Arash did a great job helping to design our family room and dining room to our tastes and within budget. He was very responsive and thoughtful throughout the process. When Arash initially visited our home, he also walked through and provided recommendations on where to hang the art we already had. In retrospect, I was a little surprised he didn't measure our relatively small family room or provide measurements of the sofas we decided on. The sofas are beautiful and we're keeping them for sure, but we were initially surprised by how large they were, and may have chosen a different path if we'd realized how they would fit in the space.

We hired Jaime to demo our backyard which had a concrete patio and pavers, remove a tree, and install stamped concrete. He did an excellent job! We are very satisfied with his work; it turned out much better than we could have ever imagined! Jaime worked hard and his price was very reasonable. We will definitely consider using him again in the future for our home projects. Thanks again, Jaime!!!

I had a wonderful experience with Brook's staging service. She is creative, but not pricey. Her work brighten the house, enhanced the uniqueness of the property, but yet, not overwhelming. Everyone who's consider staging the house for any reason, should give her a try.

This educated and experienced professional gets the job done efficiently and, oh so pleasantly. Cost-effective and resourceful, don’t let the $100.00 an hour scare you. Whether you’re a teen going back to school or me, a young 60 year-old who recently retired, Ms. Rosson nails your look. I considered an image consultant after finishing two career fields, military and law-enforcement, where I wore a uniform. I didn’t need to think about clothing and, so, never placed much time or energy into shopping. I watched TLC’s What Not to Wear and wished someone would submit me; I needed a transformation. Jennifer, by the way, worked with Stacy London and produces that caliber of client results. Jennifer came to my home after I completed a couple of short questionnaires. We, literally, went through my closet; I quickly discarded the cast-offs. I felt better already! Ms. Rosson maintains a contract with the Fashion Valley mall merchants who pay her fees for the first two hours of shopping. What a win-win-win set up! Between Banana Republic and Ann Taylor Loft (my go-to stores), we completed this evolution in two hours. I now own a dynamite fall wardrobe for an upcoming cruise of the Northeastern seaboard. However, all mix and match pieces and layers will serve me beautifully back here in San Diego. I have good taste, but constructing a real wardrobe including accessories needs vision and effort. Let this fashion stylist get you on the right track. I wished I had done this sooner.

All the houses I sell that have Lorie at Ideal Home Staging come in and professionally stage with furniture, rug, mirrors and pictures are so beautiful. It always turns out great for the seller because the homes sell faster and for much more money! We have done a few together this year and she takes care of it all! Lorie transforms the average house into a model home that buyers can't help falling in love with and end up competing and offering more money to win. She has a very good eye for design and operates a very professional service. She makes me look good and it truly makes the Sellers more money every time!

SD Home Pros has been so helpful and patient with me through this process. I had them put in new stone flooring which I love. Once they started the project I decided that there were other items I wanted to upgrade and they worked with me and helped me through the process. I am so appreciative of everything Mario and his team has done for me.

We brought Connie in to help organize our house after my wife and I joined households after recently getting married. We merged two good sized homes and we needed strategies to organize our things and decide what to keep and what not to keep. Connie was fantastic in giving us tips and she was very honest on what works and what doesn't work to assist us in upgrading our household. It wasn't just organizing, she worked with us to put us in a mindset to set our standards higher, and that we deserved to make our home and living space better and nicer. She is very professional and fun to work with, and she will cut right to the chase, and tell you her honest opinion on if you should keep certain things, and what looks good and not so good.which was extremely valuable. Connie was also very knowledgeable about how to arrange rooms to look their best. I would definitely recommend Connie for any project regarding organizing or a home.

Anina provided amazing customer service. She really listened to what I was looking for and the vision I had for my dream office and home. Anina worked well WITH me and not just for me, providing valuable input and ideas as well as concerns or advice against my unflattering preferences! I'm so happy with the way it all turned out and I get so many compliments, everyday.

We are Landlords and we have the opportunity to have Terrance as property manager for our Family home which is dear to our hearts. From the very beginning, Terrance was professionally sensitive to our various requests on our home. To date, he has been nothing but a joy to work with. His knowledge, experience and professionalism have been demonstrated throughout our working relationship. The turnaround time of preparing our home for rental and finding the perfect tenant was remarkable. He's the best!

