Matthew is an excellent communicator. He really wants to make sure the client is heard. He was very clear about what was within the scope of his expertise and when to rely on other specialists. I needed a very important retaining wall to be built away from the house to deal with a dry rot problem. Matthew was able to guide the scope of the work so that it did not become too big of a project. Matthew actually invited my input and ideas. Even though he is in high demand and quite busy, he always make sure that our discussion sessions were clear and had enough time to address the details. Great work!

Kris responded promptly to my project request. And even though we decided to move forward with a wooden retaining wall, instead of a concrete wall, he offered great advice on how to improve the waterproofing and longevity of the wood wall. I appreciate his professionalism and wouldn’t hesitate to contact Kris for future home improvement projects.

I was very satisfied with ARCC Builders. I had a large load and they sent another truck to pick up the remainder. They were very courteous and careful of touching the walls etc. I would certainly hire them again and recommend them to my friends.

We had Ryan over yesterday to repair 3 interior doors in a very old and actually historic San Franciscan Victorian house. In addition to the three interior doors, Ryan painted the front door which had also just been replaced. His attention to detail was great, there were constant adjustments to make sure everything fit, latched, matched, didn't drag, looked great, etc. His response was prompt, he replied almost immediately and was available to start the very next day. He came prepared for the job, from start to finish. Ryan is very up front and fair in terms of compensation. You will have zero issue with the transparency and fairness of his bids. It should also be noted that this is a very old building. The areas where the door hinges connected to the wall/door frame were extremely dilapidated, the wood was old and and over drilled. It was like putty. But Ryan rocked it. Not only did Ryan pay close attention to the style of the Victorian building and matched the details perfectly, his finished product was seamless. You can't even tell that work had been done. There wasn't even dust on the floor. It was legit, honest good work. 100% recommend.

Pleasure working with Elder and his team. Elder helped us with a major effort in both our front and back yard. He led the process for both the architectural drawings and the permit approval process. The construction lasted 3 months and the team was great to work with. Right from the get go-Elder was attentive to our needs and checked in on a daily basis to align with our overall vision. I'd recommend Elder and his team for retaining walls, concrete play areas, flagstone and paver work. Thanks Elder.

Since completing an extensive renovation project which turned out to be quite unpleasant, I've been more leery of hiring an unknown contractor. With Sergey Asadov of Wise Stage Remodeling, there were no such concerns. The project was replacement of a common fence in a steep/rocky backyard, which required finesse in explaining verbally what the outcome would look like. From initial meeting and followup calls, Sergey was direct, attentive, and easy to communicate with; grasping what was not expressed but understanding the goals of both parties. The contrast could not have been greater nor more pleasant, between the large contracting company and the smaller Wise Stage Remodeling. Concern, care for the project and client, and attention to detail made the whole experience a pleasure. The outcome is lovely, and we are in the beginning stages of a larger retaining wall/fence project which I am confident will be equally as fine. Positive personal relationships are not usually a noticeable attribute when dealing with repairs, renovations ... and messes. This is certainly an exception; additionally there was no trade off whatsoever in the kind, attentive level of workmanship and positive attitude, as well as pride in the level of good work done. Thanks for a Very good outcome, Very good experience, Very good company.

Builders, Inc.'s timeline. . I cant say enough about Mark and Steve Quigley of Environmental Builders, Inc.. The work they do is top notch. Their attention to detail is rare in this industry. Their compassion for their clients is nothing short of amazing. They not only cleaned up a huge nasty water damaged mess that had occurred behind shower walls for years and rebuilt it from the ground up, no literally they were down to the dirt in demolition, but they were kind and considerate all through out the job to my family. I trust them to be in my home alone with no worries. I am beyond pleased with this job and if I were a rich person they deserve to be paid more than my budget allowed for all they did for us but they worked with me and gave me a more than fair deal. This was a month long job and Mark and Steve became friends of the family because of their kind, compassionate and honest characters. I will never hire anyone else. I highly recommend Environmental Builders for any large construction or remodel job. These guys can handle any mess you can throw at them with all their years of experience.

