I wanted to replace under-mount two bowl sink and contacted several plumbers but all of them told me that replacing under-mount sink is very difficult and could damage to my granite countertop. However, Amin agreed to do the job after inspecting my kitchen sink and did a wonderful job. Even dishwasher installers from Lowes appraised his excellent job.

James was fast, efficient, and solved every issue I had -- including coming up with ways to solve problems as they arose. He was very responsive -- i'm just now getting responses from people asking me to send them what i need and yet he finished the work 7 hours ago. I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

Hector's quote was right in the middle price-wise. When I read the glowing reviews on him, I was impressed and called him right away. He came in to troubleshoot the wiring of the line that powered a newly - installed pond/waterfall pump. He restored power to the line and volunteered to fix the other minor electrical issues that he found, without charging me extra. Hector is a joy to work with. Aaron was very punctual and responsive. Reached out on a Friday and he was at my house Monday morning. Sent him pictures of what was needed and he took the time to go get the supplies over the weekend. Had TV wires concealed, AC vent installed (which by the way no one could figure out), siliconed baseboard molding and painted and installed my restroom door! All around a great job. Frank called us right away, was easy to talk to and did our estimate the same day. He had a good price and good ideas for our project. He was available to start when we wanted and cleaned up afterwards. The floor was a challenge because of the unevenness but he stayed a long day to finish and didn't mind that we added a side project. He was careful and showed attention to detail which was evident in the excellent finished product which was installation of our laminate wood flooring.

One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

I was ready for some remodeling in my home. My kitchen needed an update and so did a few of the bathrooms. Searching google I found GIM and saw that they did energy efficient remodeling and upgrades. I contacted GIM and set an appointment for a consultant to come by to show me some options. The consultant showed us many samples of flooring, tile, roofing, painting, and multiple other products they offered. They even had their own architect to take care of the drawings for me and also had a 3d design for the kitchen. All the work was done properly and my home was left clean everyday. I have hired Ayal Bendayan at Home Designers & Contractors Inc. to renovate my house and the experience was a lot more pleasant than I had anticipated. I remodeled the Kitchen, Livingroom, and the backyard. The Balcony was about 500 sqf. that wasn’t utilized until Ayal built an amazing composite deck with built-in pot holders with benches in-between them that created a new leisure area for dinner, play room, and lounging. The Kitchen is maple with a lot of pullouts and a nice sized Island that was used as a table also. We installed an additional window for more light and a view to the deck. It seems like a simple task but Ayal had to install a steal wall that was quite sophisticated. The Living room had a bar, wine cooler, and shelving out of hardwood Maple. The Flooring Distressed Hardwood oak that gave it a very warm ambience. All together Ayal made his trips to the to get permits and finished the job on time with an amazing finish.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.
