After interviewing several others for the management of my 6 unit building which is in LA and I live in Santa Barbara, I decided on Kyle Douvros. Met with him and he is young, but extremely professional, eager and has the backing of his Dad's real estate company of 30 years. So time will tell, but it is starting out just the way I want it to be.

Peter is a great real estate agent. His determination as well as his tenacity to do the best for his clients is evident in his work. Even with challenges and hurdles he manages to steer the ship in the right direction, all while making it look easy. I was thoroughly impressed with his professionalism, knowledge and flexibility with any question or situation that came up. I would definitely recommend him to anyone, buying or selling, or in our case, both at the same time! I can’t thank him enough for what he has done for myself and my family.

Lisa has been our real estate agent for our last few times. Lisa is knowledgeable, understanding, honest, fun and extremely thorough. On our most recent transaction, we relocated before our home went on the market. We were confident from previous experience that Lisa would take care of everything and communicate throughout the process. We highly recommend Lisa!

MARK IS THE AUTHENTIC PROFESSIONAL I'm honored to give a review for Mark Stacey regarding the sale of our house in Tustin and the purchase of our home in Lake Forest. We had been involved in 9 real estate transactions prior to our daughter's referral of Mark. Our previous real estate agent that we had used in a couple of real estate transactions misled us. As we all know too many salesmen will tell you whatever you want to hear and not back it up. Mark backed up whatever he told us. I have to say that I've hired several real estate agents in the past, and nobody was near as advanced technically as Mark. I am amazed by his technology used in marketing real estate. Honestly, what Mark did to expose my house, I would not have believed it was possible without spending a hundred thousand dollars, such as the exposure he gave our house on Google, and Youtube. He also marketed our house on Social Media such as Facebook, Instagram, Snapchat, Pinterest & others. We did some minor repairs to the house before he took hundreds of pictures and dozens of videos. The contractor he recommended had very low prices and good work. I was concerned with Mark's suggested price for the house that was under market value, the sale price he suggested was right on to attract a bidding frenzy. His concern was the offers may get too high and our accepted buyer may back out. He contacted the lender before accepting the offer and looked at the buyer's income documentation, credit, debt and bank statements as an underwriter. We received a large deposit and required the buyer to wave the appraisal contingency. He met with the inspector and stayed with him for about 5.5 hours to help assure the buyer would not have the inspection report as a negotiating tool. He sold the house $70K above the asking price and about $30K above the appraisal. Mark's Transaction Coordinator was great, she made the paperwork easy and quick for us during the sale and purchase. We will continue to use Mark's contractor, except we may not want to refer him out because we don't want him to be too busy for us. Mark showed us more than a dozen houses in Irvine, Huntington Beach, Newport, North Tustin, Orange Hills, and Lake Forest before we found the single-story house that we will stay in till death depart. Mark told us to make our first offer our best and final offer. We didn't want to lose the house we fell in love we with at first sight. We outbid 7 buyers on the house, Mark had the mortgage agent call the listing agent before our offer was accepted and provide proof of funds with a strong approval letter stating (compete with cash offers) to close within 14 business days as we did. After our offer was accepted he negotiated for a credit and a lower purchase price to compensate for potential repairs. We are grateful for Mark's assistance in our real estate transactions! We look forward to giving Mark highly positive referrals!

One of the best agents I have ever worked with!!! DJ helped me get in touch with the perfect lender to assist my mom with refinancing her home. My mother seen a major increase in her mortgage payment and screamed for help. DJ provided us with some of the best Direct Lenders in the real estates business and we were able to get my mothers mortgage payment down from $2,300 to $1,400!!! In addition to that, my brother moved from the state of Florida to California and wanted to buy a condo! He found my brother a condo I a matter of 6 days. And then....AND THEN..we closed in 15 days! I cant thank him enough for all he has done for me and my family! DJ and his Vantage Realty Team went above and beyond and will always be my realtor...PERIOD!!!

Found Charla's contact info on some rental listing so I just sort of lucked out I guess. She immediately responded with several nice options to choose from and we narrowed it down to just a few. Her timely responses and 'no nonsense' attitude helped me secure a great apartment that was getting heavy interest in addition to myself. If you want someone to get it handled for you and you're not a big fan of wasting time, don't bother calling anybody else. :)

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

    • Home inspection: $200-$350 or more, depending on region.
    • Home appraisal: $250-$400 or more, depending on region.
    • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
    • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
