Steve proved himself to be an excellent choice for me to have some home improvement work taken care. Within 10 minutes of placing my request on Thumb Tac, I had received a response from Steve with an estimate of how much it would cost to do the work site unseen. Within an hour he was onsite looking over the project; we were able to quickly negotiate a fair price to have the work done with Steve including the demolition and haul-away of a weathered wooden shed and the spa pump, heater, and other items stored within it. My primary request was to have a somewhat large, very weathered wood deck demoed and hauled away to a landfill/dump. Steve turned out to be an easy-going, personable, and exceptionally hard worker very knowledgeable in many areas of home improvement, construction and demolition. He carefully and expertly executed the demolition and haul away of the entire wood deck. – A lot of work. Steve worked his a$$ off to demo the deck and haul it away in an efficient, timely, and proper manner. As a result, I asked Steve to also provide a power wash to my house paying special attention to my very weathered front walkway pavers. Throughout the project Steve followed through on every promise and worked especially hard to bring out the best with the power washing of the pavers providing an exceptionally noticeable improvement after removing a lot of baked in dirt, grime, and fungus. There were a couple of times when Steve could not make it back to continue the work at the agreed upon time due to unexpected ‘life’ events, which I understand happens to all of us. However, even given a couple of unexpected hold-ups, he made it to the site every day, kept me in the loop with what was going on, and gave me a discount to compensate for the inconvenience and hold-up in getting to the site due to these interruptions. He went so far as to show up on a Sunday to coat and seal the newly power washed front walkway pavers. All-in-all, it was a great experience working with Steve. He was reliable, a hard worker, very proficient and knowledgeable, and very competitively priced. I look forward to having him back for other home improvements in the near future. Thanks for a great job, Steve! -Bob

Frank came and diagnosed the problem with the water heater. Alas, I needed a new hot water heater, he recommended the brand I should get, purchased it, and then returned to my house to install it. He had to remove the old one prior to installing the new one. His father worked with him to remove the old water heater, and the new one was installed. He worked diligently on the installation. So far, everything is working well!!

Tyler installed a new water heater for me the day after I called, arrived on time and got the job done. He quoted the price ahead of time and stuck to it, even though there were a couple of unforeseen challenges. Unlike so many other plumbers, he didn't add other items onto his bill. Straight forward, honest, and refreshing to work with. I would highly recommend him and will definitely be calling him for future plumbing services.

Mr. Daly was amazing! My old water heater broke... instead of doing a bandaid fixing - he was very honest and showed me how a temporary fix wouldn't last and its leaking and rusted over. He was able to find me a good deal on a new water heater, picked it up himself, and installed it - for 1/4th of the average price everyone else quoted! :) He was very professional, prompt, kind, cleaned up well after the job and I couldn't be happier!!! I highly recommend Mr. Daly!!! I will definitely use him for all my future work/needs in my home! Thank you Sir!

When I had an unfortunate problem with my water heater, Jerry helped me tremendously. Upon calling him at 6:40 in the morning, I figured to leave a message for someone to call me as most businesses do on off hours. To my surprise he actually answered. After explaining my problem to him, he decided to stop by first thing in the morning. I saw him within an hour later as he had promised, before 8. After taking a look, he took the time to explain the problems that could not be mended, so we decided a new one was best. He was very reasonable and professional on his installation price. He also took the time to look at all the additional parts to the water heater, as there were a couple of missteps on the previous unit installed that could have been potential hazards for my family. My wife and I were very appreciative of that. I would absolutely use Jerry's Pro Handyman Service again.

Isidrio is the BEST plumber (and tech) I've worked with. He was very professional, prompt, clean, and offered a very fair price. I've used him to install my water heater, fix a bathroom faucet leak, and he just remodeled by bathroom. It's hard to find people who are not just good at their job but who are also honest. I would recommend Isidrio for any job.

I can’t speak more highly of George. We had an emergency leak and George came immediately on a Sunday at 7am to assess the problem. But before he arrived he stopped by Home Depot and bought some parts that he thought may fix the problem based on our conversation over the phone. Unfortunately, the parts did not solve the issue so he went back to the Home Depot near my house to purchase something more precise now that he has actually seen what the issue was. That didn’t work either so we had to shut off the hot water from the entire house until he could get to a specialty plumbing store the next day which was a Monday. He would’ve gone immediately had the store been open on a Sunday. A couple of hours passed and I noticed water coming out of the tub and called George to notify him. George then comes back to my house immediately to fix the problem. It turns out my plumbing is a bit old and faulty so we had to shut off the main water supply to the entire house as opposed to just the hot water. Monday comes and the no specialty plumbing store had my part as it had to be special ordered from the manufacturer which takes 5 business days for it to arrive. Because of George’s persistence he was able to hunt the part down at a not so nearby plumbing store and come back to the house and saved us. Before knowing all these headaches and running back and forth would transpire George sent me a quote and stuck to it without me asking which is refreshing in comparison to what I have dealt with in the past. Thank you George for your integrity and hard work. I apologize for taking you away from your wife and kid on a Sunday but I am very grateful that you came to our rescue. You will be my go to guy from now on for all my plumbing needs.

Albert is awesome. He is a perfectionist with unmatched work ethic. He provides the best service, prices, and flexibility that I have EVER experienced with a plumber. His prices are very competitive and don’t be surprised if he comes over to quote and is ready to tackle the job right on the spot. Originally we just hired him to in stall a water heater but since he has installed 3 toilets, 1 tub, replaced all fixtures in showers and all valves. So it is no surprise that I would say yes I would hire Albert again and refer him to anyone that needs a plumber.

American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

Great work, they repiped the entire house with copper and replaced the drain, installed a new water heater on a 70 year-old home with 110 degree outside. Miguel Telly, the plumber, and his crew did an excellent job. Bobby, the supervisor, was responsive and accommodating. And the price was great.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

How much does it cost to install a tankless hot water heater?

Tankless water heaters usually cost more to install than traditional tanks, because many homes need to be retrofitted to accommodate the new system. Tankless electric water heaters retail on average between $150 and $1,200, and tankless natural gas water heaters retail between $200 and $1,300 on average. The lower prices ($150-$250) are generally for point-of-use tankless heaters that can be installed to boost hot water in high-demand areas such as the bathroom or kitchen sink. Tankless water heaters designed to heat whole homes usually start under $300 at the low end and go up to $1,400 or more. Pricing for whole-home varies with the heater’s technology and features. Nationally, standard water heater installation costs average $360-$780, but tankless water heater installation costs may range from $400 to $1,000, depending on the work needed. Some perks of tankless water heaters are that they have nearly double the life expectancy of traditional water heaters and are generally more cost-efficient. Homeowners may be able to save $100 or more per year on their utility bills with an Energy Star approved tankless heater, depending on how much hot water they use.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
