I hired Casiano's to replace my kitchen faucet. The faucet was making noise and then water spray got clocked. I had already purchased a replacement faucet that was recommended by my HOA, so I just needed someone to come and replace it. I wasn't able to be present, but my renters liked that setup was friendly and professional. When I arrived to inspect the work, I found everything as good as new. I also appreciated Casiano's flexibility to accept payment via PayPal. This allowed me to not bother my renters with payments, inspect the work afterwards and pay without scheduling further visits.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Hi hired Tom / Diablo to replace a toilet in a rental unit. The flap in the toilet tank was not closing completely and this was leading to constant dribble of water going into the bowl and being wasted. The property management company I have sent their technician to fix by fixing the internal mechanism in the toilet but that didn't work after a few days. So I was ready to change the whole toilet and I even bought one from Lowes. Tom, upon checking out the toilet, said a new toilet wasn't necessary and he'd fix the existing mechanism and if it breaks down in the future, he'd replace the toilet at no labor charge. So as long as the fix holds, I've saved cost of a new toilet. Tom seems to know what he's talking about and so I'm assuming fix will hold for a few (5+) years at least.

We bought an older house with an existing sprinkler system. Some zones were not working properly and others had sprinklers that needed adjusting due to age and mature landscaping. Joe quoted us a reasonable price for all and was very specific about what needed to be done. When the job was finished it actually came under the quoted price, everything is working great and he showed me how to use our inherited system. He also adjusted the water usage to save on water with the more mature landscape. He was knowledgeable, friendly and professional! Will definitely refer him and call on him for any issues we may have in the future!

Our First job using Mr. Phillips was a driveway resurfacing and because of his work ethics and smiling demeanor we called him first when we had a broken pipe issue during the Holiday season. Which he responded to quickly and was able to replace the broken pipe and get us back up with hot water with a since of urgency that I was grateful for. Since then he is our GO TO Guy for all of our Property's R & Ms. From Painting window frames and gutters to installing a new water pipe for the intake to the house. We have been pleased with his insight and forethought for future areas of concern and determination to find answers that he didn't have current knowledge on at the time. He has been fare with his quotes and even giving us a return customer discount, that makes a difference.

Rico Marenco is truly a jack of all trades. There is no problem too big or too small for him to fix. We initially hired him to help us hang some TVs and large pictures in our rental house and he ended up helping us with about 30 other things - from installing a new instant hot water fixture, to reprogramming a universal remote control, to removing dysfunctional light fixtures, to rewiring broken light fixtures. He is a delight to have in the house and is incredibly professional and attentive to detail. He was so very accommodating and changed his scheduled without hesitation so he could finish up everything we had asked him to do, and more. He did not nickel and dime us for all of the tasks and he was very thoughtful about purchasing materials, always asking for permission in advance, and not padding any of the charges. He is honest, hard-working, polite and fairly priced. I recommend him HIGHLY and would hire him to renovate our house if we owned one!

Elder Jerez is a very knowledgeable landscape designer. He did a decent job for our backyard. We had around 2000 sqft area that need to put concrete on with patches of artificial turf. He did a thoughtful analysis on our drainage system, water drip system and wiring system. Construction quality is above average. Elder is very pleasant to work with, we had a good experience with him and his staff. He will meet your demands on design changes and fix minor defects that shown up during construction. One thing needs to improve was the scheduling. Our backyard project was delayed for one week due to material and resource constrains.

Kitchen remodel and other repairs and improvements: After ordering a Home Depot Quartz countertop and backsplash we hired Anthony to take out the old tile countertop and tile backsplash. He replaced the drywall, sink, disposal and pipe. In the kitchen he added additional electrical outlets, replaced the ceiling light and installed a dimmer, installed under cabinet lighting and a timer for our outdoor pole light. Anthony is a hard worker, trustworthy, reliable, friendly, honest and affordable. He communicated well. He also replaced our rusty patio gutter and downspout and replaced clapboard, fascia and flashing as needed. He drained our water heater and installed a sediment filter for all incoming City water. We will use him again in the future and will recommend him to anyone.

