He got right to work on replacing a defective valve, relocated a sprinkler head, and repaired irrigation controller wiring. This guy really worked hard while he was here. James was fast, efficient, and solved every issue I had -- including coming up with ways to solve problems as they arose. Houman was on time and very professional. The problem was diagnosed and repaired quickly something two previous electricians had failed to do. Houman even drove back up Laguna Canyon on a Sunday to get a part from Home Depot and did not charge me a penny over the cost of the part. Highly recommended.

I had a wood fence project which was quite complicated because one 20 feet long retaining wall had to be built before the wood fence installation. Tim took this hard project. He and his crews, Ryan and Nick were all hard workers. Every single day, they came to the job site on time, did everything they should do according to the construction code. Besides, Tim was very attentive to my needs and modified the original construction plan by adding one 6 feet long concrete block wall to the iron gate. I am very satisfied with his professional service. Tim is passionate about his job, which makes him outstand other contractors. I'd like to recommend his service to any other's project!

Installation of flooring. I was not going to install in the kitchen flooring because of a cabinet that sits right above my fridge. Mike the owner said he would move the cupboard up an inch so the flooring and the cupboard would still leave room for the fridge. No problem and free of charge! How great right? He had his laborers do the flooring BEFORE and then told me he was unable to move the cabinet. Since he couldn't leave my fridge in the middle of the kitchen floor, he had his guy force it into place and cracked the cabinet. NOT only that, there was a vent that was suppose to go just under the front portion of the fridge which was already cut out....but now could not fit into the hole because the fridge was too tight against the upper cabinet. So...he had a piece of flooring cut and put into the hole with the grain going in the opposite direction!!!!!!!!! I now have a cracked and ruined cabinet, a floor with patchwork and will never be able to move my fridge for cleaning behind and under. I can only imagine what damage was done to the new flooring under the fridge. BTW, I work for a union contractor so the laughs on me.

Thank you Cabrera's Electrical. We have had so much work done on our home, yet when our private contractor retired, we did not know what to do. Cabrera's had the most professional response online. We had (2) large ceiling fans to be installed, and needed electrical re-wiring of the (2) wall switches that would be used. His quote was what our retired contractor told us it should be. Our fans and new electrical are perfect. I plan on using him again for other projects that we have. We have already referred him to friends of ours. It's such a relief to find somebody who cares about your home, as much as you do.

We decided to install a hot tub in the backyard but needed a 220 connection away from the house. We tried to do some of the work ourselves by prepping an 18" trench for an electrician to come and wire. The soil was tough and the job harder than we thought. American Castles came and picked up where we left off, dug the remaining trench, connected the line, installed the box, and even recessed some of the line behind the stucco for a better visual. They didn't cut corners, showed up in a big team, and took care of everything without a problem. Price was reasonable. I would hire again.

I hired RGB construction to do my kitchen remodel, bathroom remodel, paint the interior of my home, and new floors throughout my house. My designers name was Baltazar. He was very professional and came up with great designs for my kitchen cabinets, backsplashes and bathroom tile work. The workers were polite, on time, and took good care of the house. One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

She worked beautifully with everyone and created an absolute haven for us. Living in Southern California along the Gold Coast is a beautiful luxury. We contracted Jeff and Rick after getting bids from 5 other companies. We mainly dealt with Jeff for the majority of the job. He is very professional and detail-oriented, which we appreciated. He sent us an estimate and we hired him soon after- but then he told us he made a mistake and needed to charge 15% more for labor costs. We negotiated what we thought was more reasonable and he agreed. After a few more weeks of delay, he told us that Rick underestimated another portion of the job and would have to charge more as well. By this point (5 weeks after officially telling them they were hired), we were anxious to get started so we again agreed to the change. They started a week later and were done in three weeks. The good news is that we're very happy with their craftsmanship- everything looks exactly like we wanted it to. We were just disappointed with all the changes and delays. We will consider them for future jobs as their price for this project was very reasonable compared to other contractors.

Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

We knew that we needed to add on to our home because my daughter and 2 grand babies were moving in, but that was all we knew. We met with 3 contractors. The only one that actually had ideas to help was Phils Contruction. We were thinking of adding 1 room and Phil showed us where we could make it into 2 rooms and a bath. His ideas were perfect... and it was the same cost as the 1 room addition would have been! His workman were professional and ALWAYS ON TIME! Phil was personally on the job everyday. He answered all questions every time we called....and actaully answered the phone..EVERYTIME! Our project passed inspection the first time and was completed within the time frame of the contract. We will never have another contractor, not as long as Phil is around. If you don't have Phil do it, don't complain when its not done right.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