Sebastian and his crew were excellent for our project. We had a pretty unique request where we asked him to build a substantial retaining wall, a decorative wood wall on top of that, a back deck, and another fence. It was mostly a cosmetic, hardscaping job to disguise some strange "SF-Style" weird hillside that abuts one side of our yard. I had much of the creative vision, but Sebastian brought a ton of great ideas, and excellent execution with, what I perceive to be, top craftsmanship. I will hire him again to do more work at our place. Also, he is a very chill guy, so that helped with our pace. We are not intense (I hope), but we demanded excellent, high-end work. He used top-end materials (ipe wood) and stainless steel hardware. He really matched our style.

We start the job week after , every day he communicated and update me , project was fast Clean efficient Im very happy with this job and with the Process !

Highly recommended. This was for a remodel project for our 1200+ sqft house for about two and a half month. I interviewed 12 GCs before I decided to hire Robert as Robert showed more responsive, honest, and a higher availability during my timeframe. The quote Robert gave is in the lower middle range among other licensed GCs. Upon started the project, Robert and his crew were onsite every day and worked diligently. During the work, I asked some more works beyond the original quote, e.g, wall insulation, crown molding, etc. The price Robert gave me was reasonable and transparent. Work quality is good as the city inspections passed along the project, and the final inspection passed the first time.

Jim and the James Gang rehabbed an old, dilapidated carport in our backyard and transformed it into a beautiful new living space. While several other contractors told us our only choice was to tear this structure down and re-build it, Jim immediately saw different possibilities, and was able to retain much of the existing structure and fix the structural deficiencies, which made working through the city's permitting process much easier. The James Gang worked to replace retaining walls, tear out old concrete and put it in a new concrete floor, replace studs, install new siding, paneling, windows and doors. Jim is a laid back guy, but also an excellent communicator, and is devoted to good craftsmanship and getting the job done. The guys worked very hard, often putting in 10 hour days. The project is fully permitted and passed inspection by City of San Rafael Bldg Dept- Jim managed this entire process for us from start to finish. It has been a pleasure working with Jim and the James Gang and I highly recommend their services. In fact, we are already re-hiring them to do a few other jobs on our property, including installing a new gate and replacing wood retaining walls.

I interviewed several different contractors I found through couple of websites (Yelp & Thumbtack) for a recent remodeling project. Frano, owner at Sol Builders, was the fifth and last I met with, but I liked him the best. He offered practical suggestions and smart advice at the initial meeting (moving kitchen walls, enlarging a storage closet and putting laundry in it), which the other four contractors didn't bring up at all. Of the five bids I received, Frano’s was pretty much in the middle, so I hired him. The house is a duplex consisting of a main unit (2 bedroom/2 bathroom), separate guest unit (1 bedroom/1 bathroom), and a garage (2,200 sq. ft. total). It was built in 1918 and was in need of a major repair including the following: kitchen and bathroom remodels in both units (new cabinets, appliances, tile floors, fixtures, drywall, ceiling); new central air & heat installation; complete plumbing and electrical upgrade throughout; interior and exterior paint; hardwood floors refinishing; carpet installation; building new deck, new outside gate and fence; attic insulation. It was a complex project with a long list of tasks, details, decisions and deadlines, but thanks to Frano it was a smooth ride the whole 10 weeks, from the beginning to the end. He got all the permits and passed inspections on time. He worked with his structural engineer to knock down walls to open up my kitchen, and to install concrete pads, posts and a beam. His sub-contractors are very skilled and great team players. He got me contractor's discount at several vendors (tiles, kitchen cabinets and hardware, all faucets). Frano was on site every single day, and also communicated via text and phone several times a day giving me updates. He handled any issues that came up with ease, humor and professionalism. The project finished on time and looks exactly like I imagined it. I’m very happy to leave a positve review for Sol Builders on few different websites for a project that gave me lot of anxiety before we started.

