Bruce did an amazing job! He was quick, efficient, helpful and came in lower than any of our other estimates. He completely replaced all the plumbing, sewer and gas lines in our crappy unpermitted laundry room and brought them all up to code in one day. I'm so impressed with his work and thankful that we found him. I highly recommend Bruce for any of your plumbing needs!

Petar was great, and immediately won my trust. He came out to attempt to repair my water heater, and after seeing it was a 2005 model and checking out the extremely corroded insides, pronounced it Dead on Arrival. After a short ceremony in which we paid our respects to the old water heater, he told me he wasn't going to charge me for coming out to look at it. I want to use him to install the new one I've ordered, but he won't be around when I need the new one installed. Hire Petar, his quote may not be the cheapest, but his initial estimate is fair and he won't gouge you.

Isidoro is a trust worthy person. Very hard to find a professional like this. He used the hydrojet and camera for a sewer line, yet the result is just satisfactory. Later that night, Isi told me it was his equipment under-performing. Isi fixed the hydrojet, and came back the following day to complete the job to the best of his ability. This is an indication of an honest person. I will definitely call Isi for the next job. Furthermore, his rate is very competitive.

American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

Al is the best help one can find when in an emergency. I had a stubborn clog in the sewer line that leads from the kitchen to the main line. My kitchen sink was backed up, dishwasher not functioning as supposed to. Al responded at 10 pm in the night and asked if he could come over. I asked him to come in the morning since he would have over 50 miles to travel. He arrived right when he said he would. He was very professional and had a roll up the sleeves attitude. The entire job took more than an hour since it was an extremely hard clog. He finished the job with tremendous patience and charged me the same dollar amount he said he would during our very first conversation. What a relief! I would hire him back again in a heartbeat in the future.

We hired Mr. Sewer to inspect our sewer lines and hydro jet any that were clogged or showing any build up. They worked tirelessly for most of the day and when they left all lines were running smoothly. This is not the first time that I have worked with Mr. Sewer. I met them at a former company I worked for and will continue to use their services. Manuel and his team are complete professionals, work hard to please the customer and get the job done correctly. They are fair priced and will always work with the customer. I can't say enough good things about this company.

Tim was very professional and I appreciated that he also took the time to answer all my curious questions. I needed a new gas cooktop installed and he arrived right on time and had the job done in a very short time. He even brought along an assistant which made the process even smoother. I love my new cooktop, and I wouldn't hesitate to hire him again anytime I have plumbing work to do.

Tony does outstanding work, is professional, courteous, flexible with time/scheduling, and provides the most reasonable pricing. I needed a exterior drain pipe repaired, Tony used a in-line camera to inspect the pipe, and tell me what I did or didn’t need repaired. He then offered same-day service to completely fix my issue. I won’t be using anyone else but Tony for future needs !!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

  • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
  • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
  • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
  • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
  • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.
