I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

I originally used Haggerty Construction a few yer ago for improvements to my rental properties. The crews always showed up on time. And were always professional. They finished on or ahead of schedule and were always able to work within my budget. Because of this I decided to use them for a small but high end bathroom in my own home. Although I've only selected S.I.G. a short while ago, I'm very impressed with Mike Shaar's property management knowledge and that of his team. Amazing people! I highly recommend PMI golden state to any home owners out there! My tenant was calling me day and night for every little thing and honestly it was very bothersome so I decided to hire a property management company and called numerous places but didn't like how all these agencies were just too aggressive and didn't sound sincere. Then I've heard some great things about PMI so I decided to give them a call. From the first phone call I already knew I could trust them so we set up a meeting. Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
