I wanted to replace under-mount two bowl sink and contacted several plumbers but all of them told me that replacing under-mount sink is very difficult and could damage to my granite countertop. However, Amin agreed to do the job after inspecting my kitchen sink and did a wonderful job. Even dishwasher installers from Lowes appraised his excellent job.

I have to say hiring Nima for some electrical repair and installation was one of the best ideas possible. He did an absolutely phenomenal job from beginning to end. I had personally interviewed seven other electricians to install floodlights motion detectors and a beam for home. Nima responded immediately, professionally, detailed in his process and procedure, and came in well below any of the other estimate. His work was flawless. I couldn't be happier and I promise if you hire him you will not be disappointed. He is a decent good man who does fantastic work for a low cost.

Chris was great to work with regarding our new sprinkler system. He was very knowledgable and helped answer all of our questions. We had to install a new system in the front and back yard and Chris was very reasonable. He's great at what he does and did a fabulous job. We are so excited that we now have working sprinklers to water our lawn!

I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

We recently had our home painted and wanted to add exterior coach lights to both sides of the garage door. We had several quotes for the job (using same materials) and Mike's quote was the most reasonable of them all. We set up an appointment for the job and Mike not only showed up on time but also called to let us know he was on his way (this is rare with most contractors/installers). He performed the work promptly and added a photo cell so the lights turn on at night and off in the morning by themselves. This exterior accent lighting was the finishing touch for our home improvement project which now also adds a bit more security to our dwelling. We were extremely happy with Mike's friendly service, highly recommend him and plan to use him again in the future. American Castles and Mike Tay are class acts!

After looking into our project (drywalling garage and some demolition), we realized we wanted to wait on this project and save up for a better budget that would serve our needs better. However, our experience with George was very professional from the get go. He called and stopped by the very same day I posted the project. He provided an estimate on the spot, and even stopped by a day later to drop off a written estimate. Since we want our garage to serve as a gym/work area, we realized we needed a bigger budget to serve our needs and have the final project be as nice we'd like. George's professionalism left me feeling very impressed and comfortable with him. This is the type of man you could trust both inside/outside of your home, and for this reason, I'll definitely be considering George for any work my home needs in the future!

Aaron did a wonderful job installing a really difficult light fixture, and making adjustments on an equally difficult light fixture in my home. He arrived on time, knew what needed to be done, and he did it all for a reasonable price. Both fixtures look really great! I highly recommend his work!

Milton did a great job with the electrical work in our home! We had him add in a bunch of outlets, install a nest doorbell & security camera, install motion sensor lights & setup outlets for a tankless hot water heater and microwave. We were really happy with all the work he did and would definitely recommend him & use him again in our future. He was on time, responsive & professional. Thank you again for all your help!

Scott is solid, honest, conscientious and provides quality workmanship. He responded promptly & responsibly, and started & completed the installation of my pet door when he said he would, including shopping for supplies and providing receipts. He took initiative to understand the operation of the unit, and figured out the most professional method for a great-looking result, including going the extra mile to caulk and finish edges. I am hiring him again for additional projects, such as Solatubes installation, and I have recommended him to clients and friends. Very pleased to have found him!

I had him come to remove a ceiling fan and install a new ceiling fan and wall switch. Because did such a nice job, I had him remove and install two bath faucets one of which needed more repair than I thought. He also repaired my tub faucet which I knew needed lots of work. If I need anymore repairs, I will definitely call him.

One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

We are very pleased with our home remodel done by JC Builders & Design! Joe and his team completed all new flooring, paint, light fixtures, baseboards, and installation of 5 ceiling fans. All finished work is of highest quality. JC Builders & Design responded quickly to all inquiries, and were very thorough. Work progressed steadily from day 1, and the whole project was completed on time. We even added a couple of items, and those were also completed on time. We love our "new" house and recommend JC Builder & Design to all of of our neighbors and friends.

We hired Jeff from Rick Dorn Constrution to install some kitchen cabinets in our remodel. We had cabinets picked out already and he recommended some others of better quality for less. Installation took 2 days and he cleaned up after himself. He also pointed out some other things that should be fixed on our project which was greatly appreciated. We would work with them again.

Ramos & Son Contruction Co has done alot of projects for me over the years. I live in a Tri Level home in Covina Ca and Juan Ramos has Remodeled my 2 bathrooms, Kitchen area, Outside waterfall pond, electrical work, reinsulated the upstairs walls in all bedrooms, plumbing work, recessed lighting, repositioned a major support post in my Garage area for more room in the laundry room, installed Crown molding around the interior of my home, and painting. I have a touching story of Juan Ramos, In the summer of 2016 as Juan Ramos was reconstructing my exterior waterfall pond area, my 4 year granddaughter was placed in foster care, so I had applied for my granddaughter to get placed with me, there was alot of things that I had to do to get my home ready for inspection by the dept of Children Services for the home to be approved for my granddaughter to be placed with me. Inspection day came and everything was looking good until the social worker inspected the fireplace, the social worker indicated that she could past the. Inspection because the fireplace did not pass because the fireplace had a steel mesh protector in the front and that it needed a more stable protector, my heart just dropped because my granddaughter was still in foster care with people she did not know. So, immediately I thought of Juan Ramos that was outside rebuilding my pond as the social worker was there doing the inspection. I immediately went outside to ask Juan Ramos if he could temporarily construct a temporary barrier in front of fireplace so the inspection could pass. The social worker said that would be good and ask me to send a picture of the temporary barrier once its installed since she had to leave for her another assignment. Juan Ramos immediately went to Home depot to get the materials needed to construct barrier as I had to report back to work, Juan Ramos completed the temporary barrier within a couple of hours and then he sent me the picture of barrier so I could send to the Social worker, the Social worker was impressed and approved home for my granddaughters placement with me. My granddaughter now has a safe home, and I have adopted her and she now goes to a Christian school in Covina Ca. I give alot of thanks to Juan Ramos for going out of his way and doing this for my granddaughter . Overall Juan Ramos does excellent and remarkable work, his work is very neat, clean, and very detailed at a great price, there was never no delay in all the projects that he has done at my home. Most importantly he's a man of honor, with a heart of gold. I have so much respect for Juan Ramos because of his honesty and caring nature. Best contractor I have ever met in my life.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
