Matthew is an excellent communicator. He really wants to make sure the client is heard. He was very clear about what was within the scope of his expertise and when to rely on other specialists. I needed a very important retaining wall to be built away from the house to deal with a dry rot problem. Matthew was able to guide the scope of the work so that it did not become too big of a project. Matthew actually invited my input and ideas. Even though he is in high demand and quite busy, he always make sure that our discussion sessions were clear and had enough time to address the details. Great work!

Jasper built some gorgeous custom closets for us. This included 6 custom doors and a new cabinet. All not only looked great but matched the style of our house. Jasper was also easy to communicate with, trustworthy and considerate. We’d give him 6 stars if we could. He also fixed our neighbor’s stairs during the project and our neighbor is also very happy with the outcome.

I hired Rick and Ron at R&R General Services to build a cat patio at my house. This required building a custom frame and installing the fence wire, and having a custom door built and installing a cat door into it. They did a very professional job, got it done in the minimum time. They were flexible and cooperative as we worked out the details of the design together, and then implemented it flawlessly. Rick also worked with me to accelerate the work on the custom door which was being done by a subcontractor - it took a little finesse to get our small job put at the front of the line in front of some larger jobs, thus saving several days on our project. Both Rick and Ron are good-natured and friendly, as is their assistant Aaron, who helped with finishing the new door and installing the hardware. In summary, I am very happy with the work that R&R General Services did for me, and I would be pleased to hire them again for other projects at my house.

We first met their team when a salesman cold-called us. It took us a while to make a decision about what we wanted to do, but once my wife and I decided to move forward, working with Shmuel and his team was excellent. I can't say enough good about them. The project involved removing a bathroom, adding a bathroom, removing and remodeling a kitchen, adding hardwood floors, adding a gas line, upgrading an electrical box, moving HVAC ducts, wiring and hanging a chandelier, tile for a fireplace and mantle, and painting. There were structural walls that needed to be modified. They promised to get the job done in six weeks, in time for an important family gathering we had planned. We were skeptical, but bet on them, and they came through. In any project of this size, there will be unforeseen issues that come up. In all of those cases, Shmuel was excellent to work with. Some examples are: - Once we saw the lighting in the new kitchen, we wanted an extra light over the sink. He tore-up some of his work and added it and charged us for the hardware only. - We wanted a cabinet added by our front door and another by our laundry room. He added it to the work without question, and charged only for the hardware. - We decided we wanted to replace the stair railing. He helped us find bids from railing experts, and charged us the bid without any contractor markup. The extra work disrupted his planned work schedule, but he worked around it to make sure we were still done on time. - The vent over the kitchen range appeared too low to us, even though it was within code. He replaced and installed the cabinet with something smaller. No charge. - With all the demolition, he accidentally lost our Nest thermostat. When this was realized, without any questions or me having to ask, he apologized and picked-up a new one, at his cost. Some other examples of the excellent service: - Shmuel and Shalhevet helped us pick paint colors and pick kitchen appliances and cabinet styles, traveling to a number of stores with us. My understanding is that most contractors would just tell you to pick something and leave you to figure out the details. - They allowed us to live in our home during construction. At the end of each day, they spent time blocking-off areas and moving equipment (as required by code) to make the site safe for our children. He could have easily just insisted we spend a month in a hotel. - All the little things. For example, we never discussed replacing the flooring HVAC vent covers; he bought beautiful new ones that matched the wood floors we chose. We never discussed replacing outlet faces, but he felt it wasn't right to repaint and leave the old worn outlet faces. They are highly recommended!

We had Ryan over yesterday to repair 3 interior doors in a very old and actually historic San Franciscan Victorian house. In addition to the three interior doors, Ryan painted the front door which had also just been replaced. His attention to detail was great, there were constant adjustments to make sure everything fit, latched, matched, didn't drag, looked great, etc. His response was prompt, he replied almost immediately and was available to start the very next day. He came prepared for the job, from start to finish. Ryan is very up front and fair in terms of compensation. You will have zero issue with the transparency and fairness of his bids. It should also be noted that this is a very old building. The areas where the door hinges connected to the wall/door frame were extremely dilapidated, the wood was old and and over drilled. It was like putty. But Ryan rocked it. Not only did Ryan pay close attention to the style of the Victorian building and matched the details perfectly, his finished product was seamless. You can't even tell that work had been done. There wasn't even dust on the floor. It was legit, honest good work. 100% recommend.

If you’re looking to do any rehab work on your home, Ben Tarcher & Associates should be the FIRST architects you should consider! I purchased my first home, a three unit Victorian house (built in 1908), at the end of 2012. The house was a real-fixer up! Notwithstanding its charm and obvious potential, the property was riddled with defects, including the need to (1) build a foundation (as none existed), and (2) completely gut the two downstairs units. Ben completely redesigned the two downstairs units. He provided me with a number of distinct architectural scenarios for using the space. Ben proved to be a fantastic resource. I found him to be extremely professional, creative, and a clear communicator, all qualities I appreciated as a new home owner.

We hired Zephyr Arch to get the architectural plans and city permits done for our home (room addition project) They were very prompt in answering all of our questions and took into account our suggestions while coming up with the design. They also took care of the structural engineering requirement for our room addition project and got us the permits from city of Sunnyvale promptly. We had been looking for someone to remodel our home for some time, but no one came up with anything as creative, functional or as beautiful as he did. We're so happy we chose his company to do the job. He helped us immensely to choose just the right shade of wood flooring, tile, and cabinet design to compliment our our home, even down to the paint on the walls. We would never have come up with the ideas or color selections he suggested on our own, but now that it's finished, it looks beautiful. We're so happy we chose Glenn Garry Construction for our remodeling. Warren also gave us some great ideas for our backyard patio area that we plan on remodeling sometime next year. Yesterday Jalandhar and his team finished the new 2nd floor addition on my single family home in Burlingame before the guys started there was only an old attic , they completely removed the entire roof , built new walls and a new roof to create a 2nd floor, they then proceeded with a bathroom, 2 bedrooms and 2 walk in closets. Me and my wife are very happy and satisfied with the outcome of the project, from the hardwood flooring and custom builtins to the tiling and painting the expertise that was shown was much appreciated.

We purchased this house in 2003 and we have had Roland and Rafael every year to check our roof and do whatever repair work was needed. So this review covers years of work performed by Roland and Rafael. As long as you're in business and I own a home you will be the roofing experts that we will depend on. I do not have a single complaint in all these years. You come when you say your coming. You take pictures of any damage that needs repair, like when the raccoon family did a lot of damage on one end of the roof trying to get into the attic. You have never tried to sell me on anything I didn't need. When my roof does need to be replaced I will just call Roland and Rafael as I know I will get a fair bid and very good work. Thank you and your staff for the great customer service and superior workmanship.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
