Chris helped us out on a huge yard cleanup weeding project at our rental property and we were so pleased we had him do a tree trimming yard cleanup at our house. Jose was the first to respond to my request for someone to perform concrete installation in the courtyard of our home (which was previously filled with dirt and plants) and he offered to come out the same day to provide an estimate. Not only did he show up on time, but he provided an affordable estimate and said he could start the following day (a huge plus!). My stepdad who's been in the commercial construction industry for 40+ years was there for the meeting as well and was thoroughly impressed with Jose's knowledge when discussing the his strategy for job. The day of the project, Jose and his crew (who were also outstanding) showed up on time and did an AMAZING job. I couldn't be happier with the final results. The crew was professional and cleaned and hauled everything away when they were done. If you're looking for construction services, I would highly recommend Jose's services!

Juan had great communication from the beginning- if there was anything that I didn't understand he was very patient and explained what was involved with the project. I feel that his prices were very fair, and he also completed the project in a very timely manner. My fence looks great, and feels solid, like it will last for a very long time. I recommend Juan for any handyman jobs, especially wood and construction related.

If I could select 5 areas instead of just 3 that I liked about Dave, I would! If you have the opportunity to hire Dave, consider yourself lucky. You’ll feel completely at ease that your project will happen on time and on budget with good communication. And having been a builder hiring and managing contractors for some 10 years on and off...this kind of contractor is rare. I first hired Dave to install the 22 windows in my new construction project. That went extremely well. Then I hired him to paint the house. I wasn’t ready as scheduled and he handled it professionally with understanding. We started 2 days later and he hit it hard. Then I hired him to complete the drywall, mud and tape for 1000sf. Those walls are perfectly smooth...no texture...straight corners. Then he tiled a bathroom with 2’ x 6” tiles and adjoining pebble stone mesh tile. IT IS PERFECT. When the last task was taking longer than expected, Dave’s wife and son jumped in and worked until 11pm to finish when promised. As I say, if you’re reading this then count yourself lucky to have happened across Dave.

JSJ Services built a fence/gate and a shade structure, re-landscaped a steep backyard bank, and trimmed several trees for us. Jason's response was prompt and he got his crew out there quickly to get our job done. The work was completed in a timely manner and as we asked. All the crew were super conscientious and friendly. We plan to re-landscape our front yard in the next year, and we are so pleased with JSJ that we plan to hire them again for that work. They are good people. Thanks Jason & Crew!

Matt and his team are true and honest professionals. I admire Matt's attention to detail and his genuine interest in delivering top quality service and work. His pricing also happens to be extremely reasonable for the high quality you receive. I called Matt to look at demolishing 2 load bearing walls to give us our open concept kitchen. He came immediately to spec the job and was very forthright and honest about all of our options. Needless to say with Matt's advice he helped us realize our open concept kitchen vision, and we got completely rid of those walls and now have two beautiful (and small) columns to support the ceiling. He did this all in a little under 3 days. Matt's years of experience shine through his sage advice and I will absolutely be working with Matt on all my future projects. In the residential construction/remodel world, integrity and trust are key and I can't recommend Matt enough.

Excellent service, professional installation. Todd called, we agreed on a day and time (for the following day), he showed up and it was done! He definitely came ready to remove my old blinds and install my new ones....and, my goodness, he was quick and efficient! You could tell he's done this a million times and knows what he's doing. And, his fee was reasonably priced. I would definitely use him again!

Mario is highly skilled at what he does, and he's very affordable and also well resourced and networked. Plus, he comes with a great number of ideas to help you think through what you really want with a project. I appreciated that. In addition to painting, he can help you with yardwork, landscaping and small construction projects. We hired him to paint the entire exterior of the house and also hired him for clearing out our entire front yard. We are also considering him for a job that involves a wood covering in the back. I will say that, without a doubt, we are extremely impressed with the look of the yard and the house. See the before and after photos. Other contractors have even complemented his work! He was also very accommodating when were trying to choose the colors, bringing color samples and a block of color slides to help us decide. I only saw two issues with Mario: my Spanish is terrible and his English is not very proficient, so we had some communications issues. Also, he was behind schedule on the painting job and wasn't forthcoming in explaining his exact needs or a precise timeline to finish the job on time. In the end, the house looks amazing, though. Great improvement. So, despite the difficulties, I would still go back in time to hire him.

I needed someone to come trim 2 extremely tall (over 25 ft.) out-of-control palm trees. Enrique came to the house the same day I contacted him. From the first handshake, I knew he was an extremely honest, knowledgeable guy who really cares about plants and trees. His price quote was very reasonable and he left the area cleaner than when he and his assistant began the job. Not only that, but I hired his wife to clean my house and she is fantastic! Enrique was back at my house yesterday afternoon to discuss another landscaping project, putting down new gravel on the parkway adjoining my driveway and really delineating the space, and again, he just took a look at the space after measuring and was able to give me a very decent quote for the work involved. I have full trust in this honest, very professional guy with a great work ethic. I would recommend him to anyone without hesitation.

Our neighbor's tree fell and damaged the roof of our gazebo. The repairs were more than cosmetic they were structural. We knew we needed a licensed contractor to rebuild our gazebo to ensure it was done right. As a construction project manager I've worked with many contractors and vendors. Mario was thorough when it came to assessing the damage and detailed when providing quotes for the various work we were looking for. I've uploaded before and after pictures of the work done. We have grandkids and dogs that play in the backyard. His team made sure to clean up all the sharp objects, such as nails, when they were done for the day to avoid injury should our grandkids or dogs accidentally wander in the construction area. We're incredibly happy with the finished product and our gazebo is better than ever. We can't recommend them highly enough. While Mario and his team weren't the least expensive they were certainly the most qualified, courteous professional. I'm a firm believer that when it comes to contractors you really do get what you pay for.

Holly is an incredible interior designer. She possess a skill set that cannot be taught or learned with experience. She was born with a creative eye and passion for design - it's in her DNA and as a client, it's something that you experience from the moment you meet her. She has an ability to come into a space and re-imagine it in a way you never thought possible. She takes a room and completely transforms it to maximize form and function while making it beautiful. She is insanely talented and there truly is no comparison. I would highly recommend Holly for any house, any project, any size or space –she is amazing. My husband and I had just bought our first house and it needed quite a bit of work - not only in decor and paint, but it also needing some light remodeling. Holly was able to transform this house out of 1980 into 2015. Our house went from looking run-down and outdated, to looking fresh, modern and chic. When friends & family come over, they all comment on how they cannot even believe it's the same house. The rooms look bigger, the ceilings look higher and it looks brand new. Everyone comments on the decor begging to have Holly come help them with their house! Holly is simply amazing, I cannot say enough. Aside from her incredible eye for design, she is so professional, great at project management and helping you stay within budget. I would highly recommend her.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