There are some times in life when you unexpectedly meet someone truly special, and that happened to my wife and I when we chose John to work on our home. We posted to Thumbtack just looking for a carpenter one day, met John, and ended up with a skilled builder who will be a friend for a long time. He did a kitchen addition for us, handling all the aspects from carpentry through plumbing and electrical and more. One of the most skilled builders I've ever worked with (always focused on "doing it right"), more versatile than most (over the course of our project he did engineering and on-the-fly design as well as handling all hands-on tasks), and a genuinely great guy to be around. The whole family was ready to adopt him. My wife and I wholeheartedly recommend John.

I hired Nick Lockwood of Lockwood Builders to paint the inside of a condo I'd purchased. We discussed what I wanted via email for a while and then met in the condo to go over paint choices. Nick brought along his paint/color specialist, a man who was of enormous help in choosing the shades of paint I wanted. Nick is a rare and special individual. As engaging as he is personally, he's even more obviously dedicated to doing an excellent job, no matter the size of the project. He and his helper were in my condo when they said they'd be, and the work was done with master craftsman-like precision. The job was finished on time despite my changing my mind about paint color a time or two. I also added a bit of wall above the stairs that hadn't been part of our original agreement—and he still finished on time. Honestly, Nick went WAY beyond my expectations in terms of the quality of his work and the overall energy he brought to the job. I'm sorry I don't have anything else I can hire him to do, to be honest, and recommend him enthusiastically and without reservation to anyone who wants any work done at their home or place of business, no matter the size of the job.

As we all may know, finding a good contractor is sometimes like finding a needle in a haystack. Silverado was a breath of fresh air after years of searching for a quality and reliable contractor. We hired Silverado for a full laundry room remodel which included demo, new walls, plumbing and electrical. We also ended up using them to install a few pocket doors which led to the discovery of a rat problem and a vent pipe that was never connected by the company who flipped our house. Antonio and his team were thorough, timely and clean all while being fair on pricing. We were thrilled with the outcome and plan to use Silverado again. I highly recommend.

Matt from Creative Builders is exceptional in his work. Very thorough before starting a job. He remodeled our bathrooms , painting, recess lighting installation .. all completed exceptionally well. I found him on craigslist and selected to work with him after talking to at least 4-5 other craigslist "professionals" only Matt made the cut. * thorough assessment of the approach he was going to take . * exceptional to communicate. Everyone in the family loved to talk to him. * always on time . Would come home at 8:00am sharp while completing the project. * Would communicate any questions and decisions well * Has great design ideas. The finer details you see on the pictures are his ideas and work.

I thank you first for being the best from customer service through out the past years. K & Sons had been referred to me through a mutual friend. I called this company requesting an estimate on a wood fence which let me to signing other projects including a new driveway, retaining wall & few touch up remodel in our house. The quality of their work was beyond satisfaction and worth the money we invested. I would call this company or any related construction project if needed. They are friendly and easy to communicate with if any doubt which deserves them a 5 star review. Thanks Sylvia Smith.

We had a problem with a leaking window in our home. We contacted several contractors and received bids for the work. We chose Barton Builders based on the quality of the bid, the price and the discussions we had with Steve Barton about the job. The window is 10' by 5' and is over 30' in the air and there is no easy access to that side of the house. Steve brought in a scaffold contractor who had to lift the scaffold over the house and erect a 3 story structure in order to reach the window. At all times Steve worked with the sub-contractor to make sure that the work was performed safely and properly. Upon beginning the demo phase of removing the old window, a serious amount of water damage was discovered. This required the removal of a large section of the back wall of the house and the repair of the structural damage. Steve worked with us on costing the work and scheduling the work so that there was minimal impact on the overall job. Steve had a copper flashing fabricated for the new window to insure that it would never leak again. The window is of excellent quality. The stucco repair, exterior painting, and interior dry wall repair were all accomplished on schedule and on budget and were of excellent quality. Steve is great to work with and listens to what you have to say. I would certainly use Steve again if the need arises and would recommend him to anyone looking for a solid contractor.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Hire skilled professionals for absolutely everything.
