I have to say hiring Nima for some electrical repair and installation was one of the best ideas possible. He did an absolutely phenomenal job from beginning to end. I had personally interviewed seven other electricians to install floodlights motion detectors and a beam for home. Nima responded immediately, professionally, detailed in his process and procedure, and came in well below any of the other estimate. His work was flawless. I couldn't be happier and I promise if you hire him you will not be disappointed. He is a decent good man who does fantastic work for a low cost.

All, I requested Mr. Resendiz to lay a reinforced concrete slab and build a strong building on top of it so I can have a gym in my back yard. Overall I am extremely satisfied with his work. After calling numerous companies to obtain quotes, Mr. Resendiz beat all of them by a significant margin and exceeded the quality I was looking for. I ultimately was looking for a heavy duty slab that could withstand abuse such as powerlifting and a "meat and potatoes" structure on top of it. From the ground up, everything they did was aweome. With the slab, they reinforced it with re bar for added strength. With the "shed", they used treated wood for the base to stand up to any possible moisture as well as installed diagonal braces to all the walls for extra rigidity. I have added pictures below which hopefully show his good work. I look forward to using them again! V/R, Adam

Chris was great to work with regarding our new sprinkler system. He was very knowledgable and helped answer all of our questions. We had to install a new system in the front and back yard and Chris was very reasonable. He's great at what he does and did a fabulous job. Houman did a great job. He arrived and got right to work. He was very knowledgable in electrical. He did a great job rewiring and relocated outlets in my kitchen before install new cabinets. I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

What a great guy! Polite, honest, reliable, proficient and completely a pleasure to work with. And, more reasonably priced than most. John did some drywall repair and some other miscellaneous things. Wisk was a wonderful choice. Eric and Bill were very communicative, and did great work. We had them remove our fireplace and replace with 14' slider. They did all the associated demo, ordering, installation, tile, electrical, drywall and stucco work. They are pros from A to Z. We hope to use Wisk again for future projects.

Excellent service, professional installation. Todd called, we agreed on a day and time (for the following day), he showed up and it was done! He definitely came ready to remove my old blinds and install my new ones....and, my goodness, he was quick and efficient! You could tell he's done this a million times and knows what he's doing. And, his fee was reasonably priced. I would definitely use him again!

Jordan as a person was very nice. His inital follow up was prompt and he spoke very highly of his attention to detail. As a first time homeowner, I know little about construction and heavily rely on the expert knowledge of others to assist with our remodel. We hired Jordan after meeting three other contractors based solely on our interaction with him. When we originally had Jordan out to our house it was for a flooring quote only. Jordan explained he also preformed landscaping work on the side so we added that to our list. Jordan did an amazing job installing the floors! The entire dynamic of the house changed because of the floors. I was very disappointed in a few other areas which is the reason for 4 stars. We do not currently live in the house although we do have a few items in place for weekend visits. Towards the end of the job Jordan said that they were mostly finished so I had gone to check out the progress. The tile work in both bathrooms is crooked. The master bath is very noticeable. In addition, my bedding was covered in dust and they had smeared grout into the carpet in my bedroom. There was also sloppy grouting and caulking done in several areas of my home. To add insult to injury his crew decided it was ok to help themselves to my kids popcicles - this actually upset me just asuch as the tile floor. Giving credit where it is due: Jordan and Tim did have my carpets cleaned, my bedding dry cleaned and I was given the option to have them rip up the bathroom floor or receive a discount from my final bill. Jordan did offer to replace the missing popcicles as well although that never did happen. The landscape looks nice as well but we asked to keep the remaining turf and that also didn't happen. I asked jordan about it and he said what was salvageable was in our shed - it wasnt. Again, I was very happy with the floors but the other items make it hard to say if I would rehire for additional projects. Nice guy but I didn't feel like our home was cared for in the way he said it would be. If you do decide to hire Jordan my recommendations would be: 1. Get a detailed breakdown of the work 2. Notate about the use of your personal items (they completely filled up both our garbage cans) 3. Inspect. Inspect. Inspect. Check every corner.

They created a pretty complicated project by installing cabinets that perfectly fit together with a secret doorway. The project itself was a challenge and they executed it perfectly. They also were very good at communication and were able to add in some unique touches and help me with circuit issues in the room. The negatives, however, was there was a lot of problem with scheduling. I continually felt like I was the lowest priority on the list. Although he said the project would take 4 weeks to complete from time of payment, it stretched into 7, with constant calling and egging to get work done. They also used my saw to cut the trim, without asking, and did not clean up afterward which was a big negative in my book.

The owner of Rios Custom Carpentry, Erik, was very courteous & knowledgeable in what my husband & I wanted done, which was repainting our backyard shed's roof, repainting one of our bathrooms' vanity & medicine cabinet, & repainting the master bedroom's bathroom ceiling this past month (March of 2018). Since he did an excellent job on those projects, we re-hired him to repaint all of the doors & door frames inside our house!

One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

I will be calling on Matt from now on for any tasks that need a contractor, handyman, or jack-of-all-trades! He is ultra responsive and his rates are extremely reasonable - especially considering the excellent skills he brings to the task and his “let’s get this done” work ethic. Matt is professional, courteous, very conscientious yet flexible: so easy to work with! He responded to my handyman request within minutes of my posting it. We worked out details at that time, he accepted the job and he had everything completeed at my home 36 hours later! While working steadily, quickly and effectively, he still took the time to involve me in “design” or “installation” decisions when there were options - something I really appreciated. He’s a great person; left the work areas clean and tidy and left me feeling I’d found a great resource!

We hired Nick Sinyuk as our contractor for a complete kitchen remodel. We chose Nick based on his high Thumbtack ratings, as well as both his (low) estimates for cost and time completion of 2 weeks. While the job took him 4 weeks rather than 2, he worked very hard to build a beautiful kitchen that has received glowing reviews all-around. He cut no corners, used quality materials, and sought our input on every decision and detail. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
