I contacted Steve to inspect the roof of my room addition due to leaks. Steve was able to come out the following day for an inspection, and he was able to give me a same day quote which was several hundred dollars below the other quotes I had received. Steve and his crew were able to complete the work the same day and although I was at work he stayed in contact with me via cell phone which included pictures. I absolutely would recommend Steve for roof repairs without hesitation. As a matter of fact, I plan to contract with him to do additional construction projects on my property. If there were six stars I would have given it to him.

Jose and his team took a back room down for me at my house. He quoted me a price, and was true to his word. His team showed up on time. They were professional, worked hard, and actually completed the job ahead of time! Jose had estimated it would take a couple of days for the work. He was able to complete the job in one day. I cannot state how important it is to hire people who are honest and honorable for work you do on your home. There are alot of dishonorables out there....Jose is one of the good guys. His team cleaned up before they left - i think my yard was actually cleaner than when they arrived. I will use Jose and his team again for other construction projects in my home!!

Houman, you are amazing. People love our new restaurant. Look at our yelp reviews for the proof 😊. They can't stop praising about our restaurant interiors on all the social networking sites. Houman went above and beyond in helping us open our modern fast casual restaurant. Our budget did not allow for us to afford an interior designer. Houman stepped in as an interior designer along with the construction of our interiors. His ideas and execution were amazing. We couldnt have done the design so well without him. We had a tight deadline and Houman is the type of a contractor that wont mind working long nights and weekends. He worked around the clock to get us to opening day. The day before opening, late night we had a plumbing issue. Houman went out of his way, and came late nigjt to fix our plumbing issue! Thanks a lot Houman! We are thankful! Houman is very organized, professional and courteous on site. If you are looking for a trustable contractor I highly recomend him! I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

Kevin Ghazarians worked on a clothing store project for me in July of 2011. Kevin designed and constructed creative fixtures from start to finish using natural tree sections for one design and steel electrical materials for another design. Both designs exceeded my expectations. I will definitely use Kevin for future construction and architectual design projects. I recommend the same for others. As the Project Manager for an upgrade to a condo for resale, I hired Emmy Hyde to do the work. She did a great job! Her attention to detail was impressive and she was very easy to work with. As an Interior Designer, I work with a lot of contractors who assume I know nothing about their trade and often condescend or disregard my opinion. On the contrary with Emmy, even though she knows her trade well. Will definitely hire her again.

Florin did an excellent job installing the marble for a specialized walk in bath surround and fixing the drywall from the demolition of our previous bath/shower. Florin also worked well with our plumber to get the job done correctly. The marble looks beautiful, I recommend BCD Construction wholeheartedly to install anyone's marble or tile!

I would definitely recommend Sami and MHD for home renovation! I shopped for several companies and Sami provided the quote fastest with a very reasonable price. He is detail oriented, always responsive to calls and requests. He brought us to pro source stores to shop for material. Great quality with wholesale price. I did hard wood floor on my second and third level and the stairs for more than 2000 square feet. We used laminate. Sami did a fantastic work without using quarter round as transition per our request. It looked fabulous. Sami is definitely a trustworthy person and such a perfectionist with patience. We needed a project manager who is willing to spend time on our home while we can stay away and busy with our business. And Sami is definitely the one you can give your home to.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
