a lower cost of living, higher in big cities or affluent regions. You may save money by increasing the frequency of your house cleaning visits. Often a company will charge you less per cleaning when you schedule more cleanings per month. The cost advantage rewards your loyalty, and also reflects the fact that more frequent cleanings make it easier to maintain a high level of cleanliness in your home. A housecleaning service may charge more for the first visit or for one-time services than for recurring cleanings.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

      • Represent clients who are looking to buy, sell and rent properties.
      • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
      • Determine competitive market prices by comparing properties.
      • Create and publicize lists of properties for sale, including details such as location and features.
      • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.
      • Present purchase offers to sellers for consideration.
      • Mediate negotiations between buyer and seller.
      • Ensure that all terms of purchase contracts are met.
      • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

Hire skilled professionals for absolutely everything.
