Fantastic to work with Joel Mayorga of Platinum Plumbing He was the first to respond to my work request. Answered every question almost immediately! I have tenants living in my home in Los Angeles & I live in Miami. I wanted someone I could feel confident with doing the work 3000 miles away. My tenants have been going without hot water due to ineffectual work by American Home Shield repairs My former TAKAGI tankless was never vented properly nor valves put on for easy maintenance. It was a 15 year old tank Joel described via this app exactly what I needed. I sent him photos so he could see the space. He offered me several options I decided to get a NEW Noritz tankless heater. He was at my leased home within 2 hours ; new heater & all necessary parts in hand! It was a big job but in a few hours; DONE! He returned the next day to make sure all was ok & water temp was holding. He even serviced my HVAC heater at no extra cost! Will I be using JOEL again?! YOU BET I will! My fence was falling down and posts were very loose in the ground. Mark built a 64 foot long by 6' high wooden fence for me. He showed me a sample of his fence construction, explained it to me, and then he prepared a detailed proposal, and scope of the work. His costs were a bit higher than a standard fence, but his design was much more detailed and provided me with a beautiful and structurally sound fence. He personally came to my house, and built the fence, and used a concrete base for the fence to rest on and secure metal post brackets, ensuring the fence was above the ground, secure, and minimized the fence from soaking up water on the ground, as well as left a nice border for my plants from the neighbor's yard. Additionally he notched the fence posts so the 3 (three) horizontal support brackets were flat inside the posts and secured for added strength. Something that I also noticed was he was very detailed oriented and kept his worksite safe and organized and each day when he left, my property was clean and I could see the progress of the fence and not wonder what he was doing. I am so happy I chose him to build my fence, Mark is very easy to work with, and my fence is beautiful, very strong, and I feel very confident that it will last a long time and not end up like the fence I replaced. American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

When Chris and his father Tom built an 800sq.ft. detatched two story structure on my property in Costa Mesa. From the get go they were timely and well versed in the art of construction. Excellent customer service & professional. Jordan & Tim are a great team, along with the rest of his crew. Jordan gave me an estimate on an RV slab that literally sits on the side of a cliff. He took his time to ensure it was done not only with safety in mind but went the extra mile to stamp, color & border the Slab. So it's not only functional for the RV (a 14k lbs 5th wheel) but it's also a nice area for entertaining when the rv is not parked there. Polite, professional, trustworthy. These guys did a great job. I'll definitely keep them in my contacts for future work on the property. The were also able to salvage some nice stone pieces I had on the previous slab that I'm able to use in the future. I bought a larger RV, so these guys came in and took all the measurements needed to accommodate the bigger rig.

The guys at Solid Design Build have done an amazing job on my condo. Our kitchen looks amazing and the extensive paint job is immaculate. Those guys are very detail oriented and it shows! I interviewd 3 different management companies and found EZ management company the best in price and service. Being in the tech inudstry I am all about internet and technology. I loved the fact that the technology that EZ is using is compatible with the new century and designed to entertain owners like me who are tech savvy. I was thrilled when my property manager with EZ sat down with me to explain everything in detail. The market conditions, technology, marketing techniques to publish my property to 36 different website to ensure I get the best and highest rent and NO OUT of Pocket expense for me to get them started. They said I pay when every thing is done and they work free of cost until the property gets filled. I had no harm to try them out wihth their month to month contract. I was thinking if i don't like them I will cancel them after a month but I was amazed how they were able to rent out the property beyond my expectation with in 10 days. They impressed me with their work time after time. I ended up selling my own home through them and bought another property. Their management as well well sales both Rock! Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

I was in search of a handyman for myriad of repairs for my rental property back in August of 2010. I ended up doing a serach on Yellow Pages and came across Mark's advertisement. Mark provided an oustanding service. He was even able to meet me at the rental property on the same day that I contacted him even though it was a little late in the evening. All his work was exceptionally well done. We had a really old bathroom exhaust fan that needed repair. Instead of recommending a new one he was able to find the part to repair it and save us a lot of money. He also did lots of cosmetic work for our walls also. We also had him hook up the new tenants icemaker to the plumbing and he got that done very well. His prices are very reasonable also. I would not hesitate recommending Mark to friends and family.

I was really impressed by Chris's services. She is unlike other realtors and goes the extra mile . I would give her 10 stars if I could because she truly deserves it. I was on the hunt for investment properties and she listened intently on my needs and goals and she was able to deliver. You can tell she is service driven and works hard for her clients. This is my first time working with Neil from Bella Earth Design. He was friendly, professional and had some wonderful creative design ideas. He was easy to work with and open to hearing my ideas and plant interests. I have a small house and small yard in Long Beach. I wanted a designer with a creative eye, professionalism, and some unique design ideas. He fulfilled the requirement. He was responsive to questions. His work proceeded in a timely manner without no surprises. He provided me with an email on various plants to review to get a sense of the type of plants, trees, and shrubs i am going for. We started out with an onsite initial consultation, where he was able to look at the property. He came back with two visual design options for me to choose from. The drawings included all the plant choices, ground covers, and some added visual features, which i appreciated. We reviewed both drawings and made some changes based on the consultation. His third meeting more of a final drawing where we agreed upon the final draft of what it would look like. So, now just waiting on the final budget and the work to begin. I strongly recommend you choosing Neil with Bella Earth Design for your next landscape design project.

Amazing people! I highly recommend PMI golden state to any home owners out there! My tenant was calling me day and night for every little thing and honestly it was very bothersome so I decided to hire a property management company and called numerous places but didn't like how all these agencies were just too aggressive and didn't sound sincere. Then I've heard some great things about PMI so I decided to give them a call. From the first phone call I already knew I could trust them so we set up a meeting. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once the contract is official, the general contractor will bring in their crew to begin construction. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Why is property management important?

How do you choose a commercial general contractor?

When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
