I wanted to replace under-mount two bowl sink and contacted several plumbers but all of them told me that replacing under-mount sink is very difficult and could damage to my granite countertop. However, Amin agreed to do the job after inspecting my kitchen sink and did a wonderful job. Even dishwasher installers from Lowes appraised his excellent job.

All, I requested Mr. Resendiz to lay a reinforced concrete slab and build a strong building on top of it so I can have a gym in my back yard. Overall I am extremely satisfied with his work. After calling numerous companies to obtain quotes, Mr. Resendiz beat all of them by a significant margin and exceeded the quality I was looking for. I ultimately was looking for a heavy duty slab that could withstand abuse such as powerlifting and a "meat and potatoes" structure on top of it. From the ground up, everything they did was aweome. With the slab, they reinforced it with re bar for added strength. With the "shed", they used treated wood for the base to stand up to any possible moisture as well as installed diagonal braces to all the walls for extra rigidity. I have added pictures below which hopefully show his good work. I look forward to using them again! V/R, Adam

Chris was great to work with regarding our new sprinkler system. He was very knowledgable and helped answer all of our questions. I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

Hector's quote was right in the middle price-wise. When I read the glowing reviews on him, I was impressed and called him right away. He came in to troubleshoot the wiring of the line that powered a newly - installed pond/waterfall pump. I hired Tim to install exterior window shutters after my original shutters were damaged in the rain. Tim was quick to respond to all messages and the project was scheduled that same week. Hyde Handcraft was one of the most professional, hard working and honest contractors I have ever worked with! When considering which contractor to hire I had multiple bids. Hyde gave a very fair bid but was actually not the cheapest. I decided to use them based on the other reviews on Thumbtack. I am so glad I did! They always showed up when they said they were going to, or they would give plenty of notice to a change in time. They moved furniture carefully and cleaned up every space cleaner than it was before! They were so kind to our kids always talking to them and never annoyed at the constant questions from our 2 year old :). They put so much pride in their work...while installing all of our crown molding it would have been easy to not work with the crooked wall. Yet they spent way more time than they planned making it look perfect! They also installed exterior doors for us and they did an amazing job! After looking into our project (drywalling garage and some demolition), we realized we wanted to wait on this project and save up for a better budget that would serve our needs better. However, our experience with George was very professional from the get go. He called and stopped by the very same day I posted the project. I had him come to remove a ceiling fan and install a new ceiling fan and wall switch. Because did such a nice job, I had him remove and install two bath faucets one of which needed more repair than I thought. He also repaired my tub faucet which I knew needed lots of work. If I need anymore repairs, I will definitely call him.

has done much work on my home, including interior paint, exterior paint, cement work, landscaping, installation of artificial turf, planters and sprinklers, tile work and a complete bathroom remodel. All work has met, if not exceeded my expectation. Luis is detail orientated a d takes pride in doing an excellent job. One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
