Five out of Five star company - Simply Drywall, does outstanding work. Simply Drywall was on time, clean, respectful, construction team have a strong bond together. During our initial visit he explained their plan, offered recommendations and was very friendly. We received their quote that night and we scheduled to have our new door in place three business days later. During the construction the team work well, again on time, clean, very clean and their work was outstanding. The door in our hallway to our bonus room looks like it belongs to the design of the house. We highly recommended Simply Drywall to service your house too.

We hired Scott to replace sun-damaged dry-rotted fascia boards on the front of our two-story house in Folsom before repainting it. His guys did a great job peeling back the concrete roof tile, removing the damaged boards and replacing with new boards. Perfect execution. Not a single tile was broken. He also recommended using engineered wood which was a great suggestion to avoid cupping. I'm an architect and I work for a major general contractor, but I just didn't want to do the work myself. I had high expectations and Scott's company met and exceeded them. I would not hesitate to recommend Scott and S & W Construction for your carpentry needs.

Jeff Scott and his crew of well mannered and respectful workers transformed my front and side yards into what can only be described as "the envy of the neighborhood". Our California Drought Landscape transformation job started on time and ended on time - as promised. The project took the better part of 5 days from beginning to end. Each day beginning with Jeff arriving on site well before 7:30 AM with his workers arriving shortly after. Although I had a general idea of what kind of work I wanted performed I relied on many of Jeff's suggestions and recommendations for a major portion of the project. Thankfully he could see the end results in his mind before the work even started and I found his recommendations and tweaks to my design thoughts to be carefully thought out and presented in a very professional business manner. I plan on having some construction work performed in the near future. My first call will be to JS Construction and Landscape.

Gennadiy got back to me within, maybe, 5 minutes of my initial search and I was able to get a quote for a floor installation easily...sent him the square footage and photos of the 2 rooms where the new laminate flooring was to go, took a look a another quote from someone else as well as Gennadiy's reviews, and decided KGA was getting the job. I hit a sweet spot in his schedule and he was able to install the flooring the next day which worked great for me. He is a nice young man and was a true professional...showed up on time, completed the job perfectly, cleaned up afterward, and the price was both competitive and fair. I couldn't be more pleased with the job, and not only would I recommend him to anyone, I have already decided to have him install flooring in another room, and will likely have him take care of some odds and ends around here that I just never have the time to get to. In short, as long as Gennadiy is around these parts, he'll be the first person I call for any construction needs.

Colony Construction recently completed a bedroom remodel in my house. The previous owners of our home knocked down a wall between two bedrooms and Nick and his team made the large unusual room back into the two bedrooms it was and were even able to use the same carpet and it looks great!. They did a fantastic job and were very sensitive to the fact that my daughters have special needs and cleaned up their work space every night to keep my kids safe. They completed the job in a timely manner and were right on with the estimate once the work was completed. If I have any future remodeling needs, I will hire them again. Highly recommend.

We hired Brent and Pro-Built Construction to address water intrusion in our home. There was no clear indication of path of travel. Brent and his crew did an outstanding job of troubleshooting and sticking with the process until all sources of water (3 in total) were identified and then corrected all in a timely manner and for a reasonable price. Brent communicates well with clients and will take the time to explain what is going on in your building. The workmanship of his crew is great. My wife and I were both very happy with the end result and would use Pro-Built again should the need arise. We strongly recommend this company!

1. Submitted job on Thumbtack on Sunday, 10/28/2018. Vince responded the same day and came to our home to view the fence. He measured the distance fence that needed to be replaced (42 feet) and told me he would provide me with an estimate on Monday, 10/29/2018. 2. On Monday, as promised, Vince submitted his estimate, which was detailed and clear. His price to replace the fence was fair and within our budget, based on what we have paid in the recent past for a similar fence repair in our backyard. The credit card vendor with whom Vince is affiliated made it easy to pay the 10% deposit. 3. On Tuesday, 10/30/2018, Vince contacted us and told us that he and his crew of two guys would be at our home on Thursday morning, 11/1/2018. 4. Right on time Thursday morning, the crew arrived. They tore down the old fence (causing minimal disruption either to our property or the adjoining property. Tear down and sinking of new posts was completed by end of business Thursday. Vince and his crew got to work, were very courteous and professional, and seemed to enjoy the work. 5. Friday morning, 11/2/2018, the same crew returned and installed the boards. They were finished by the mid-afternoon. Everything was clean when they left. The guys left us the extra lumber, Vince came by later to collect payment (again, we could use our credit card and the transaction was seamless and very positive, professional. 6. We are very satisfied customers of Saunders Construction and will retain Vince's and his team's services to stain and protect all of our wood fences in preparation for the winter season. 7. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. When should you hire a contractor?
