Stephen did a great job on our flagstone patio! He was very competitive with the estimate he gave us for the work we wanted done. Not only that, but he completed the job in record time- 2 days from start to finish. He is courteous, prompt, reliable, and he takes pride in his workmanship. In today's world, it is rare you come across contractors that still possess those qualities. We will be calling Stephen again when we need any type of home improvement work done around our home. I highly recommend Stephen! Great guy who does great work!

Chris called to confirm our appointment the day before, and she showed up right on time. He got right to work on replacing a defective valve, relocated a sprinkler head, and repaired irrigation controller wiring. This guy really worked hard while he was here. One of the most pleasant contractors I have ever hired, he was professional, and he cleaned everything up when he was finished. I highly recommend Chris and the services he provides. I am not one who ordinarily takes the time to write a review concerning some work that I had done. In this case I am making an exception due to the experience that I had. I had some major backyard fence damage due to strong winds that also affected the adjoining neighbors on north and south side. Mark gave me a detailed invoice as to cost and labor and helped coordinate with my neighbors to split cost and he provided all of us with individual invoices that broke down all costs and labor. Mark is extremely knowledgable, very diligent and he constantly communicated with me to let me know about any concerns or issues that arose during the job. He has an engaging personality and a great sense of humor. His finished work was incredible. Better than I could have ever envisioned. His work ethic is outstanding. He started the work when he said he would and finished the work when he said he would, which has been an issue with other handyman contractors that I have hired in the past. I will hire Mark for every future job that I have and I highly recommend him to anyone that uses this site for referrals. I am happy to have been able to write this review and I know that anyone who reads this and hires Mark, will feel compelled to write their own glowing review. Thanks again Mark.

George is an excellent painter. He painted the stripes on our dining room wall with great precision. And, he painted all the stucco trim around the garage and our front door. I would recommend him to anyone.

Tom is friendly and efficient. That's why he is busy. Found him to be honest and reliable. I believe hiring a real contractor for roof repair was very important, because I don't want to wait for the next rain to see if he did a good job or not. I trust him and his quality of workmanship.

Jordan as a person was very nice. His inital follow up was prompt and he spoke very highly of his attention to detail. As a first time homeowner, I know little about construction and heavily rely on the expert knowledge of others to assist with our remodel. We hired Jordan after meeting three other contractors based solely on our interaction with him. When we originally had Jordan out to our house it was for a flooring quote only. Jordan explained he also preformed landscaping work on the side so we added that to our list. Jordan did an amazing job installing the floors! The entire dynamic of the house changed because of the floors. I was very disappointed in a few other areas which is the reason for 4 stars. We do not currently live in the house although we do have a few items in place for weekend visits. Towards the end of the job Jordan said that they were mostly finished so I had gone to check out the progress. The tile work in both bathrooms is crooked. The master bath is very noticeable. In addition, my bedding was covered in dust and they had smeared grout into the carpet in my bedroom. There was also sloppy grouting and caulking done in several areas of my home. To add insult to injury his crew decided it was ok to help themselves to my kids popcicles - this actually upset me just asuch as the tile floor. Giving credit where it is due: Jordan and Tim did have my carpets cleaned, my bedding dry cleaned and I was given the option to have them rip up the bathroom floor or receive a discount from my final bill. Jordan did offer to replace the missing popcicles as well although that never did happen. The landscape looks nice as well but we asked to keep the remaining turf and that also didn't happen. I asked jordan about it and he said what was salvageable was in our shed - it wasnt. Again, I was very happy with the floors but the other items make it hard to say if I would rehire for additional projects. Nice guy but I didn't feel like our home was cared for in the way he said it would be. If you do decide to hire Jordan my recommendations would be: 1. Get a detailed breakdown of the work 2. Notate about the use of your personal items (they completely filled up both our garbage cans) 3. Inspect. Inspect. Inspect. Check every corner.

We wanted to get crown molding installed along with a trayed ceiling. Although none of the contractors knew exactly what we wanted, Frank worked with us to turn the image in our mind into reality. He got the job because, as a general contractor, he has the skill, manpower and equipment available to do multiple jobs like electrical work and cabinet work (our job also involved drywall and painting work). So, although the project started as a simple crown molding job, we got a lot of other things taken care of. Franks and his crew was very friendly and professional. They were very responsive to our requests and worked to make us happy. For example, we wanted to have Plexiglas installed in a cabinet door. After he did this (in his shop) he didn't think that we would like the result, so he installed a dark glass panel instead. We were very pleased with the result. In fact, we were so pleased that we are hiring them again for another job. I highly recommend Ruiz Construction Co.

My experience with contractors has not always been favorable, however, Artisan Design & Build has set a new standard of EXCELLENCE. Sidney, the head contractor, was able to understand what I wanted/needed and made suggestions that were cost efficient. Not only is the work first-rate and aesthetically appealing, he was able to complete the jobs before the deadline.

I highly recommend Albert and his team! Within hours of my Thumbtack posting Albert responded and was there to walk through my projects within a day. He provided a very reasonable estimate, arrived when he said he would to start work and was very patient with my many questions and changes, keeping me updated at all times. It is refreshing to find a contractor so responsive, honest, reasonable and reliable. The work quality was exceptional and any issues I had were resolved to my full satisfaction; I was constantly asked if I liked how things were going. I hope to use this company again for future projects!!

ACE Construction just finished a project as project manager and contractor. He managed all subs on job,OKed payments and sent me photos to keep me abreast of work progress. (My wife is disabled and I am not able to be on job site a lot,and Mark is my eyes and ears along with being a sub,) He is well versed in all trades ,and very good in electrical. I would not be able to continue work projects ,if not for him. God bless him. as I have 55 years of general contracting and design work ,I do not wish to retire. He keeps my jobs going. Ric Lua and his staff were a pleasure to work with and always responsive to our questions and comments. They prosecuted the work quickly and professionally (remodeled bathrooms, all new windows, scraped popcorn ceilings, all new floors , re-stuccoed house, painted exterior and total re-landscape and irrigation system of front and back yard). We were able to move our sister back into her house within one month which was very important as she was undergoing chemo treatments. We really liked that most of the work was done in-house by Ric's staff. Where he brought in subcontractors (windows/stucco and tile work) Lua managed them and they showed-up on time and completed work promptly.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Hire skilled professionals for absolutely everything.