Allie did an amazing job helping me organize my closet/home and design/stage/redecorate my home. It feels like a completely new space and has made such an impact on overall simplifying my life now. She even helped me resell my unwanted clothes which ended up earning me more money than when I started! Her services pay for themselves many times over in terms of getting back the value of things you want to let go of/sell and by allowing me to focus on what really matters in my closet/home/life- so keeping my key favorite pieces in my wardrobe and house has led me to live a more intentional, minimal, and lower-stress/lower-cluttered life. She has a great eye for this type of design, both with all the things I wouldn't have thought of myself, as well as knowing the edge of design/fashion to keep my wardrobe fresh and yet with timeless classic pieces mixed in. She shows she's been doing this for a while and is way more the expert than me! She also checks in after we worked together and helped make long-term livable solutions to keep my home/closet this way. I highly recommend her to help with you home and living spaces. So glad I did this!

R Designs Rocks! My husband and I are thrilled with the results. Ours was a large project that came in on time and within budget. We went from a 1400 square foot home to 4000. Robin worked with us from drawing up the initial design, acquiring all items and finally accessorizing. Her eye for color and textures is amazing. Robin is on top of her game! Well organized and always reachable. We really appreciated her sensitivity to our budget. She always gave us cost ranges from low to high. So there were never any unpleasant surprises! We highly recommend R Designs.

Teresa did a fabulous remodeling our teenage daughter's bedroom from a drab looking room into the perfect teenage room. With a Marilyn Monroe/theatre theme - your attention to detail and perfection is unmatched. Her room is the buzz of all her friends. I thought you only worked on home sales - so glad to know you like to also work with those of us who are looking to improve the home we have. Can't wait to have you start another project!

Bungalow 56 | Interiors & Events is amazingly talented! They were there to guide me through the design process and listened to what I wanted to achieve with the look and feel of my home. My home was recently featured with Pottery Barn and West Elm for its beautifully executed design and style. If you're are looking for a remodel, designing a new space or styling for an event hire them because they are 5 star from start to finish.

I have worked with Lancaster Home Staging And Design on multiple various occasions. The company is orderly, efficient, and hard working, in order that the client is always guaranteed a beautiful and satisfying result. The company is flexible and caters well to the client's needs. They are tidy and respectful of the client's space during the staging and destaging. I would highly recommend this company and would work with them again in the future.

      About

Sell your house fast and sell for more! Leaving your property in “as-is condition” will only help sell the competition’s property in your neighborhood. Here’s why: Wow factor first impressions - In today’s tough market, the “Wow factor” first impression is absolutely required to help sell your home fast and increase its value. Do people say “Wow” when they walk in your home? Increased home value with minimal investment - Statistics suggest that staging a home typically provides a 343% return on investment! Sell your home faster - Staged homes sell 85-89% faster than non-staged homes according to the Real Estate Staging Association’s The Consumer Guide to Real Estate Staging (2009). Increased probability of selling: Over 84% of home buyers view listings of homes for sale on the internet. Staging your home will make it stand out from the competition on the internet. Certified professional home stagers are more objective - Most of us love our homes just the way they are, which is fine for living in them. However, to sell them they must appeal to a broad spectrum of buyers. Certified professional home stagers have a sharp eye for detail, understand the real estate market, and then will make a comprehensive list of suggestions and changes to help you make the selling process faster and more profitable. What do you have to lose (except more time on the market)? With over 20 years of marketing experience, Simply Stunning Staging will captivate a buyer’s attention using specialized design techniques that appeal to a broader range of potential buyers, thereby increasing the number of showings of your home. Our certified professional home stagers will use their unique and extensive training to maximize your home’s value and attract the attention of buyers as well as real estate professionals and investors.

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

        • 2-hour consultation: $200, includes DIY tips and guidance.
        • 1- to 2-hour consultation and design session: $250, including written report.
          • Additional design consulting: $65 per hour.
        • 8 hours of staging an occupied home: $800.
          • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
        • Starting price for staging a vacant home could be $2,200.
        • A home stager may charge 1 percent of the home’s selling price.