I hired Don to make irrigation work in the backyard - I needed to drain water from the lawn to the street in the front of the house and installing about 460 Sq. Ft. of new grass. I had several quotes for this job, the highest (from highly rated Yelp person) to be almost $7,000 including installation of French drain all the way. The lowest was about $2800, also with French drain, but it would not bring the water to the street, only to the basin in the middle of the lawn. Don answered my call very quickly and arrived to make estimate at the time he promised, a day later. At first, he spotted a few problems with sprinklers, which he suggested that I need to fix. Initially, I thought that he would try to add all kinds of extra goodies to the work to make it more expensive. However, after thoroughly reviewing the backyard and the side of the house, he suggested his solution - no French drain, just un-perforated pipe collecting water from gratings at the edge of the lawns and downspouts the from roof and moving it to the street. The whole thing was for about $2300, including fixing the sprinklers. I agreed, and he completed the job in two days. The new grass looks beautiful, and the drain seems to be working, which I only was able to test with sprinklers water, because there were no strong rains since then. The trenches were filled and the area looks undisturbed, as it supposed to be. I have to say that I was there when they were finishing the work, and had to insist to put grating on the lower part of the pipe slightly higher on the bricks to eliminate puddle. They had to redo it several times until I was satisfied. Without me they wouldn't do it, but with me staying there they just did what I asked, without arguing, spending an extra 30 minutes to to do it as I wanted.

Kirk and his team performed an interior remodel and a new garage build for my house from January 2011 to July 2011. I am satisfied with Kirk’s work. He is very experienced in new constructions and remodels. He did a very good job for a very good price. Kirk also gave me lots of free extras at his expense. In March 2010 I purchased a 2-bedroom, 1-bathroom house in Union City, California. The house was in good structural condition, but as a foreclosured unit, it needed some rehabilitation. The original detached garage was in poor condition; it was badly damaged by termites and water. My intent was to have the detached garage demolished and completely rebuilt from the ground up. I planned on doing interior renovation at a later time. I found Kirk from craigslist and he had a link to his Thumbtack page. I called him and he came by to give me an estimate. He said he could give me a really good deal on a new garage and do an interior remodel for a little more than what I would have paid for the garage alone. Kirk was really enthusiastic about doing my job, much more so than the other contractors I had come to give me a bid. Kirk also had very good ideas about modernizing the interior. He suggested a bar counter between my kitchen and dining area. He would also turn my empty utility rooms into a master bedroom and master bathroom. And he wanted to create a laundry machine closet. Kirk had an architect draw the construction plans; his architect did a really nice job. He submitted it to the city as part of the permit application process. I wanted the work done with all permits so everything would be by the book. It would also help should I decide to sell the house at a later date. Kirk started out on the interior work first. He demolished the old kitchen and utility room. He built a new kitchen, a master bedroom, a master bathroom, a laundry machine closet, and a small coat closet by the front door. Kirk said he could also do a couple more things to the interior. He would do the labor for cheap if I paid for the materials. So I agreed and Kirk also replaced my front door, front window, and sliding glass door. He also remodeled my fireplace and fixed a bunch of broken things in my original bathroom. Kirk also completely rewired the house. The original wiring was a dangerous mess, a potential fire hazard. The interior work was completed towards the end of April 2011 and all the work was approved by the city inspector. It looked really nice. I received many compliments from friends and family. I am fairly picky with details and I did notice a couple flaws with fit and finish. I pointed out them out to Kirk. He and his workers did fix them. The garage work started immediately afterwards. The old garage was not worth saving so it was demolished and hauled away. The original foundation was unusable. So Kirk jackhammered it out. Kirk poured a new heavy-duty foundation onto an extensive frame of rebar. He tied it into the house foundation. Then he framed the new oversized 510 square foot garage. Kirk added a storage attic with a pull-down ladder. Kirk also poured a new driveway that looked excellent. Kirk added a 50 amp subpanel to the garage. He also gave me a bunch of free extras like wall insulation. Kirk also used roof panels coated with an aluminum heat reflective substance. The garage was completed by the end of July 2011. It looked really nice. Like the interior, I also received compliments from friends and family. The above garage attic storage with the pull-down ladder was really useful. The garage also passed city inspection. There were also a few issues with fit and finish in the garage. Kirk fixed the problems that I pointed out. While the garage was being built, Kirk also repaired my patio awning and side perimeter fence. He did an excellent job on them. One lady even drove by, stopped, and complimented on how nice the outside looks. I am overall satisfied with Kirk’s work. He really transformed my house. Since everything was done with permits, I now have a 3-bedroom, 2-bathroom house on county and city records. If you want to see his work on my house, ask Kirk to give you my phone number.

I had another handyman at our 4plex in Sunnyvale but wanted a little more quality from his work. So I tried out Jesus. He charges a little more, but is extremely skilled whether it is installing a custom door, getting a door lock to sit just right, making plumbing changes or recommending water heater changes. He definitely knows the small details in home construction and maintenance. Stephen
