I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

I originally used Haggerty Construction a few yer ago for improvements to my rental properties. The crews always showed up on time. And were always professional. They finished on or ahead of schedule and were always able to work within my budget. Because of this I decided to use them for a small but high end bathroom in my own home. My wife and I were very pleased with the outcome. Haggerty Construction is the only contractor I will use for all my Construction needs.

Amazing people! I highly recommend PMI golden state to any home owners out there! My tenant was calling me day and night for every little thing and honestly it was very bothersome so I decided to hire a property management company and called numerous places but didn't like how all these agencies were just too aggressive and didn't sound sincere. Then I've heard some great things about PMI so I decided to give them a call. From the first phone call I already knew I could trust them so we set up a meeting. They were very knowledgeable and helpful, very patient with me and answered all my questions thoroughly and precise. And guess what, there has been 0 phone call ever since they took over. What's great about them is that they report everything on my owner's portal so it's easy for me to get an update without having to call them. How convenient is that? Although I've only selected S.I.G. a short while ago, I'm very impressed with Mike Shaar's property management knowledge and that of his team. Kyle went to my rental during the first week after we signed the agreement, toured the rental and took photos. Mike and Kyle seem to have personalities that relate well to both the owner and tenants. I have used Curtis construction services on several renovations in the past for few of my properties and I clearly state that I will continue to hire them in the future for any remodeling project I may have. As a person that have good knowledge in design I can say that I will always count on the fact that Daniel and his team have a good experience and skills when it comes to design and implementation! They carry a huge amount of expertise and technical detail to their projects which escalating the quality of their work and add a great touch that will make each project a stunning one. My recent remodeling projects were a kitchen, bathrooms, living rooms and few other things at my properties that were in a need to be rented. The people that do the actual work are very strong team with high skills and experience while Daniel managing the work and making sure that everything is above his requirements and guidelines. Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

I have three single family homes in Encino Park that have been under several different management companies for the last 15 years....no luck with any of them. I was looking for additional rental properties and came accross Tom and Roxana Bradley at one of their Open Houses. I was immediately impressed with their knowledge and follow through. Roxana said to call her anytime 24/7 and she meant it. I was further surprised when I learned they do property management,so I switched because it could not be worse than what it was....boy I was surely surprised. Now I know how a property should be managed and maintained. I do not regret my decision.

Zenplace was amazing. Always prompt and upfront on expectations and pricing. Zenplace answered my many questions and found a good tenant less than 15 days after marketing my house. I was managing my property for 10 years but recently realized I don't have the time to do this and turned it over to the Zenplace team. Docs and videos are all online- I was able to complete my lease while traveling out the country with no problem! Zenplace even sent a weekly report on showings and applications submitted. I should've signed up with Zenplace years ago!

We hired Conrad Property Management (CPM) back in 2015 to manage our two apartment buildings on the Westside. It was the best decision we could have made. CPM is extremely detailed and thorough. You can tell they care about the buildings and the work they do because they keep everything extremely well maintained. In addition to the normal day to day management, they worked with us on a plan to optimize the rents on each of our units by engaging in minor, inexpensive upgrades. Last year CPM increased our rents by 6.6% on one property and 5.8% on the other! CPM also oversaw some major capital improvement projects including a full elevator modernization and seismic retrofit project – at no additional fee. I wholeheartedly recommend them if you are looking for first class management.

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction.     What does a property management company do?

    Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Materials and finishes make a major difference in your cost per square foot.
