The job Adrian worked on was hanging two vinyl outside gates, removing cedar shingles from the front of the house around the front door and window, stuccoing the area removing and rebuilding the front door jamb and threshold and tiling the small front porch with saulito tiles. Adrian and his partner were very reliable and hard workers. Adrian spent time doing the quote on the spot and adhered to the quote. When some unanticipated problems arose, like running out of tiles (my fault), he went out of his way to solve the problem, find the correct matching tiles and complete the job. Even after finishing, when the screen door was not hung correctly, he came back the next day and fixed it. Very honest, I could rely on his word and he did good work. His prices are very reasonable. I would definitely hire him again.

Michael took the time to help us find the right granite for our kitchen. He has a very good tile supplier connection which we appreciated, as we found the perfect non-polished/satin granite for our country kitchen. Michael is a hard-working and honest individual and we recommend his kitchen tile and granite countertop work. The only slight issue/concern we had with the job was with the fabrication of the double-bevel edging on the granite countertop. The fabrication for one of the countertops was perfect and looked great. The fabrication of the other countertop edging, however, was a bit off (which is why we didn't submit a 5-star review).

I needed a fence with two gates between my pool and patio to keep my pets away from the pool. The fence was planned to curve along a ribbon of brick in the patio and along the curves of my planter to the wall. Tim was very attentive to my needs and I know it was a complicated project. Tim showed pride in his work and was am absolute pleasure to work with. I changed my mind from wanting a white fence to silver and, the finished project blends quite well with the patio and garden, as if it had always been there. I am VERY satisfied with his work!

Martin and Cody did a fabulous job. He gave us great design ideas and we chose what worked for us. He did a dry riverbed ending in a pond with a dip system for the many plants and tree. We also did a walkway from my from door to the curb, widened the driveway and a small patio in the backyard. My neighbors are getting whiplash driving by its so beautiful.

Our job was to demolish and replace the existing wood patio / balcony that hangs over our garage port. Thomas Lee Cloud hauled away the old one and arranged for the purchase of the wood, the painting, and the assembly of the new deck. The best part was that he knew the city codes very well so that it would pass the city inspection. Many electrical complications arose but TLC was able to solve them.

We asked Arid to do a little bit of minor concrete cleaning/repair and that was great. What we really liked however was that Pete agreed to paint our wood patio cover and he did a beautiful job...even adding some decorative details that are perfect. I had a scratch on my patio door window which was very noticeable and so I contacted Dave Peacock to see if he would be able to do it. He came down and took a look at the damage and said it can be done. He explained to me very thoroughly the process of how the scratch will be removed and had his employee get to work right away. He also noticed that my stainless steel cooktop had a variety of scratches and said he would be able to restore it. I let them work on it and the results were phenomenal. It was as if I had got a new cook too installed. I very much loved their work and service and I would definitely recommend anyone to Surface Genius.

I bought my house in Feb. Once it started getting warmer outside I realized that the warmer it got, the harder of a time my ac had keeping up. This house has a newer Trane (one of the best models you can buy) 20xli on it. But when it gets hot, it will creep up on temperature, once it approached 90 inside my house with the temp set to 72 and it going all day. I knew this wasn't right and called an a/c guy that my friend knows. He suggested a whole house fan. I took it into consideration. I had another ac guy come out, he "couldn't find anything wrong" with my unit and suggested he clean my coils first for 600 dollars😳 and then said "we will see if that fixes it and go from there. Not really the answer you want when spending 600 bucks. So I decided to deal with it. We had a few weeks of cooler weather so I didn't think much of it. This week it's been 100-109 outside and the temp inside around 2-3 pm is 80 or so degrees so I decide to come on thumbtack and put in a job request. Within hours Tony contacted me with a great price, and had availability the same day with 30 years experience. So I had him come over. Within 20 minutes he knew what was wrong and within an hour he had it fixed. Wow. Funny how much easier it is when you just have the right guy come and do the work. Thanks Tony. I'll use you for all future ac work.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
