Working wit Richard has been a pleasure! My husband and I were behind on our taxes, and were extremely nervous about the process and making sure we found the right person to help. Not not only did Richard put us at ease and back on track with uncle same, he also gave us some very helpful and valuable information on how my husband should proceed with his business going forward. He is extremely knowledgeable and would highly recommend him to anyone!! The drive for us is a bit far, but well worth it! P.S don't let the appearance of the office fool you, his expertise truly makes up for it, and not to mention the great humor he posses which makes your experience worth while! -Joanna Recinos Realtor

Working with Kyle has been an outstanding experience of the highest level! I recommend him as both, an excellent property manager and and an exceptional realtor. He is always there when we need him. 100% dependable. Kyle got our house leased very quickly to very credit worthy tenants, and then when I decided to sell, he found a great buyer just two days after it was put on MLS. Amazing job. I Highly recommend Kyle. It doesn't get better than this.

My husband and I were looking for a home for quite a while and didn't like the realtors we were working with as we didn't find them to be involved to help us like we wanted. Lisa was referred by a friend who was also looking for a home also. She gave us her thoughts and insights on the property, the pros and cons and helped us make a reasonable offer. We were ready to offer almost $30,000 over, but Lisa said it's too high and not necessary and we can offer a lower amount. And she was right :) We saved a lot of money because of Lisa. She is honest, knowledgeable and reliable. We highly recommend Lisa.

IT WAS A DREAM COME TRUE!! I WAS SURPRISED AT HOW EASY THE PROCESS WAS Ok, I will admit that I couldn't stand the thought of selling my home. Don't get me wrong. I have some nice memories of the place. Some nice sedimentary moments to cherish. But that wasn't what held me back. It was the idea of strangers invading my home like man-sized cockroaches. Poking into my private belongings. Asking awkward personal questions. Sniffing my fridge. All that fun stuff. I knew letting people visit my home was a necessary evil if I wanted to sell it because this was the 7th home I had sold. But I had no idea how to keep it from becoming a major sideshow attraction. I thought of trying to sell it privately myself. Then my neighbors kindly terrified me with their horror stories of private selling. I promptly decided that this was something better left to the professionals. So I called a local realtor that a neighbor was using and he told me "I could get the job done." He informed me many different agents and people would be walking through my home. Also, he told me that it would take 3-6 months to sell the home, and I could not handle making my home the new stomping ground for that long. Hearing my plight, a friend recommended Mark Stacey. This friend assured me that he would make selling my house very easy. After a couple days of contemplating I made the call. I was pleasantly surprised at what he told me. Mark informed me that each buyer would be vetted and he would be on hand for every showing. If they weren't on his list, they were not getting in. It was like I had my own personal bouncer! My enthusiasm dampened when he wanted to sell my home for $28,500 more than the other agent. Also, there were nicer homes in my neighborhood priced less than mine and none of which were selling! I told him my concerns, thinking this whole thing was a waste of time and money. He assured me that his system was different from what the other realtors were using, and it would sell my home fast, at the full asking price! I was still skeptical, so I called my friend back to talk to her about it. She also assured me, Mark's method would work. He'd done it for her with her own home. I decided to give it a go, preparing myself for a wild ride. The next day Mark sent a photographer to take pictures and a video. I have to say I was completely blown away by how nice my home looked in the video and the marketing strategy he came up with. The day after he started advertising we had over 14 buyers wanting to see the home. After just three showings we had three full price offers. Then we had two more from buyers who had not even walked through the home. After Mark reviewed the offers with me, we accepted a full price offer! But now I have a new problem. I need to be out of my home in 45 days! If I wasn't careful, I was about to be a very wealthy homeless person! So off I went with Mark to look at homes. I thought the hard part was done when I found the neighborhood and layout that I wanted. But to my dismay, there was only one home for sale in that area. Mark told me not to worry. We would have plenty of homes to look at tomorrow. Sure enough, the gentleman cold-called every house in the neighborhood and found six more sellers! Mark negotiated the price, the terms, and took care of everything. All I had to do was pick the one I wanted. I have to say I was amazed at how easy the whole process was. Mark was always two steps ahead of any problems. If you are thinking of buying or selling your home, I can absolutely recommend Mark. LC_CPA@aol.com Anaheim seller and Irvine buyer

Working with Sara was a real pleasure. As first time home buyers, we didn't know much about the whole process of buying a home and were constantly bombarding her with questions. She was patient and supportive through the whole process, from evaluating neighborhoods, to showing us many properties, to the negotiation process, inspections, and all the factors that go into closing escrow and finally getting the keys! It was clear the whole time that she really cared about helping us find a place we were comfortable with and that we could call home. Having Sara on our side made buying our first home a wonderful experience. Thank you!

Jorge was a lifesaver. My husband and I started with another realtor, we felt that she was just not listening to what we wanted and decided to let her go. We luckily found Jorge, he was an old friend of my Father-in-Law. He was very patient and really listened to what we wanted in a house. Jorge was able to find us a house within our budget and in the area we wanted. We have officially moved into our house and are excited that Jorge was able to help us in our investment.

# brian edwards reviews If you need a realtor in the Rancho Cucamonga, Fontana, Inland Empire or anywhere else in Southern California - Brian Edwards should be your first choice. My wife and I moved our family (us and two young kids under three) from Chicago to California a month ago. I flew into Ontario, CA on a weekend in the beginning of March and had only two days to find the perfect house for an April 1st move in. Not an easy task, but thanks to Brian I signed a lease by the time I was on a plane back to Chicago. Brian is a true professional. While in Chicago before my house hunting trip, he worked with me over the phone and understood what my family needed. During our house visits, he made sure I found the right house, and sent me new listings right up to the last minute - making sure I was happy with our new home. He’s an incredible resource, with a wealth of knowledge - but he didn’t stop there… After we signed the lease, Brian followed up multiple times since we’ve moved in - helping us make sure everything is just right. We’re renting right now, but in the next few years we’ll be looking to buy a house. And when that time comes, it’s good to know I’ve got my realtor - Brian Edwards.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
