We hired Jaime to demo our backyard which had a concrete patio and pavers, remove a tree, and install stamped concrete. He did an excellent job! This is my strong recommendation for Coggins Construction. Patrick of Coggins Construction is a local licensed contractor professional with over four decades of experience under his belt. We spent a lot of time talking with him discussing options and both he and his wife visited our home on the weekend. We hired Patrick to demo the front living room, demo the entryway, remove skylights, and reframe everything the original as built state. Patrick and his team have a passion for construction and it shows on the job. We had a strict timeline to meet. They showed up on time, worked hard, and cleaned up well after each day. Also they were very kind to my family, even my hyper Chihuahua! I had a few scope changes throughout and Patrick was able to accommodate my requests with great price and no impact to schedule. Our neighbor's tree fell and damaged the roof of our gazebo. The repairs were more than cosmetic they were structural. We knew we needed a licensed contractor to rebuild our gazebo to ensure it was done right. As a construction project manager I've worked with many contractors and vendors. Mario was thorough when it came to assessing the damage and detailed when providing quotes for the various work we were looking for. I've uploaded before and after pictures of the work done. We have grandkids and dogs that play in the backyard. His team made sure to clean up all the sharp objects, such as nails, when they were done for the day to avoid injury should our grandkids or dogs accidentally wander in the construction area. We're incredibly happy with the finished product and our gazebo is better than ever. We can't recommend them highly enough. While Mario and his team weren't the least expensive they were certainly the most qualified, courteous professional. I'm a firm believer that when it comes to contractors you really do get what you pay for.

Remcon remodeled 2 bathrooms in our home and Ronen was great to work with. We remodeled the 1st bathroom in Jan 2015 and it looked great. A few different companies provided quotes but Remcon's price was right in the middle and their outline of the project matched what we were looking for. Our family and friends really liked the change and we told them all about Remcon and how easy it was to work with them. They were flexible with our schedule and had great communication through calls, emails, and text. After about 6 months of using the 1st bathroom and it remaining in great condition, we called Remcon back to remodel our 2nd bathroom, which also turned out great. We really liked working with this company and we'll keep them in mind for future projects.

I needed a drawing of an existing deck to submit to the building department the next day. I sent Lisa the drawings and specs for the deck on Monday late afternoon. She sent me her completed drawings at 8 am on Tuesday! Less than 24 hour turn around. The drawings are complete with no mistakes. She is an absolute angel. Didn't even charge me a rush fee. My husband and I recently purchased a three bedroom home in a great neighborhood, but it needed some small renovations done to create a fourth bedroom for our newborn. I contacted eleven (yes, eleven) different architects on Yelp. Only four actually responded to my messages, and most said they would either charge just to come out to Santee to simply look at our home ($150-$200 for their time alone), or they were booked out months in advance, or they didn't service the East County (I'm guessing these guys prefer more upscale jobs in Del Mar and Coronado). A few provided ballpark quotes but they clearly didn’t want our business. Our dilemma was that we couldn't move into this house we had already closed on until the renovations were done, so we needed someone ASAP to create a design for our project so we could THEN get a permit for the work so we could THEN have the work done by a contractor. Since Yelp failed me, I submitted the form to find an architect on Thumbtack, and Ken from One World Architecture called me immediately. It was a Saturday morning, no less, and Ken was incredibly warm, understanding, and made our small project out in the boonies of Santee sound like a priority. He came out right away, took his time understanding exactly what we wanted done, and got to work quickly to create a design that we loved. Ken even connected us with a local contractor, who primarily works on referrals, since we had no idea where to start (incidentally, this contractor has been just as amazing as Ken and also very easy to work with). Throughout the process, Ken and his team were transparent, kept in constant communication with us and the contractor, and even dealt with a horrendous permit process with the city on our behalf. As a bonus, One World Architecture’s charges for their services were far below the other architects that had provided ball-park quotes. We are so grateful for Ken and his team. Our home is nearly finished and it looks phenomenal: the addition looks original to the home. Although this whole renovation process was a lot more complicated than we anticipated – nothing like HGTV makes it seem – we are so thankful for Ken and team at One World Architecture and would recommend them in a heartbeat to anyone considering a renovation.

We just wrapped up the fence project for our house which was massive. Dick followed my concept and made revisions whenever i required. It was fun and easy to work with him. There's always a 2 way mindset. It turned out excellent, including the trellis and pergola. The 2 small gates out front to give us security was installed and my overall look is splendid to view! Kyle and his team did an amazing job building an enclosed patio and patio cover. He was extremely thorough and detailed to ensure that the project was completed exactly how we envisioned it and exceeded our expectations. He also helped identify contractors for specialty parts of the project such as roofing and stucco that met his expectations and ours. I would use him again for any project in the future! KSH is by far the best general contractor I have had at my home and would recommend them to anyone that is looking for an excellent contractor.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
