I was very pleased with the work Stephen and his team had done for my house. There were some broken roof tiles, and water was leaking in the garage. Stephen explained replacing the tiles would not prevent from water leaking again, because he found there were thick layers of debris from the pine tree. Without cleaning the valleys, the water will not run down the roof. Also, some windows needed to be sealed correctly. Bottom line, I feel he was really looking out for me to make sure the repair was not temporary. His price was very reasonable. He ended up doing a lot more work such as trimming the tree, pressured washing the roof, painting one corner of the wall near the window. Plus, he did not charge me more than he originally quoted. The other quotes I obtained from other contractors for just replacing the broken tiles were not much less. I highly recommend Mr. Fixit. I will hire him again for future repair/maintenance in a heartbeat.

I contacted Houman over internet. Had several jobs for him in my new condo. We reviewed what work needed to be done and he gave me an estimate. He worked quickly and extremely neat and carefully. He put in new electrical outlets Redesigned cabinetry and installed it. Broke through walls for electrical work patched and painted. I cannot even find where he did the work. Set up closet systems, shelving in three closets hung shelves,fixed leaking faucets and installed two large lights in the garage. Bought supplies that were needed and showed me better ways to accomplish what I wanted. He is a man of many talents and I will call him again when I have other projects. I highly recommend Houman

Our experience with Hector was amazing. He installed cabinets, lighting, and electrical work in our garage (basically remodeled the garage). He is extremely hard-working and treated the job as if he was doing it for his own house: no shortcuts. His prices are very reasonable and he is a man of his word! You cannot go wrong with Hector! This is an example of excellent customer service. We were so pleased with the fence, we asked for a custom wood and steel gate. American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

After looking into our project (drywalling garage and some demolition), we realized we wanted to wait on this project and save up for a better budget that would serve our needs better. However, our experience with George was very professional from the get go. He called and stopped by the very same day I posted the project. He provided an estimate on the spot, and even stopped by a day later to drop off a written estimate. Since we want our garage to serve as a gym/work area, we realized we needed a bigger budget to serve our needs and have the final project be as nice we'd like. George's professionalism left me feeling very impressed and comfortable with him. This is the type of man you could trust both inside/outside of your home, and for this reason, I'll definitely be considering George for any work my home needs in the future!

First time working with Cal Engeneers, I specifically worked with Khalil, and Lazar, they did an incredible job. We had a one bedroom unit that has not been renovate din over 8 years, they came in, and had the whole place redone in about 11 days. Whole new laminate flooring put in, carpets removed, walls painted, popcorn Celing removed, and many cabinets and closets repainted. Essentially remodeled the entire 1 bedroom apartment. They came in under budget for what I expected and did a lot more than asked. Such as refinish the bathtub and clear out grout. very fast work, always on time, easy to reach and very fair prices. and an over all excellent experience. Just handed them another job in another property.

Our job was to demolish and replace the existing wood patio / balcony that hangs over our garage port. Thomas Lee Cloud hauled away the old one and arranged for the purchase of the wood, the painting, and the assembly of the new deck. The best part was that he knew the city codes very well so that it would pass the city inspection. Many electrical complications arose but TLC was able to solve them.

I hired Eldon and HSD Services based on prior reviews, punctuality in setting up estimate and start date, and value for project of painting select rooms/areas inside a home getting ready for rental. We met at the property on Monday, he was hired on Wednesday and ready to begin on Thursday. Due to technical and personal hindrances on my part, they didn't begin until Friday at my request but was understanding and flexible as I added an additional task of painting and hanging closet doors forgot about in the garage. The job was complete within 2 days which was extremely helpful. I highly recommend them and would use them again in the future.

Hired Monica & Joe after seeing some wonderful flips that they had done for investor clients of mine. Fantastic job!! They took a tired old looking house from the 1970's and made it completely amazing looking. A huge punch list was accomplished in a mere 3 weeks, including remodeling the kitchen, all baths, new paint, new carpet, new blinds, deep cleaning. We now have tenants fighting over this property!! What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot.
