Rating: 10/10 I had requested 2 sofa's to be picked up and be taken to the dump! One sofa was a large sleeper "L" shaped sectional and the second sofa was a studio sized "L" shaped sectional. Mr. Loera was extremely professional and responded quickly even though I am a night owl and was corresponding late at night. He was able to fit me in-in his schedule and Not only did he arrive on time but he was even a little early. Mr. Loera was very polite and nonthreatening. Easy to approach and got right to work. He wasn't pushy or try to change the price we agreed upon last minute. I would definitely Mr. Loera & James R Loera Construction; to any single females that need help moving things or to anyone looking for a reputable and trustworthy professional. I will definitely be calling Mr. Loera for future projects!

This was the first time I ever used Thumbtack and if everyone is as great as Mike / C.M.N Construction, I'll be using this site a heck of a lot more. Right away Mike's bid stood out from the rest, I appreciated that he took the time and wrote exactly what he would be providing, time it would take and itemized the price. After selecting his bid, Mike immediately opened up communications without me first having to pester him. He worked with my crazy schedule and would always emailed me back immediately when I had a question. On the day of the move, he texted me in the morning to confirm our time, then again 15 minutes before arriving to let me know he would be on time. Mike and his partner were organized, fast and really cool when I asked if I could move even more than I originally anticipated. He even asked if I wanted more things moved without trying to upsell me on his bid price. At the final destination, Mike once again careful yet fast getting everything unloaded and neatly set-up in the new location. After finishing, he genuinely seemed surprised when I asked how much more I should add to the original price for all the extra work he performed. I really hate moving... but Mike and his partner made this experience so much easier. They were extremely professional, courteous and pleasant to be around. I would have no problem highly recommending them and plan on using his services again in the future. Mike, if you read this - thanks again for the great job and being such a great sport!

I hired Excel Construction to work on my backyard in early June this year. They were referred to me by a neighbor friend that hired them and was very happy with the work and the results of the remodeling. The property was built in 2000’s and the backyard was old and needed to have a real and massive makeover. The remodeling project was definitely a big one because it included a lot of features that I wanted to do and have. Before the work got started, I met several times with Eyal at my house. Eyal checked the back yard and took a lot of pictures and measurements of the existing space. Later on, in the 3rd meeting, Eyal presented me a 3D design plan that was generated at their office and it contained how my backyard will look like. The design was excellent and in details. That gave me a clear view of what they wanted to do. I decided to make the backyard fit with the style of the house. The backyard project included all the turf grass with nice stones and BBQ area that is the main focal point of the entire space. After everything was approved and the work started, Eyal took care of all the necessary paperwork with the city and he made sure that everything will be done properly. Their team of workers did arrived to the house early of each day and when they got started no one was late. I was impressed with the work ethic of all the people that were involved at my house project from Excel Construction. This proved me that this company is one of the best construction companies around. By having each day workers working at the house, it was very fast before I could see how the backyard is coming into new life and I was excited to see how it was all being put together. When they finished the remodeling, they made sure that everything was cleaned up and the space is ready to be use. I was extremely pleased with their work, and am finally proud to have friends come over and hang out in my backyard.

I originally used Haggerty Construction a few yer ago for improvements to my rental properties. The crews always showed up on time. And were always professional. They finished on or ahead of schedule and were always able to work within my budget. Because of this I decided to use them for a small but high end bathroom in my own home. My wife and I were very pleased with the outcome. Haggerty Construction is the only contractor I will use for all my Construction needs.

I had a GREAT experience with Daniel from World Class Construction! I did not know him before, but he is now my "go to " guy. I had a smaller but very difficult job with some drainage issues and he came up with good suggestions on a repair and his cost and service were great. Also had some additional drywall work done and he was also very fair and competitive. Daniel was also very professional in every aspect, from the contract to finshing the work.

The team at GIM completed a whole home remodel with solar system. I was looking to make some energy efficient upgrades. My first home purchase and I was looking to invest a little on the interior since the home was a little out dated. They helped me to decide on what the interior finishes I wanted to go with. We ended up using spray foam for insulation, foam roof, and many other energy efficient upgrades. On top of that the solar system also comes with battery back up. Each step of the way I was informed, they even took care of the design and permit process. Great team on staff. Check them out for any construction needs. Appreciate all the hard work.

Excellent service!I highly recommend Ranbay Construction for home or commercial renovations. The minute I met Brad I knew he was the best! My house and office needed a complete renovation and Brad walked me through the process, helped me pick out materials and finished the job on time! He laid out several options in a clear, no-pressure manner, and was extremely communicative throughout the process. His team showed up on time on every appointment, and they completed the work in the agreed upon time period. The clean up was excellent. They are very hard-working, helpful with questions and concerns, and trustworthy. I did a lot of research and interviews with multiple contractors before picking them. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
