GREAT EXPERIENCE! I OWN 3 PROPERTIES, 1 SINGLE FAMILY HOME, 1 MULTIFAMILY BUILDING (11 UNITS) AND 1 CONDO, AND I HAVE USED SEVERAL PROPERTY MANAGEMENT COMPANIES OVER THE LAST 20 YEARS. HOWEVER, I HAVE BEEN LOOKING FOR A BETTER COMPANY FOR THE LAST FEW YEARS. WHEN YOU OWN RENTAL PROPERTY, THERE ARE A FEW THINGS THAT MAKE THE MOST DIFFERENCE - HAVING GREAT TENANTS WHO WILL TAKE CARE OF THE PROPERTY, LEASING THE PROPERTY FAST AND NOT LOSE MONEY FROM UNIT BEING VACANT TOO LONG, AND TAKING CARE OF REPAIRS IF ANY QUICKLY AND COST EFFECTIVELY. ALL THE PROPERTY MANAGERS AND LEASING AGENTS I USED WERE GOOD AT MOST ON ONE OF THESE KEY ITEMS. ZENPLACE PROPERTY MGMT HOWEVER IS THE ONLY COMPANY I HAVE FOUND THAT FOCUSES ON ALL. THE FIRST UNIT THEY LISTED FOR RENTAL ON A MONDAY AND BY THURSDAY, THEY ALREADY HAVE 11 SHOWINGS AND BY FRIDAY, I HAD A WELL QUALIFIED AMAZON ENGINEER AND FAMILY AS A TENANT. WHEN I TALKED TO THE TENANT, HE SAID HE LIKED ZENPLACE'S ONLINE AND MOBILE SYSTEM FOR INSTANTLY BOOKING SHOWINGS AND WAS FRUSTRATED BY OTHER AGENTS WHO HE WOULD HAVE TO KEEP CALLING. ZENPLACE ALSO QUICLY COLLECTED THE DEPOSIT AND GOT THE LEASED SIGNED FAST SO NO WAITING THERE. GREAT LEASING EXPERIENCE WITH MY OTHER UNITS TOO - QUICK, FAST, AND ATTRACT HIGH QUALITY TENANTS. ALSO LIKE THAT IF THERE IS EVER A MAINTENANCE ISSUE WITH MY RENTAL PROPERTIES, ZENPLACE GETS MULTIPLE QUOTES AND KEEPS EXPENSES LOW. I AM HAPPY WITH ZENPLACE!!! PROFESSIONAL! AND GETS THE JOB DONE!!!! I GIVE IT 5 STARS!

I have known David for over forty years. David has been managing his own real estate investments and his client's real estate investments since 1998. As informed Attorney specializing in real estate transactions and construction defects, I have always known David to be of good character. He is reliable, and always thinking of others. He is also exemplary both personally and professionally. If you are looking for a good leader to build long-term relationships David is your team player. In my experience, David has proven himself an honest, hard working person and has the entrepreneurial spirit and I trust him. Roy Rodriguez Real Estate Manager Kimco Realty Corporation

We are delighted to post this review for our real estate property managers, Eddie & Dina, at Golden Gate Real Estate & Lending. Over Thanksgiving week our property experienced a water leak under the house that was seeping into the garage. We called Eddie who arranged a licensed plumber to quickly come out, evaluate the issue and correct the problem all in one visit. The guy was first rate and took care of everything. He eased our concerns that this was a one time vs potentially recurring issue and even cleaned up after completing the repairs. We can't thank Eddie & Dina enough for attending to our urgent needs during the pre-holiday busy period. They responded immediately and really cared about our situation. We can't thank them enough for making our holiday a blessed one. Way to go Golden Gate!

I own a few rental properties in the are and after deciding I no longer wanted to actively manage them myself I called a few property management companies in the area many of whom never called me back. After meeting and talking with Charlotte and Deb I was convinced they were what I was looking for. They managed to rent my property to some quality tenants and get me more rental income than I ever expected.

To whom it may concern: We are very pleased with Doji and his team at Real Property Management. They have managed our rental property since 2009. They are great communicators, and easy to work with. We were very impressed with how fast they locate well qualified tenants. They do extensive background checks and numerous interviews with previous landlords. They are also well versed in rental comps for the area and will get you top dollar in monthly rent. If something needs to be repaired, we are notified immediately and Doji’s team coordinates everything, with licensed and insured contractors. Their bids are more reasonable than what we are accustom to paying and the workmanship is excellent. In regards to the monthly reporting and collecting the rent, we are pleased with how fast the rent is deposited into the checking account. Their fees are reasonable and competitive, with no hidden surprises like some Property Management Companies. In summary we truly recommend Property Management Mid Peninsula. I hope this answers your questions. If not, please do not hesitate to call. My cell phone number is 925-549-1609. Regards, Ted Wolfram

Actually we only have experience with Mr. Valero and his small and personal agency in its capacity highly professional and responsive Property Managers, (not as a Real Estate brokers) but we would strongly recommend the firm if your looking for first-rate knowledge of the West Contra Costa County market -- buying, selling or investing. It's a real 21st century phenomenon when a small, personal agency like this, using the power of the internet and the latest technology can out-perform the big faceless mega-firms AND still give the personal attention of an old-fashioned "mom-and-pop" operation. Best of both worlds: 5½ stars! (if that's allowed.)

Julia represented me as a buyer in several Real Estate transactions, and I've been her repeated customer for years. She's very honest, thorough and knowledgeable. Currently, Julia is managing some of my properties, and she's doing a very good job, providing me with good returns and nearly zero vacancy rates. At the same time, she's attentive to legitimate needs expressed by tenants, and helps me to address some of the necessary maintenance and repairs issues.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
