James was fast, efficient, and solved every issue I had -- including coming up with ways to solve problems as they arose. He was very responsive -- i'm just now getting responses from people asking me to send them what i need and yet he finished the work 7 hours ago. He was careful, took the time to do the project right and didn't let obstacles slow him down. I would definitely use him again, and his contractor experience is a great help to whatever he was doing...he gets the job done!

When I fixed the time with ali, he came even few minutes earlier and he professionally fixed my lights and finished the task sooner that I expected. He is a polite person with a great sense of humor and I really liked his way of working and being fully equipped. Previously I had some handymen doing some other stuff for me and they were wasting a lot of time finding or buying out some parts and tools. However ali was really equipped and well prepared. I highly recommend him.

Excel Construction demolished and remodeled several parts at our house. They did our kitchen, two bathrooms and 2 fireplaces (1 at the formal living room and the second one at our master bedroom). While the people were working at the house they always tried as much as they could to keep the house clean and well organized. This was one of the main things that we truly loved to see because we were living at the house during the remodeling. The kitchen and bathrooms were demolished completely while we were able to use other parts of the house and Eyal who managed this entire work, helped us in all the purchased, communicated with us on a daily basis and each Friday, he gave us a detailed progress report that kept us in the loop of the work. Our home is a lot more than the way we thought or imagined it will become and all of it is definitely because the people that were involved at our house. The office staff were really detailed and professional in regards to all the documents, paperwork, payments etc… She made sure to update us with any news or issues with her department in regards to our remodeling project. The guys who did the actual work (including several sub-contractors), always worked hard and they made sure that everything will fit perfectly and without any mistakes. They were polite, quite, respectful and professional. The finish project is stunning. We strongly recommend them to anyone!

Oscar was amazing and went above and beyond to get the fridge installed. He had to move an outlet that was not properly placed by my contractor. Made a trip to Home Depot and stayed longer to get it done. I highly recommend him!

Golden Oaks Kitchen, Bath and Flooring company was our contractor to do all repairs on our home damages caused by water damage that happened to our home due to water leakage which was started from second floor bath room and flooded to 1st. floor damaging, dray walls, cabinets, laminates +++ .. at 1st. and second floors. This company started their restoration and repair works the day after we signed the contract. Their crew were very professional in their fields of repair and replacement, they were trying their best to satisfy us. Any time that we had comments for adding more repair at one area or paint the areas in a color to match other paints , they were not arguing that and wanted us to be happy with what we need and what they did for us. They were always on time and also helped us to deliver new cabinets, toilets ++++. Overall everything was done on a very smooth way, on time and the way that we wanted to be done.

Aaron did a wonderful job installing a really difficult light fixture, and making adjustments on an equally difficult light fixture in my home. He arrived on time, knew what needed to be done, and he did it all for a reasonable price. Both fixtures look really great! I highly recommend his work!

Thank you Cabrera's Electrical. We have had so much work done on our home, yet when our private contractor retired, we did not know what to do. Cabrera's had the most professional response online. We had (2) large ceiling fans to be installed, and needed electrical re-wiring of the (2) wall switches that would be used. His quote was what our retired contractor told us it should be. Our fans and new electrical are perfect. I plan on using him again for other projects that we have. We have already referred him to friends of ours. It's such a relief to find somebody who cares about your home, as much as you do.

We decided to install a hot tub in the backyard but needed a 220 connection away from the house. We tried to do some of the work ourselves by prepping an 18" trench for an electrician to come and wire. The soil was tough and the job harder than we thought. American Castles came and picked up where we left off, dug the remaining trench, connected the line, installed the box, and even recessed some of the line behind the stucco for a better visual. They didn't cut corners, showed up in a big team, and took care of everything without a problem. Price was reasonable. I would hire again.

Fantastic company. Simon is polite, communicative, and friendly. They did a great job installing a new central air system for me in my condo and gave me the most competitive price I've found. I'm very happy with this company - it's extremely difficult to find honest and reputable contractors nowadays, but HUS is definitely one you should add to your contacts.

Edgar and his crew were pretty amazing and thorough. High quality work with great communication along the way. Our new deck is beautiful. Would definitely hire this contractor again and highly recommend this company. Quality company with an innovative approach. Was sold on the day he came out to do the estimate. By the end of the day I received not only a competitive bid, but a rendering of the proposed construction.

Mr Ryan Landowitz is a contractor I worked with recently on a two story addition to a duplex. To begin withRyan took me to see other projects he had supervised and or worked on. All of the work was neat and in order .(professional grade). I did visit these sites more than one time as I made my decision on hiring a contractor. As the project began, there were no surprises. All progress was made in an orderly fashion. All payment schedules were kept as promised. Ryan returned all phone calls or text in a short amount of time. The project exceeded my exspectations. I highly recommend Ryan as a trustworthy construction manager. Thank you. sharon E Smith

Oscar Morales our draftsman has been very helpful on our home remodel. He is extremely knowledgeable and created architectural plans for us to submit our project to the City as owner/builder. His fees are very fair. He is a team player who works well with others, seeks out good resources, and has helped us to move forward on our project in a timely manner. I would highly recommend Oscar for your project.

Gilbert knows what he is doing, his guys are great and get the work done right the first time. I am building my own home and i wish i hire Gilbert for slab and framing but i had already had it done when i met him. The work was 100% done right pass all inspections with green flags. communication was top notch. Cons: We agreed to have him install drop ladder that i supply he came to final inspection and collect his final pay and i left he said he would get it install. Came back and it was not install. I handle it but the principal was not there. I texted him to find out if he was planing to come back and pick up all the left over wood that they left (trash) never got a response. I am a plumbing contractor and i would never leave a job site the way he did unethical. That is why i left a 4 start but in reality a 3 start would of been well deserve. I have another project now and i do not know if i will use him again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
