Thanks to thumbtack I was able to find SOTA Construction Company, a great company for repairs I needed to one of my bathrooms, the shower wall tiles had to be removed and replaced, along with the fan, and some plumbing. They showed up within a couple of hours after I contacted them. And started the job as promised and on time. I'm very happy with the work they did. I would highly recommend these guys. They were very perfessional and nice too!!

Amber has been phenomenal. We have a large vacation rental property and have worked with several cleaners over the years, ranging from individuals to larger firms specializing in rentals. Out of all of these Amber is the best. She communicates effectively, using phone, e-mail, texts and pictures when she has questions. She does not hesitate to offer up her own ideas about things that need to get done, and she takes the initiative to make improvements. She has accommodated difficult schedule changes from us, and has kept us informed and in the loop when she has needed to make changes.

I hired Rick Rodriguez to rent a new home I purchased in Hayward, Ca in 2017. Rick worked tirelessly to find the right tenant for me. It took longer than expected but Rick got me a temporary tenant to help when the house was sitting vacant. Rick transitioned that tenant into a permanent tenant that I am extremely pleased to have living in my rental property. I trust Rick and know I can count on him to take care of my property management needs" Thanks, Christina Wu

I moved for my job and left my property to OneRent for rental income. And then I had to fire them because of their poor performance and lack of communication. The transition was challenging not only because I was away, but also because OneRent won't cooperate. Dana (the founder) was very patient & professional to handle all the issues and bring everything back into normal. While I was struggling with OneRent, I missed the chance to rent out my place, but she was able to find a good tenant after 3 showings. There are a bit of work involved - filling a few forms and so on. But these are the things that any landlord would like to be involved or at least wants to know. There is absolute transparency in the process and the fee is substantially low. Most of all, Dana is very knowledgeable and fantastic at handling the issues. One more thing - not sure if OneRent was trying to rip me off or if the price with Hemlane experts are reasonable. In any case, I got two quotes from these two property managers for the same job and Hemlane’s quote is 40% lower than OneRent. In all, I highly recommend hiring Hemlane - it is good to know what’s going on and my property manager has my back.

I set it up my rental listing on Ziprent and immediately started receiving interest from all of the popular rental sites. The tenants applied through Ziprent, did the walkthrough and signed the lease through Ziprent, and they pay their rent automatically through Ziprent. Ziprent has gotten me to a point where the property management is completely hands-off, and my tenants are happy with it also!

I recently started using Zently as my property management service and it has been a blessing. I've not had to deal with my tenant at all and everything is just taken care of. There have been a few issues since they moved in, but Zently handled everything on my behalf while keeping me in the loop. Also, since they have relationships with service providers, they were able to save me some money on the repairs. I highly recommend the service, especially given the low monthly cost.

We were referred to Geoffrey by friend and current client of his Superior Property Management. We have a three-bedroom condo in San Jose that was being managed by another company. We had nothing but repairs and tenant complaints. Geoffrey and his team took the property over and conducted a smooth transition from the other company. Our repairs have been non-existent since then and there have been no tenant complaints. We highly recommend Geoffrey and his team at Superior Property Management. Robert Kyle

About

At Azari Property Management, our philosophy is to make customer service a top priority, both for the property owner and the tenant, and vision is to make property management easy and peace of mind for our investors. We understand that each property is unique, and as a small company, we have the flexibility to tailor our services to our client’s individual/particular needs and investment goals. One reason I started The Azari Group was because I was dissatisfied with the property managers I had hired. As a property investor, I know the importance of good management, so I have assembled and trained a team that makes customer service a top priority and includes 24/7 availability, in-house maintenance services, property inspections, frequent communication with both owners and tenants – free of charge. I also have experience with homeowner associations, as a condominium owner and HOA Board Member and Officer, and we can provide these services as well. We designed our comprehensive services with the small investor in mind. Some of our clients have one investment property – others have dozens. We help meet the needs of our real estate investors by offering a range of services, from property management, tenant acquisition, record keeping, and relocation to locating a new property for a 1031 exchange or selling your current rental property. I have worked hard over the years to assemble a talented team of results-oriented individuals who place the customer first and are dedicated to increasing the cash flow and appreciation value of your real estate investment. My years as a financial executive and advanced education (MBA) give me the experience and knowledge to deliver services that meet the needs of both landlords and tenants. My clients especially appreciate my negotiation skills, which help maximize their investment income by getting the best price or highest rent. But don’t take my word for it. Our clients rate Azari Property Management ***** five stars, making it the #1 Property Management Company in San Francisco. You can read our client reviews on a number of internet sites, including CitySearch, Yelp, and Yahoo Local. Sincerely, Manzar D. Azari, MBA, Realtor Founder & President

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
