We will be sure guests have the rules and manual to the house. We’ll confirm with them the address and be sure to walk them through check-in essentials. We’ll handle any unexpected situations or concerns. And of course, we’ll make sure they have check-out instructions.
You won’t have to wake up in the middle of the night wondering if you sent the proper message or not for guests - we’ll handle it all!
Vetting for “good guests”:
We will make sure that you get the right type of stays. We will verify they are legit, and will send over expectations and rules to each guest so they know what they are signing up for. When expectations are managed, we can ensure your house will be treated well. And by using Airbnb, you are eligible for airCover stay insurance of damages up to one million dollars.
Pricing Optimization:
Having a detail-oriented pricing strategy is one of the most important parts of optimizing a listing. We will adjust prices for your listing every week - we will take into account busy times of year, and charge more. And conversely, during the slow period, we will lower prices accordingly to make sure we keep the occupancy rates up. This way you know you aren’t leaving money on the table.
Listing Optimization:
We will make sure that your listing is doing all it can to get the attention it deserves. We will help your listing rise through the complicated airbnb algorithm and make sure to get it in front of as many people as we can. Having good photos, writing good captions, and implementing some secrets we’ve learned over the years will ensure your listing stands out to a potential guest.
Housekeeper Coordination:
We’ll make sure your housekeeper knows when every turnover, and get a confirmation that they will be there at the right time to make sure everything is perfect for your guests.
