Bruce did a very professional job removing a very old water heater and installation of a new 40 gallon Bradford & White water heater. Bruce also soldered on a new cold water ball valve to replace an old rusted gate valve above the water heater. Bruce charged me a fair price for the work. Bruce arrived to do the work exactly when he said he would. Thanks, Bruce

All In One Plumbing & Drains, Inc. removed and disposed of our old water heater at a $35 charge, they got the permit for us at a $50 charge plus the cost of the permit at City Hall, they picked up and transported the new water heater from Orchard Hardware, around 2 miles at a $35 charge and installed the water heater in around 4 1/2 hours and it passed inspection by the City the next day. Cesar and his apprentice were very courteous and friendly and did a good job and the only complaint I have about their service is the final price. The Thumbtack.com price they advertised online was $225 but the final price turned out to be $700, over 3 times what they advertised. I would have left off one more star in the rating but they are still cheaper than Sears and the other licensed contractors that quoted us prices on Thumbtack. A couple of the handymen on Thumbtack quoted less of a price but there's no guarantee with someone that's not a licensed and bonded contractor. I don't know what these quotes on Thumbtack are based on and I forgot to ask them about it but these people need to be more honest about their final estimates since $225 plus $120 plus the permit price of $47 doesn't equal $700 dollars.

Isidrio is the BEST plumber (and tech) I've worked with. He was very professional, prompt, clean, and offered a very fair price. I've used him to install my water heater, fix a bathroom faucet leak, and he just remodeled by bathroom. It's hard to find people who are not just good at their job but who are also honest. I would recommend Isidrio for any job.

Our 20 year old water heater was starting to leak, so I figured it was time to replace it, and put the job on Thumbtack. Rudy made me an offer I couldn't refuse. He was very good with updating me about when he was going to arrive. We met at a Home Depot near my house to pick up the water heater, and the installation went smoothly. He gave me a list of recommendations - things that he wasn't able to do himself, so it wasn't just to get more business for himself.

I have used Clark Plumbing services many times. Brandon, the owner of the business, once changed a water heater in my house that gave out. I had not had to deal with this issue in the past and therefore, did not know a whole lot about the various water heaters available. Brandon didn't just give me what he wanted me and then charge me. Instead, he talked me through the different types and sizes most appropriate for the size of my house. He also discussed the different qualities and prices of water heaters available, allowing me to make an informed decision. The information he provided actually gave me the opportunity to upgrade to a better quality product and size, and yet choose from good quality products that were still cost effective. And this was really noticeable when my family members all took showers and we still had hot water. It was nice! Brandon also converted the plumbing in my home to copper pipes. What a difference! I loved it! Furthermore, a neighbor of mine was told that she needed plumbing services that would cost a lot of money. I referred her to Clark Plumbing for an estimate. Brandon told her what she needed in order to handle the issue, and it turns out it was way less than what she had been quoted by the previous plumber. He was able to fix her plumbing issue for a lot less money. I have come to trust him and his services, which I value as extremely important. He is super honest and doesn't charge for services that do not need to be done. Since I have used Clark Plumbing services several times, I have gotten to know him a little better. He's a friendly and funny guy. I learned that Brandon started out doing plumbing work with his father when he was a teenager. He now has many years of experience providing plumbing services and from my experience with him, really knows what he is doing. I found out that he has worked both in installing plumbing into new dwellings and buildings, as well as providing plumbing services for those who need help, like (on occasion) me. Brandon has done an excellent job with the plumbing services he has done for me and honestly, he is the first person I refer people to when they tell me they have a plumbing issue.

American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a tankless hot water heater?

Tankless water heaters usually cost more to install than traditional tanks, because many homes need to be retrofitted to accommodate the new system. Tankless electric water heaters retail on average between $150 and $1,200, and tankless natural gas water heaters retail between $200 and $1,300 on average. The lower prices ($150-$250) are generally for point-of-use tankless heaters that can be installed to boost hot water in high-demand areas such as the bathroom or kitchen sink. Tankless water heaters designed to heat whole homes usually start under $300 at the low end and go up to $1,400 or more. Pricing for whole-home varies with the heater’s technology and features. Nationally, standard water heater installation costs average $360-$780, but tankless water heater installation costs may range from $400 to $1,000, depending on the work needed. Some perks of tankless water heaters are that they have nearly double the life expectancy of traditional water heaters and are generally more cost-efficient. Homeowners may be able to save $100 or more per year on their utility bills with an Energy Star approved tankless heater, depending on how much hot water they use.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
