Sam and his team couldn't have been nicer people to work with. He showed up on time each day, cleaned up his work area, did an excellent job building my new fence and completed on time. I plan on using Sam again for other fencing needs.

Todd is terrific. He’s honest, reliable and does what he says he’ll do. He does thorough, high quality work at a fair price. He’s done a number projects at my home (new kitchen, indoor lighting, electrical work, wall and ceiling re-texturing, etc.) and we plan to do more this year. Todd (and crew) are very respectful of people living in the home he’s working on, and they never leave a mess behind. I needed entry ramps (for a complicated entry) in a hurry when a family member became temporarily wheelchair-bound due to a fall. Todd had the ramps measured, designed, BUILT AND DELIVERED in less than 48 hours!! Todd cares about his people. I could write more, but will close by saying is a real pleasure working with Todd Ellis.

We hired Max to replace a kitchen sink and faucet and then a retaining wall in our backyard. He was extremely accommodating with this time and prompt with his quotes. His prices are fair. He works efficiently and neatly and is both personable and professional. He will be our "go-to" guy for future projects.

Hired Mak to change my den into a bedroom. This meant creating a wall and adding a closet. He also added trim to match what was currently there and when he was finished, you would never know what was original and what was the new wall. He also painted. His work was outstanding, especially for the price. I plan on using him again for my next job.

Over several days, Scott and his crew replaced and painted a patio room wall that had dry rot that we thought was termite damage (no termites). They also built and painted a cover over our front walkway and matched the roof shingles on our older roof. They did a very professional job, were courteous and friendly, and cleaned up the job site after work each day. I would definitely use them for future jobs.

Working with Dennis and the entire Spectrum One team was an absolute pleasure. We had heard horror stories about kitchen remodels gone wrong, and were nervous about taking on this remodel. Dennis helped us through each step in the process. Every day, the team showed up on time and made progress. The whole project (knocking down a wall to open the kitchen to the dining room, installing new floors, counters, backslash, appliances, creating a new pantry, and re-doing a bathroom) took just over four weeks. Their price was in line with other contractors we talked to, but the quality, transparency, and efficiency were top notch. I would highly recommend Spectrum One, and wouldn't hesitate to work with them again in the future.

Colony Construction recently completed a bedroom remodel in my house. The previous owners of our home knocked down a wall between two bedrooms and Nick and his team made the large unusual room back into the two bedrooms it was and were even able to use the same carpet and it looks great!. They did a fantastic job and were very sensitive to the fact that my daughters have special needs and cleaned up their work space every night to keep my kids safe. They completed the job in a timely manner and were right on with the estimate once the work was completed. If I have any future remodeling needs, I will hire them again. Highly recommend.

I had an outlet in the house that would randomly lose power. It was determined that my electrical panel was the cause and needed to be replaced. Aaron clearly explained what needed to happen, why, and next steps. Throughout the process, he continually communicated with me and coordinated the work with SMUD. Because of the age of the panel, the electrical system needed to be brought up to code. Aaron had no problem handling the updates and my requests to make adjustments to improve the cosmetic appearance of those required code updates. Yes, a new panel is an expense that one doesn't look forward to!! Let's face it.. it just sits on your wall, we walk past it without bragging, like we would with a new barbeque... "oh, wow! look at that beautiful electrical panel," and we don't think about it until something happens and then we realize how important it is on a daily basis. But the reality is that how often do you really replace your panel?? 25-50+ years. My thought is that it needs to be done right so it will work correctly and endure for a very long time and that might cost a little bit more but I would rather have a professional than a fly by night electrician. Aaron was there when he said he would be, finished the job in one day, made a clean install, cleaned up the work area, and provided a power unit so the house would have some temporary power for the house computer while the work was being done. I have since called Aaron back to look into fixing some faulty wiring from a patio cover installer. Aaron is now my go-to electrician!

This project was to remove the cooktop and wall oven from our 30 year old house and install a range, refrigerator and range hood. This entailed reversing the fridge and range positions, building new custom cabinets, moving power, water connections, adding power for the range hood. It was difficult to find companies who would even propose for the job. Scott saw the full job more clearly than the other estimators and, amazingly, possessed all the skills to do the various tasks. His proposal was clear and explicit. He was competent, quick and thorough. He communicated well and was considerate of our time. The remodeled kitchen now gives us more food prep area and looks great. We have added drawers where we had false drawer fronts before. We found Scott through this site we'd never heard of before and are glad we did.

I absolutely love my new country kitchen! Before the remodel I was frustrated by a lack of counter space, a lack of storage and a sense of being hemmed in. I was concerned that a "new" kitchen would no longer have the "country" look that I love. Pete understood our needs and met them with attention to detail and quality craftsmanship. He made knowledgable suggestions along the way, but actively encouraged us to make all our own choices. The entire kitchen was gutted! He removed a wall, built an arch, relocated a water heater, and eliminated the soffits. As a result I now have more counter space, lots more storage and a wonderful sense of spaciousness. Best of all it still has the country look that I love! We trusted Hind Construction Services and Pete gave our project his "all!"

I hired Mr. Quinley to build a vertical stamped concrete wall with a redwood fence on top of it. My property backs up to a commercial property lot. Mr Quinley did an awesome job. In fact I've had an incredible number of compliments about it. He did such a great job, I hired him to put in two sliding glass doors & a set of French doors.

Ben is an exceptionally polite and fastidious worker. He's there when he says he will be there and ready to work. His work is very thorough and neat. I had him build a fence gate, fix my irrigation, some moulding work and mount something on my wall. His fees are very reasonable especially since he is so fast. He will work by the job but usually paying by the hour works out less expensively. I would definitely recommend him and I would hire him again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
