Our job was to demolish and replace the existing wood patio / balcony that hangs over our garage port. Thomas Lee Cloud hauled away the old one and arranged for the purchase of the wood, the painting, and the assembly of the new deck. The best part was that he knew the city codes very well so that it would pass the city inspection. Many electrical complications arose but TLC was able to solve them.

Mark's office is located on Main Street in Yorba Linda, very close to our residence. We had interviewed a number of contractors to redo our kitchen, living room and down stairs powder room. We thought we'd give him a try. He came out with his decorator, Terry Alvarado, and we were very impressed. They got the concept immediately. Exactly what we were looking for...and then some. Mark took us to a number of his completed projects and we were pleased with what we saw and heard. Mark makes it a point to make "Friends" out of his clients. Within a very short period of time we had accepted Mark's proposal. It was very professional. One thing that really impressed me was that he set up a very conservative payment schedule. This put my mind at ease that he wasn't a "Get the money and run" contractor. As in most remodel projects we were soon adding to the scope of the work. Again, very professional revisions were made to the original contract. When structural work was required for a feature we wanted in our kitchen, Mark was insistent on bringing in an engineer to ensure everything would be first class and to code. In fact, if there's an earth quake in Yorba Linda I want to be in our kitchen at the time! It did lengthen the time to complete the job but we have a very high quality outcome. Mark's contractors- Dennis, Dan, Jai and Mike were a pleasure to work with and very trustworthy. The security of our home (We both work) was always important to them. The frosting on the cake is the quality of custom cabinets Mark's own shop turns out. The tolerances are precise and the white lacquer finish is tremendous. Mark worked until we had just the perfect door fronts on our cabinets. The design work was also terriffic. We continue to work with Terry even now. Granite fabrication (Also done in mark's shop) is great. One of the extras we had Mark do is a custom fireplace mantel. Again, his cabinet team really came through. Also, all moldings were replaced in the first level and the miters are precise. Thanks to Mark, Terry and the entire Turnkey Remodel team for a great job.

My wife and I had a great experience working with Vicente. We had an enclosed patio that was not permitted and we needed some help to figure out what we needed to do. He is very knowledgeable with our city's code (Pasadena) and is very patient with us explaining what needed to be done. He would provide us options to address the issue, giving us the pros and cons to each for us to decide. His pricing is very reasonable and his quality of work is excellent. Our experience with Vicente with the drafting of the plans and permits was so pleasant that we decided to go with him on building the new enclosed patio (this was the cheapest and best option given our situation). Our experience working with Vicente on the plans and permits showed that Vicente is very trustworthy and made us feel comfortable with the project. Again, his pricing was very reasonable and the quality of work is great. I would highly recommend Vicente for any design or drafting needs you may have.

Our home was the original site for the mill creek water station in the early 1900’s. Once the site was moved, the structure went through several owners and renovations over the decades. When we purchased the property it had no less than five additions. Because of a sloping lot, each addition was built at a different elevation and was joined to main structure by a varying number of steps and step heights. Two of the additions were connected to the structure by narrow stairwells. Resembling antennae on a bug from above. None of the additions were level, square, square to each other and ceiling heights were different. It was built with hand-hewn lumber, knob and tube cloth wiring, cast iron and galvanized piping, and poured glass windows. The doors were a series of 1x4 boards lashed together with thumb latch handles (we are still using three of those doors). Scope of the project: 1. Add a second story in-law quarters including a kitchenette. 2. Incorporating the additions into one cohesive and functional structure. 3. Increase size of Master bedroom. 4. Add a master bathroom. 5. Merge new construction, electrical and plumbing with existing. 6. Increase the amount of natural light in the center of the structure. 7. Meet the energy calculations while adding windows and without replacing the poured glass windows. Our project required Ted’s unique and creative ideas to overcome our many complex obstacles. We are happy with our home and enjoyed working with Ted.

I had a great experience using CAD Drawings by Sam! I needed a unique barn door for my living room and Sam created a drawing from scratch for me to model the door after. The size of the door was much larger than any normal door so I needed a custom drawing that would lay it out perfectly for construction. The purpose of my project was more personal than what most folks probably need an expert drawing for, so it meant a lot that Sam was so passionate about getting it perfect and took my project seriously. He was really easy to work with and very reliable. He was also kind enough to give input on how to hang the door to make sure it was structurally safe. How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
